    We experienced numerous problems at move-in: large appliance sitting in living room for several weeks, broken door and several unpainted walls etc. At move out, ************************* emailed us he was taking a large chunk of our security deposit for a $600 cleaning fee (the house was 1800sqft and empty) and $200 for "above average wear and tear" (3 nails in 1 wall and 1 small area of chipped paint from a command strip). This was after our walls at move in were not painted for the first 2 weeks of our lease. We asked to see the invoice for the $600 cleaning fee which ***** sent us and it was only for $403.70. We also asked for the justification of the $200 wear and tear charge and he couldn't explain that. When we started asking for proof, he said he would give us some of the money back. He has not given us the money back to this day. We have an email where he admits to overcharging his clients at move out, which is fraud. We firmly believe ***** is stealing money from his clients. We have tried resolving this via phone/email exchange and ***** has stopped responding.

    This company is neglectful of its properties. Passes on the bill for all major home repairs like sump pumps, plumbing work, and major repairs. They were excessive with fees. They failed to respond to basic communication requests for information multiple times. They made false claims and when we proved with video that they tried to bill us for a false non compliance fees, they said it was an error. They treat responsible and caring tenants with no regard. They lack professionalism. Very disappointed with our experience attempting to hold them accountable.

    Thank you for submitting your review of our business. While we can understand your frustration with having a claim made against your security deposit, we do have an obligation to represent the property owner and ensure we account for damages beyond normal wear and tear during a tenancy. We follow the Georgia Landlord Tenant Law and conduct move out inspections within 3 business days of a tenants vacating a property. All tenants have five business days to reinspect and dispute specific charges. If there are other specific items and amounts in the security claim that you contest, please itemize them in an email to us and we will review with the landlord.

    We disputed and emailed you 3 times with no response. Then we received an email saying the balance of our security deposit was mailed. Two videos showing the immaculate condition of the home were forwarded and we have decided to pursue our dispute legally as you were notified. The home was received filthy and only a $100 credit was offered. Now after leaving the home in better condition than received there's a claim for damages beyond normal wear and tear? If like to upload the video of the homes final condition so the public can see how outrageous that claim is. The landlord was a slum lord who refused to do basic maintenance on the home. Decks were never inspected for over 4 years. Plumbing issues were given bandaid fixes and then passed on to us when they were irreparable. Electric wiring was lose and worked on and off. The home was infested with water bugs before we resolved the issue. We did landscaping at our own expense. Pressure washed the decks and front sidewalks at our expense. You don't know good tenants when you have them. This was abusive and emotionally exhausting!
