      Last year my husband was very sick and I didnt know there was a late bill for HOA fees. Once I discovered Invoice I paid it. This included 21 and 22 (See invoice) I then received this year 2023 dues. I jumped on my portal and paid 2023- see invoice. I showed her both receipts. This company placed a lien against our other address.) Not even the residence w are having issue. This company is very much full of fraud. This company thinks they can just steal money. Someone needs to truly investigate them. Really hope they are investigated.

      ACS does not manage this community any longer nor do we have any of the Association records.  This owner will need to contact the new management company to get help resolving this issue.

      I am rejecting this response because: ************ is once again providing fraud response. If you look at e mail they just sent 2 days ago it has their Company name. Also notice e-mail address they sent from. Look at initials. Invoice sent 2 days ago full company name. These people are conducting some really immoral business. I attached ***** Fargo Documents showing first check clearing for $1323.37. I also included receipt from on line payment with original complaint. With every single invoice or any Documentation this is Company that has represented it and as of 2 Days ago they sent me this invoice with this company name on it. Ive paid now over $1700 and we have owned property since 2021. $450 x 3. Lets do the first Grade Math! Im already out a chunk of money. They are obviously cheating these Homeowners. Greenville County told me it has gotten HORRIBLE with fraud and ****. There is no way these Home Buyers deserve this. Im going to also get my ***** Fargo rep. ********* If this company is claiming non-receipt then who cashed that check? If this is the case I need to also reach out to ************************ and County Clerk here. These people have placed a fraudulent Lien on our property. Now saying they are no longer existent with that Fraudulent lien on there then We have a Huge Issue! I need a call asap from BBB at ************ to discuss what I need to do. If need be I will need to run to ***** Fargo tomorrow to see if I can get signature of individual that cashed this check! I would also need to know who gets the funds paid through our HOA portal. They have to have an Account showing exact funds coming in and out of that Portal Site. Telling me all well They dont have my money and  have 0 record of my payments is CLEARLY unacceptable! Investigation has to be launched! I have provided every piece of proof of legal documentation proving payment. I need action to be took!

      You are filing a complaint against the wrong company.  If you have an issue with your Associaiton, you will need to file a complaint against the Association as the Association receives/holds the funds from homeowners.  Again, we no longer manage your community and do not have any access to your records.  All association's records and funds have been transferred to your Association's new management firm.  You will need to contact them to help resolve your complaint.  Please close this file.

There should be a trail and also reported to Irs.

      I have been having an ongoing issue with my ***, with a supposed "*** Collection Turnover Fee" ($125.00) that was added to my account for almost a year. The manager, ****************** has been very difficult and has been harassing me with letters that I owe this balance. *************** were to be paid by April 1, 2022 in the amount of $224.00 Late Fee of $33.60 was assessed May 1, 2022 Paid my *************** online May 18, 2022 in the amount of $257.60 *** Collection Turnover Fee assessed 9/22/2022 in the amount of $125.00 This is just plain BAD business. I was in clear communication with the *** manager ***** what results I was expecting and asking for. The subdivision homeowners along with the subdivision entrance were not being taken care of. So I communicated via email that I will delay paying my *************** until actions were taken. After the issues were taken care of, I went ahead and paid. A few months later, I get a letter and have been getting letters that I supposedly owe the *** Collection Turnover Fee. I am at a lose for words how the manager, ***** has handled and continues to handle my issue. So unfortunately, I was forced to file a complaint with BBB.

      This homeowner association is a mandatory homeowner association.  The homeowners agreed to pay the association fee at closing and it is mandatory.  The fee cannot be "withheld" by any homeowner for any reason.  Therefore, when an owner does not pay, they are turned over for collections just like this owner.  All associated collection fees are billed back to the homeowner and again are mandatory to pay back to the Association for this expense.  This is not ACS or the community managers decision.  This is all listed in the Associaiton's Declaration.  Please have the owner refer to the association's covenants for all requirements of a homeowner in this association.

