If we could give zero stars, we would. The buying agent for a home we were selling recommended BPG Property Inspections to the client who bought one of our homes. Inspection date was on February 12, 2025. The inspector, ******* ***** neglected to close our back door, which leads to the deck and located in the kitchen. Well, this was during a rainstorm with a stretch of days consisting of substantial continuous downpour, and we happened to be out of town. Upon returning home over 24 hours later, my husband goes in first as he always does and returned to advise that the back deck door was left wide open. So, for over 24 hours during rain storms the door was left open by the *** home inspector, ******* *****. Thank goodness nothing was damaged due to his negligence. I will also say that my husband is extremely handy although not a home inspector, and had already "estimated," that there might be two minor issues that the inspector might advise need to be addressed. Needless to say, this inspector, *. ***** didn't mention either, which was wonderful for us, the sellers of the home. However, the inspector did incorrectly advise of needing to repair our fireplace, and clean it, which is why we know that this inspector is completely incompetent. He stated that the pilot switch wasn't working. He was incorrect and perhaps needs some additional training on how to turn on a fireplace and the pilot switch when completing inspections. We hired a certified professional to come and take a look. Upon arrival, the fireplace technician advised that we had one of the cleanest fireplaces he'd ever seen and proceeded to turn the working pilot switch on, and flip the on/off switch to "on" located on the wall next to the fireplace. We called BPG on 2/15/2025 to complain about this inspector and wanted the inspector to be aware of what he'd done. It took *** until 3/3/2025 to call us back. Wow!!! Respectfully, the individual completing this "customer reveiew" hasn't ever been a customer of ***. This was the seller of a home where we did the inspection for the buyer and it's not uncommon to have a seller upset whent the home inspector finds defects in their home that they are selling.With that said, IF the inspector left a door open at the home we do sincerely apologize. We always strive to leave the home in the exact condition that we find it and our inspectors are very conscienctious about shutting and locking any doors and windows that they operate. *** has been a long-term employee of *** and for him to leave a door open like this would be exceptionally out of character... but again, if that's what happened we do apologize.Respectfully, we have some suspicions about this as the inspection was on the 12th, yet we didn't hear about the concerns until Saturday the 15th. Our office called back on the 18th (after the holiday on the 17th) and we left a voicemail for the seller. We hadn't heard back so we called our client, the buyer, on the 26th and he hadn't heard anything about this either. At that point we closed our file.Review fromKarol P

I was the Realtor representing the Seller. The Buyer had *** do their inspection. The only reason I am giving BPG 2 stars is because the inspector was friendly. The Buyer's ********* both attended the inspection. The inspector noted great alarm w/ outlets that were "pigtailed" copper to aluminum. 80 units in this condo complex had this upgrade in wiring 1 year ago w/ a licensed & reputable electric company. The *** hired this company so all units would be in compliance for their insurance company. Permits were pulled & the county inspected & passed all 80 units. We had documentation, even stickers on the electric panel showing date w/ passed sticker from the county. Despite this documentation, the *** inspector went beyond the scope of his expertise & said outlets were not to current standards (he failed to provide any photos of the outlets in his report). His wording was alarming & scared the buyer to the point this deal almost fell apart.If that were not enough, 5 days after the inspection, a water pipe to the exterior hose burst, causing extensive water damage. The inspector had photos in the report of his hand attempting to turn the k*** on the hose shut-off. He said he tried very hard & "couldn't get it to move." The next day, there was a hard freeze. 3 days later, when the temperature went up, the pipe burst. Also, the main water shut off didn't work properly, although the seller never had a problem w/ it prior. I called the inspector to report this & provided photos of damage. He said he would share w/ his manager & have claims ***** contact me. No one ever did. So I called the claims ***** 2 days later & they said no claim was on file. So, I asked for a claim to be started. I was told I would receive a call within ***** hours. Fast forward 8 days & still NO call. I called the main # again & was told someone would contact me that day. No call. As a realtor in the business 20+ yrs, I will NEVER use BPG again & will share this experience w/ other realtors.BPG Inspection, LLC

As indicated, the "Customer Review" is not from a customer of ***'s, nor even the agent of the customer of BPG, but rather the agent for the seller where BPG did an inspection for the buyer of the home. Now we have known Ms. ******* for years, but she hasn't worked with us since the time 4 1/2 years ago when the current sellers of this home actually bought the home and used BPG for the inspection. Sadly it is not uncommon for the seller of the home to be upset when the inspector finds defects in the home they are selling, but that doesn't mean that the inspector did anything wrong.
As she states, BPG was hired to perform a home inspection on an occupied home while the outside weather was literally below freezing. The inspection was completed as scheduled on this one townhome and the inspector did find a number of defects including street creep, termites, alluminum wiring and other items. In total there were 18 action items and 29 total "key findings". Home inspectors have nothing to do with permits, county stickers or anything along those lines.
There were no water leaks in the home on the day of our inspection and the inspector did NOT operate the main shut-off valve of the home. In fact, the report says, "Per the inspection standards, shut off valves are not turned, including the main water shut off vlave. Confirm that all shut off valves work properly and don't leak." Leaks from main valves do happen as home's go through freezing cycles, but seeing as how this was an occupied home this would remain the seller's issues to correct with their insurance.
We did hear about Ms. ********* concerns on 1/23, or 8 days after our inspection. We called her back the next day (1/24) and left her a voicemail advising her about the contents of the report and that BPG could not assist with freeze damage that occurred at the property. We did not hear back from the agent by 1/30 and we then closed our file.

