BUYER BEWARE!! This company listed a home for sale in an *** community within the community of ************ *******. The property was listed on the *** as not having any lease restrictions. The contract signed by myself, and the seller was checked as no lease restrictions I was purchasing the property as a rental I requested *** docs which did not indicate any lease restrictions within this community. I did the inspection , ordered the appraisal, and survey as well as put $3000 down as a deposit. I could have closed on the property on February 12 because I had financing and insurance. The seller needed more time to get her personal items out of the property I wanted to close on February 28 and I agreed . On February 26 I went there to do a final walk-through since it was being sold turnkey. I expected it to look pretty much the same many things were moved around or taken out of there and on the table was an email dated January 27, 2024, that the owner received stating that there were new Leasing restrictions put in place on February 2 voted in by the *** residents living there. This had been in the Works for four months and neither the real estate listing agent nor the homeowner claims they knew anything about it. I decided to pull out of the contract because it didnt meet. My needs financially. I expected this company to do the right thing and return my deposit for misleading me and putting out false information to the public. In the end I had to sign a document releasing the deposit, but I did not release this company from liability. I crossed their name off the form initialed it and signed it so that the seller could be made whole. This is the second time someone had pulled out of a contract over this property. These people were no help they refuse to take any responsibility for this. They had another property in the same neighborhood with the same description of no lease restrictions until I called them out on it. They are extremely unethical.
