I purchased this home from KM Homes in June 2013, It is not yet 10 years old, and almost most of the windows(wooden windows, quality was so bad to start with) are rotten and need replacement irrespective of proper maintenance. This is going to cost me 10 ************** are supposed to last 20 to 30 years. I am disappointed with the quality from KM homes on a high end expensive home

Unfortunately, there is no way we (KM Homes) can be responsible for the maintenance of a home, especially if it is over 10 years old. This home closed on 7/22/13. We provided a 1-year warranty on the cosmetic items of the home and a 10-year structural warranty. The windows are not structural as defined by the *** **** warranty or the **** standards.

The windows are a wood product. They require to be painted to ensure that they are sealed from the elements. Depending on their exposure to sun, and rain, this maintenance will vary from home to home.

KM Homes does not warrant the non structural items beyond the first year.

I have had issues with the quality of this house which we purchased on June 2013 back then and still continue with the poor quality of work on the building.

We have several issues during the warranty period itself with two leaks and one more after the wanted period expired.

We always issues with wood windows in the house  then and still continue.  They were promised to last 20 years but not even 9 years. See the pictures of some of them and almost most of the windows in the house are in bad shape, almost 12 to ******************************************************

I hope this issue reaches the top tier and some action will be taken.

I am rejecting this response because: I have been maintaining this with painting, sealing and caulking every two years. It is the fact these windows were poorly made with some cheap wood materials and the builder is responsible for that for putting cheap materials on an expensive home

KM Homes does not manufacture windows but purchasing wood windows when the *** requires them in the neighborhood. These are the same windows that are installed on thousands of homes throughout the ******* market annually. A wood window, although more architecturally appealing, requires more maintenance than a less expensive vinyl window.

This issue is 9 1/2 years out of warranty.

I am rejecting this response because: did you see the attachments I had sent. This is the same case most of the house built by KM homes in our subdivision. do you want a list of neighbors with the same issue. The vendor selected for the wood windows which is magbhee was not a good one. We had issues even while the house being bulit.

    Sincerely,