BUYERS BEWARE. Like the other reviews state they do not honor their agreements or have any type of integrity. The home inspector did not fully inspect my home. He missed an entire closet that contained the well tank and the water heater. This mistake cost me thousands of dollar. Buyers do not use this company!BPG Inspection, LLC

We always hate to hear of any unhappy customer, however we have worked with Ms. **** extensively over the last several months and it is quite clear that all of her concerns are either outside the scope of an inspection or are already action items in her inspection report. Despite the lack of merit of her concerns, we also already refunded her fee in light of her dissapointment prior to her leaving this negative review.Review fromKE H

I am giving two stars only because of my inspectors friendliness. However, multiple visible items were missed or overlooked and not mentioned as potential problems or actual issues on my inspection report. My entire bathroom had to be demolished including the subfloor due to water damage and mold in the shower and under the toilet. Both of the areas of water intrusion or damage were visible to the eye if a thorough inspection was done. A portion of my basement had to be professional waterproofed and molded wood removed due to water intrusion. I believe the corner of the basement was not checked because a small item was in the way and not moved. Upon further time in the home it was discovered by a plumber that the main water shut off valve was completely broken and the second shut off was leaking. It was noted that I should have my newer furnace serviced for a small amount of moisture in the unit, but I was told its likely not a big deal. I was also told the humidifier wasnt working because it was likely backed up and should also be serviced. My HVAC installer stated the furnace wasnt even hooked up correctly and my humidifier did not have proper wiring and that is why it was not working. My inspector spent a lot of time examining the furnace, but lacked the actual knowledge to identify these issues correctly. I will be $15,000.00 into remodels since buying my home just a few months ago. I fear for the next thing I will find in my home, as I dont think my inspection was as thorough as I believed on the day of initial inspection. I was only refunded the total cost of my inspection. Upon signing the check, you relinquish BPG of any further responsibility if more issues arise. As a first time home buyer this has been detrimental, emotionally and financially. I would advise all home buyers to research the company and employees who are referred or hired to do your inspection. I could have possibly saved thousands.BPG Inspection, LLC

While we certainly hate to hear of any customers concerns, we respect the clients right to use this forum to vent their frustrations. We certainly don't want any new homeowner to have the experience of unexpected expenses. Unfortunately, the realty of this client's concerns is that many of her issues are outside the scope of a home inspection (concealed conditions, operating shut-off valves, etc.) while others were in-fact in her report with calls for further action months ago (HVAC, water intrusion, electrical, etc.). Certainly it would have been better if some of these specialists had been hired prior to closing as the report instructed and not over the course of the last several months of time in the home. Irrespective of these conversations, as she noted, she was unhappy with her home inspection and we provided her a refund of her fees regardless of what was actually in her inspection report.Review fromSus H

Buyers ordered a n inspection. More than 4 blatant lies. Leaky roof( pans and buckets full of water with tarps! No leaky roof it was all a lie.Crumbling foundation, crumbling brick, and bad electrical, all lies! Buyers backed out, which is what they wanted. Apparently comments on website agree. This person is not a BPG customer and has never ordered our ********************. Frankly thier "review" should be removed since we were hired specifically to identify any defective conditions in their home which clearly can upset sellers who don't want to address any inspection ammendments. All home inspectors in ********* are licensed by the state and must follow rigorous technical and ethical standards. The photographs in the inspection report serve to document the conditions observed on the day of the inspection and support the findings of the inspector. The inspector certainly does not benefit in any way from the contents of the report. Home inspectors want every client to enjoy thier new home and to go through the purchase process as an informed and educated buyer.Review fromErica O

This company had to have been compensated by the seller because I think ************************* would have found more wrong than this pathetic co.Roof shingles broken everywhere ,electrical wiring not up to par,Flue had hole in chimney 7 inch hole ,no flue liner in chimney,filter for furnace just stubbed in a piece of duct not connected.Registtee boots were rusted through ,garage door opener not functional,gas company would not turn on gas until repairs were made,backsplash fell off (peel and stick )Kitchen sink had leak on faucet and plumbing.Hooked washer up and all pipes in house flowed over.This company should be stripped of anything they have to do with realty,If they would like to dispute we have pictures and billsfrom there incompetent work.I had to leave a star rating but they dont deserve oneBPG Inspection, LLC

