      Well let's start with uhaul storage unit when I first rented it back in*****. Then let's move to the fact that it became a simple safe storage unit when Cameron took it over. And it took an increase to $85 a month, from its original $65, this was just shortly after he took over the units then it went up to $90 and then $100 and now it's $110 without their insurance but with its $119 and he requires either proof of outside insurance or forces his on your bill. As well as since he took over I was told that if it got 2 months behind then it would be up for auction now I'm being told that it's 30 days As for the reason behind all these increases he claims the unit is 'going' climate controlled but the only thing they've done recently is level the ground next the building to put in new units. Bot renovated for climate control. Nor have I received anything about the increases ahead of time other than by phone when I have made payments. For example when it went up to $100 I was told when I was paying the past due balance that it was going up to that $100 and that it would be taking effect as of 10 days later the only notice I got ahead of time was the $9 increase for the insurance or requirement to provide proof of insurance and thankfully I received that 45 days before it went into effect

      Business Response /* (1000, 5, 2022/08/16) */ SimpleSafe Self Storage purchased the self storage facility ************************************************** on 12-1-2021 from former owner ***************** Upon closing, SimpleSafe assumed any and all self storage lease agreements from **** Ms. ****** ***** was a tenant to **** which, in turn, makes her a tenant to SimpleSafe on *********. First, Self storage is a month to month agreement in which, storage space is used/rented in exchange for monthly rent for said space. It is required for ALL tenants to maintain a valid email address, physical address and working phone number, failure to do so is not the Landlord's responsibility. SimpleSafe mailed to ALL tenants a New Ownership Notice and a Rate Change Notice to all tenants allowing 45 days for arrangements to be made, the Lease Agreement in accordance with Georgia Law is 30 days notice. This rate change began ********. The previous amount ****charged for this unit was $80, the new rate is $110. If Ms. ***** did not like the new rate for this unit she could have simply moved out of the unit. Instead, she chose to stay and occupy the space at the new rate according to the notice. Ms. ***** uses the words "I was told" when she needs to read the notices and lease agreement. Second, Ms. ***** does not pay on time which incurs a late fee after the due date range allowed. This creates additional charges when tenants fail to pay on time. When a tenant is 30 days past due tenants are subject to the Georgia Lien Law or "Auction Process" according to the Lease Agreement and in accordance with Georgia Law. When a tenant is 30 days past due we enroll ALL tenants in the Auction Process in order to collect the amount due. All payments made in full are removed from this list, returned back to good standing and the overlock is removed for access. Ms. ***** uses the words "I was told" when she needs to read the lease agreement. Lastly, we offer Self Storage Personal Property Insurance to ALL tenants through a 3rd party vendor ***** Insurance. If a tenant has their items/goods insured, we ask for a copy of the insurance policy verifying the coverage. If a tenant would like to purchase the insurance then it is added to their monthly statement and offered in a range of coverage limits. We gave notice to all tenants of this change to be effective ********. Once in effect the month to month lease agreements were updated with the new insurance policy requirements. Ms. ***** uses the words "I was told" when she should have read the notices. Ms. *****'s account has a past due balance of July Rent, Insurance, Late Fee and now August Rent, Insurance, Late Fee and the Certified Letter Fee because it is now in the Auction Process for non payment holding a 30+ day balance. We will not remove the overlock nor credit this account whatsoever. It will require full payment of the balance due or the items will be sold pursuant to the lien, all of which are found in the lease agreement. Thank you! SimpleSafe Self Storage
