      On March 20, **************************************************** regards to the crawl space. an inspection report showed how some units had been sinking due to water damage issues and pipes bursting. Mold growth issues and wild life conditions. These have caused us and our young babies health problems, allergies just to name a few. We have reports from the doctors/hospitals. The inspector stated in the inspection report that pipes, floor joists, the foundation, ventilation and plumbing issues has caused the building to sink and become unstable which has caused exterior foundation cracks/issues. We have reached out to our HOA to no avail. We would get email responses about how work would commence on a certain month but no work has been done until now. We need our issues resolved. We have had to move out of our unit due to the above mentioned issues and want to move back on August 1st. We are temporarily residing in a temporary residence and paying high rent. We need action and immediately. We need the work to start on the crawl space. We pay our HOA due every month on time, we have never missed any payments. We need this issue resolved immediately! We are tired of chasing and waiting and waiting every month for the last 4 months. The business has not tried to fix any of the issues or complains we have had. They keep extending the repairs to another month each month nothing happens. We need repairs to commence immediately on the crawl space or we will take legal actions.

      I apologize for the delay in getting back to you. I just received this letter yesterday. 

      There is a problem in building #1 where the unit owner lives at Park Lane ******** Condominiums. The Association has been making repairs to the buildings on the property with water line issues. We have completed two buildings and the next building # 1 will be completed in the month of August. One of the major reasons we have not been able to do some of the repairs is due to unit owners who are not paying their monthly fees. The Association has taken legal action against delinquent owners. With a 6% increase in the water /sewer bills and a 5% increase in the *********************** policy, many repairs have been delayed. I understand the frustration from the unit owner and as manager for the Association, I am liable for the conditions of the buildings and their maintenance. When I was first contacted by the unit owner, she explained that they had to move out of the unit due to the problem. The contactor for the Association stated that the water problem was at the other end of the building where she lives and has begun work on the water lines located in that area. Building #1 where she lives is not sinking. Building #3 was sinking and has been repaired at the cost of $35,000. The Association will be making all necessary repairs to building #1.  If you or the owner need to further discuss this issue, please contact me.       I am rejecting this response because: it is the month of august and we have not seen any progress with the crawl space as the picture attached depicts which was taken on wed August 16, 2023. Building #1 especially our unit #**** is extremely affected by the moisture, the mildew and mold, the air in our unit is not clean. We need a solution to this issue, we have not missed our HOA payments and we continue to pay them even though we are not living in the unit currently. If funds need to be pulled from the monthly dues that we personally pay please do so. We are not asking for the whole crawl space to be new we are just asking for the space and the environment to be suitable and comfort so we can move back. The inspector suggested that a mold remediation be done under the crawl space along with crawl space encapsulation to reduce moisture these are basic things that can be done or installed to assist with a comfortable environment! This work should not require much funds. We have been very patient with this situation, it has been since march as we mentioned in an earlier complaint it is now August, you keep saying the crawl space will be fixed, or work will commence but work has not commenced. Time is running out for us, we are in a temporary location and will need to move out as a soon as possible, but this situation is preventing us from moving back. We need our issues resolved or we will take legal action.

      In order to repair the problem in the crawlspace, the pipe that has a leak has to be replaced. The plumber was there to begin the work on Thursday.

      The work is being done in the crawl space at the other end of the building which is six units down from the owner who is filing the complaint. The plumber had to return on the weekend and I will contact him to get an update on the progress he has made.

      The next step after the pipe has been replace is to dry out the area and remove any mold & mildew that has accumulated. The mold remediation company will take care of that process.

      The repair of damages to the floors caused by the leaking pipe in the crawlspace is the responsibility of  the Association.

      I would like to express that the owner of **** can discuss this with me at anytime. She has my number and my email address.

      I am rejecting this response because:

      We are not satisfied with your efforts to resolve the issue of the crawl space. Pictures attached were taken on 9/03/23 with no visible improvement. The crawl space entrance is located at the end of building 1 where supposedly work was supposed to have taken place. As you said in your last comment, work was going to commence in the month of August. We are now in the month of September and no visible work has been detected on the crawl space. We demand that work commence immediately for the health and safety of our children and family. The crawl space needs immediate attention and action! As of right now the condition of the crawl space remains the same. We are not going back and forth we need a solution, we are in a temporary place which is costing us thousands of dollars while we await the fixing of the crawl space which has imposed health risks to our family. Time is running out for us, This is a serious matter and as such it should be taken very seriously. We are not open to discussions we want action, we want work done. mold remediation of the crawl space and crawl space encapsulation is a must to reduce moisture.