      I am rejecting this response because:

      As I have attached email correspondence with the office manager at Atlanta Community Services, with what I had issues with and what I was requesting. This individual is extremely difficult to work with and never seems to look out for the best interest of the homeowners that live within The Park at Copper Trail subdivision. Why as a homeowner, do I need to pay for the *** fees when the management company is not doing what they are suppose to be doing, especially upkeeping the front entrance of the subdivision. As seen in the email threads, I promptly paid my *** fees, including the late charge. Even after making payment, I am getting harassed to make an additional payment for the supposed collection agency fee. Why would the manage even send my account over to a collection agency? Just plain bad business management.

      I paid the annual *** fee of $224.00, plus a late fee of $33.60

      On top of that, I am being harassed and forced to pay an additional $125.00

      Total additional miscellaneous fees of $158.60, from a principal amount of $224.00 That is a total of 70% in fees I am being forced to pay. I have tried reaching out to ************************ to get some assistance. However, they supposedly don't handle issues with *** management offices. More needs to be done to make these business operate with better and fair business practices. I respectfully ask that the Better Business Bureau PLEASE assist me with getting my issue resolved by having Atlanta Community Services do the right thing and waive the supposed collection GAR fee that was assessed to my account.

      There is nothing more that we can add here.  This is a mandatory homeowner's association and the fees are not optional.  They must be paid when due and if not they will be turned over for collections as the manager explained to this owner in her responses.  Please close this complaint.

      I am rejecting this response because:

      I forgot to attached a letter I received from ******* Assessment Recovery (GAR) about the supposed *** fees that I didn't pay. Along with additional collection fees assessed by ***. In response, I sent a certified letter to validate the supposed debt and additional collection fees on June 3, 2022. As of today, I have not received any response or correspondence to validate the supposed debt that was stated on there original letter. 

      It's quite alarming how an *** can harass a homeowner and demand additional fees when they were fully aware of the homeowners intend. It's a total disregard of good business practice. The *** management must make changes so that this incident doesn't happen again. I respectfully as the Better Business Bureau to enforce good business practice with this business.

      Atlanta Community ************ is an *** for subdivision **************. The *** charges every homeowner over ****** a year. ACS management needs to be reported to the BBB due to their unprofessionalism. What do I mean by this? On instances when I would contact them, they are rude over the phone or by email. When I requested more information, they give a limited response or do not answer the phone. I have a right to know what my money is being spent on when the *** does not do anything for us as homeowners. They are also harassing. We parked a vehicle on top of the grass temporarily due to getting our driveway assessed. ****** then calling us and asking why, we received a harassing letter of threatening nature.You should contact the homeowner as there are reasons and situations, not just send a letter of threat. Please take further action BBB or I will!

      This complaint is a waste of your time and mine honestly.  The homeowner purchased a home in a mandatory homeowner's association with rules and regulations that they agreed to abide by when they purchased the home.  Parking on the grass is not allowed per the association's covenants.  Please close this matter.

      The response from this business as you can see is unprofessional. Who are they to DEMAND closing this matter? They do not dictate when this matter is closed as it is regarding them directly.

      The point is if they needed more information regarding why we temporarily parked on the grass as we were assessing on expanding our driveway so that we are able to park an additional vehicle. Then they should have communicated instead of sending an harassing letter and would have found out why instead of spying on homeowners. 

      You see by their approach and behavior resulted in this further action escalated. 

      They need to change their approach in how they do their business before they suffer the consequences of their actions. Since their response was demanding and once again rude, I will demand back and this case will remain opened period!

      I encourage this homeowner to research and understand what they agreed to when purchasing this home in a mandatory homeowners association.  Also please understand Atlanta Community Services is not an HOA.  ************** is your HOA and Atlanta Community Services is a community management company works with your ***** of ********* to help enforce the Association's covenants/rules and collect the association fee.  Your ***** of ********* sets the annual fee and budget each year.  With that said, yes, you got a letter for parking on the grass.  This is against the community rules.  Attached is a picture showing your vehicle on the grass.  Again we are requesting BBB to close this matter.