Do NOT utilize this company for any new inspections. The inspectors are NOT thorough. The inspector, ******************* missed an issue with the house and didnt include it in the report. I reached out to the manager although it was past the 90days. My hopes was the company operated with integrity . However that wasnt the case. The manager, ****** was rude, unprofessional, ***** and unwilling to do anything about the issue after finding the inspector did in fact miss the issue with my home and didnt include it in the report. I requested to speak with her boss and she screened his calls, wouldnt provide the spelling to her name and advised me to send an email to her and she would forward it. I had to retrieve her managers information and left him a message. ******************* was unwilling and unable to rectify the issue after confirming his inspector did in fact miss the issue with my home. His reason, the inspector missed it due to a **** in the way. This company is unprofessional and lacks integrity. They will not go above and beyond for their customers.BPG Inspection, LLC

While we certainly hate to hear of any client finding concerns in their home, we did have to decline to participate on this complaint. The inspection was in early September of '22 with the complaint in late June of '23. Obviously this was well beyond the 90-day guarnatee period. A home inspection is about visible and accessible conditions on the day of the inspection and not a warranty of performance 9 months into the future. We did escalate the clients complaint to our management team and we eventually confirmed that the hosebib in question was completely inacessible at the time of the inspection.Review fromerin y

We used ******************* of BPG Inspection out of Lake of the Ozarks and we can't say enough good things about him. As a couple who works in/with construction but not necessarily in the Ozarks area we needed someone who knew the area and climate conditions. ***** was by far and away the best inspector we've ever used. Hands down, professionally, knowledgeable, etc. We'll only call him moving forward in our endeavors.BPG Inspection, LLC

Our realtor hired BPG for our pre-sale inspection in October 2021. Our inspector not only did not call out any issues with the house's crawlspace, but said in the inspector report that there were no moisture concerns. He recommended we install a complete vapor barrier in the existing dirt-floor crawlspace, but that was the only recommendation for that area of the house. Less than a year later, a contractor who was in the crawlspace to provide a quote for the vapor barrier altered us that there were significant moisture issues as well as a larger crack in the foundation. We hired another inspector to come out and look at the property to get an impartial opinion and they confirmed the foundation needed to be repaired. We notified BPG of the foundation issue and other signs of moisture in the crawlspace within two weeks of us learning about them, letting them know that we were surprised that this did not come up in the inspection. BPG only offered to refund our original inspection fee, which was $1,000, and even that minimal concession took several months to get. I understand that a home inspector cannot catch everything wrong with a house, but not noticing or telling us of a structural issue led us to close on a home and within a year spend over $15,000 on a major repair. The way home inspectors' contracts are we know we have no recourse, but that is all the more reason to put your trust in another inspection company from the start.BPG Inspection, LLC

While we hate to hear of any dissapointed client, we do respectfully disagree wtih some of the concerns outlined by this client. As she indicates, the inspection was in Oct '21 and the complaint arrived in Nov '22 or over a year later. We reviewed the foundation concerns and determined that there were a number of actionable comments in the original inspection report that hadn't been addressed and that the clients comment that "there were no moisture concerns" was categorically untrue. It's a shame that the client didn't act on our report prior to closing as it could have saved her thousands if she had negotiated those key findings with the seller and had the proper specialists review those issues prior to purchase. However, as noted above, despite the lack of merit to the clients claim we did work with her to provide reimbursement under our **************** Guarantee (SSG) policy since she was unhappy with the inspection report.Review fromChristian S.

Paid for multiple inspections with BPG inspections. Inspector noted on all inspections that my roof was 9 years old. After purchasing the home the roof started leaking. I had multiple companies out to give quotes on repair and every company that came out told me the roof was over 40 years old! I opened a claim with BPG inspections which was handled by their risk management manager. After weeks or her dodging my called she finally called to inform me they were not willing to do anything to resolve the issue because accidents happen. This company is absolutely horrible. We are certainly sadded to see this clients review. We did make multiple attempts to reply to his initial complaint but we either left messages or his voicemail was full. When we were able to speak with him, we confirmed that this was about the contents of his 4-Point inspection and not the full inspection report. The full report did have a Key Finding talking about the age and deterioration of the elastomeric coating. The photographs from the report do show the main roof was in good condition 11 months prior and that the elastomeric covering needed repairs. While we hate to hear of any client finding unexpected expenses, the roof leak didn't happen until 11 months after we left the property and the client needed to file his claim with his insurance carrier, not BPG. The 4-point report referenced the last permit for the roof which was 2012 which was 8 years prior at the time. Despite this, BPG did offer to return the clients Wind Mitigation report 11 months after it was used.
