RJM Construction was hired to build ******************** home, and both parties entered into a contract on September 14, 2021. **** was discovered on the property and based on the timelines it appears they use this to justify the significant delays in the timelines. The timelines were so extreme the bank withdrew their contract due to no work being performed on the property.February 10, 2022, permits were submitted which was well over the 30 days required under the ******* statute. Due to multiple attempts from **************** terminated the contract on December 30, 2022 in writing with RJM Construction. As of December 30, 2022, the foundation was never poured. They have a slew of negligence they have displayed, which is very common with them based on history. March 3, 2023 - RJM Construction placed a lien on my property for a total value of $141,193.16, which includes $16,492.59 for standard windows and claiming of $54,404.28 of unpaid charges. They made decisions on my behalf that were never agreed upon or discussed with me and are now asking me to pay. Nothing commenced on my property till a whole year later. I am stuck with the bank threatening me to pay my note in full due to their negligence and now they are stating I owe them funds for materials I never received or services rendered.

The complaint sent into the BBB is inaccurate is various ways. I have written a brief timeline/fact log below as to what happened and where we are now.
      1. RJM was contracted to build *******'s Platel's home on September 14, 2021.
      2. During this time all clients were made aware of industry delays (both verbally and in writing) due to the world pandemic we were facing.  (Signed paperwork provided)
      3. Client purchased a lot to build their new home on, RJM was not involved in anyway of the purchase of this lot.  The client was suggested by our sales team to order soil testing and ensure the lot was buildable.  Client provided soils tests- that later on were determined to have been completed on the wrong lot.
      4. RJM's contact states, in several locations, lot preparation costs are a "pass through" to clients, RJM does not make a profit, charge over head or charge to manage this process. (signed paperwork included)
      5. Clients' lot was extremely wet and provided many challenges to RJM to commence and complete work to prepare the land for the clients' new home. RJM informed the clients' on several occasions about delays and why we either could not start or started ad have to stop work. Client was also told about price increases as they arose during the lot preparation process.

The below timeframe was communicated with the client as each event arose.
      Contract Signed - 9/14/21
      Plans Signed 10/14/21
      Permits Submitted 2/10/22
      Health Permit Issued 5/6/22
      Permit Issued 5/16/22
      1st Lot Prep Quote 6/22/22
Started Lot Prep in August 22 found soil issues
Request New Soils and receive them on 9/12/22, request new lot prep quote, and resubmit for a revised health permit based on solis
2nd Lot Prep Quote received 9/16/22
Could not start lot prep because the lot was under water from October -November
      Start lot prep again 11/30/22
More organics/muck discovered depths over 8' double what quote/soils were
Set onsite meeting with client 12/13/22 to discuss and show issues
Received 3rd lot prep quote 12/21/22
Received word customer is canceling 12/21/22

RJM does not owe the client any money- the opposite is actually the case and there is a pending lawsuit against the client to collect these funds.

More atatchements and information can be provided at request.

Contracted with RJM to build a custom home as they advertise. The process they described was nothing like it was. They started by overcharging me over $20,000. which they begrudgingly credited back after examining the paperwork. Never apologized. They would make decisions without consultation or consent. We were unable to speak with our project manager and we were forbidden to speak with the contractors on site. They mis-tiled 2 bathrooms after specific instructions and did nothing. Were given some choices with in their preferred products whether we wanted them or not. The plumbing was a mess. Needed to reconfigure water lines, laid incorrect plumbing for urinals and hanging toilets. They didnt care. They addressed only the issues they chose and ignored the rest. They overlooked so many details then blamed it on us. It took them one year to even get started, and one year later they still refuse to give a move in date. We had to renew all permits, insurance, and had to pay inflated prices because they took so long to start. Contractors wouldnt honor the contracts. We had to use their preferred pool company and then their preferred screening company regardless of their workmanship. We had to do all of our research to find products that they might consider using. They refused to do routine installations like bathroom mirrors or shaving mirror. It was if we had to beg them to build what I had hoped to be my dream home. There was minimal communication or pre planning of important details, and they expected us to have a knowledge base better than their own. They had a good sales person who portrayed a very deceiving picture only to disappear and refuse any type of communication. This could have been a beautiful home but they destroyed the home I was building with cheap materials, deceptive billing, and an uncooperative attitude which is making this process painful.

      **************,

Unfortunately, many of the items listed in your complaint and photos do not show the entire picture.  First, the home is not completed and secondly your home will be completed, with the quality RJM always stands behind, per your contract and signed documents.  The majority of the items mentioned do not a line with the signed contract- you have stated on many occasions, you "assumed" we knew exactly what you wanted. And I have responded each time with, we only follow a signed contract. This is the only proper way to do business. Please allow us to complete your home, per your contract. Thank you.