      I urge them to re-examine their approach and business before further action is warranted and harassment charges are filed with Law Enforcement.

AFTER I STATED I WAS FILING COMPLAINT WITH CODE COMPLIANCE IN FORSYTH COUNTY THEY FINALLY CAME OUT ON JUNE 24TH AT 7AM. I EMAIL ***************************** HE DOESN'T RETURN MY EMAILS OR CALLS. THEN I REACHED OUT TO *********************** WHO IS SUPPOSED TO BE OUR CONTACT AND HE FINALLY SENT A LANDSCAPING CREW TO CUT DOWN ***** THAT WERE OVER 6FT HIGH. ************** STATED IN AN EMAIL TO ME THAT HE WOULD HAVE THE LANDSCAPING COMPANY REMOVED ALL THE ***** AFTER CUTTING. THEY DID NOT AND LEFT A **** ON ********.SO WHEN IT RAINS THE ***** ROLL DOWN ******** AGAINST MY FENCE LINE. THERE ARE SNAKES, RODENTS AND FERRAL CATS AROUND MY PROPERTY DUE TO THE LACK OF MAINTAINING THIS BERM BY THE **** THEY NEED TO CLEAN UP THE **** THAT THEY MADE. I HAD CODE COMPLIANCE COME TO MY PROPERTY JUNE 30TH THEY STATED FOR ME TO TAKE PICTURES AND CALL FORSYTH COUNTY POLICE. THE POLICE SAID TAKE PHOTOS AND EMAILS AND FILE A LAWSUIT.

      I am rejecting this response because: On July 27 ************** said he would have the ******************* remove the debris and it is still there if you will look at the picture that I uploaded to the BBB. It is the same picture I sent to **************. I have security cameras all around my house and at no time are the landscapers seen carrying away bags of debris away from the berm. They left with their weed eaters. Atlanta Community Serivices hired these landscapers and they failed to complete the job so its the *** responsible to make it right. I have copied and pasted the conversation I have had with **************. After I sent him the proof all the debris that was left there he never responded back from **************. 

      *** needs to have the landscapers come back to finish the job. This case will not be closed until the job is complete. I will reject every response from Atlanta Community Serices until they stand by the people they hired to do the work and remove the debris.

      The landscaping service cut the berm at 7am this morning 06/24/22 and they DID NOT remove the trimmings like you said. They left it and now it falls down the hill against my fence line. Can you please tell them to return and remove all the weeds they just cut.

      The association hires and pays the landscaper not ACS.  Again ACS does not maintain ******** or perform any landscape services.  So this complaint is against the wrong company.  Please close this case.  Thanks

      I am rejecting this response because: ************** clearly stated in his email that he requested the ******************* to complete a job. The DID NOT. So ************** needs to have the same ******************* come back out to complete the job and removethe trimmingsweeds and debris.. YOU WERE MAINTAINING ******** SINCE 2020. SEEMS LIKE BECAUSE A COMPLAINT WAS FILED ACS AND ************** WANT TO WALK AWAY FROM THE AGREEMENT. 

      This case will not be closed unless ACS has the ******************* come back and remove the trimmings that ************* specifically told them to do.

      I am rejecting this response because: ************** called the landscaping company and ************** told the landscaping company to remove the weeds and debris. i have clearly provided the email where ************** specifically told the landscaping company what needed to be done. You need to stand by your word and make this right!  This matter will not go away because you failed to make sure the landscapers you hired and gave specific instructions to failed to remove the weeds at ACS request. ACS represents ****************. Where is the representation? Your review online is awful. Please do your job and make sure the **************** you hired does what they were supposed to do which is finish and complete the job.
