Hannon Properties touts their years of experience and professionalism, however, our experience with them has been less than professional, completely unethical, deceitful, and lacking in transparency. I would NEVER recommend this company, it's agent, builders, nor investors to any associates, friends, or family members. There are other very reputable, ethical, professional, transparent, customer-focused agencies out there and I would strongly suggest you seek them out before wasting your time, energy, and money with this company! BUYERS BE WARE! In October 2020, we began our custom dream home search and in June 2021, we came across Hannon Properties. We worked with one of their agents (who left the company a couple of months later) to identify our dream floorplan, lot for our build, and confirm cost. In September 2021, we had a Zoom meeting with Hannon Properties owner and their new agent to discuss what we thought were the build details and contract. However, this meeting was for them to inform us that THEY wanted to put a larger version of the original floorplan we had chosen on the lot and charge us an additional $200K for it. Shocked and dismayed, we stressed to Hannon Properties what we had already identified and confirmed price with the initial agent and even provided them with emails confirming the same. In closing out this meeting, we asked them to provide us with a copy of the updated floorplan indicating where expansions have occurred, plot plan, and standards/upgrade list which we NEVER received despite numerous requests. Ten days following our Zoom Meeting (October 5, 2021), Hannon Properties informed us that they would not be able to honor the price initially quoted by their agent but would work to get us what we wanted within this initial quote. So they provided us three potential lots to view and one already had the framed floorplan we had initially selected. Our agent visited this site and FaceTime us. We liked what we saw thus far and communicated this back to Hannon Properties, only for them to come back two days later to say this floorplan is the expanded version of the initial floorplan we selected and would therefore be an additional $60K! Once again, we requested the updated floorplan indicating where expansions have occurred, plot plan, and standard/upgrade list. In the meanwhile, at their request and to confirm the quoted price and ensure Hannon Properties would not list the property, we signed a "Letter of Intent" on October 11, 2021. As stated and agreed with Hannon Properties, this letter would indicate our seriousness and desire to purchase upon an in person preview and receiving the requested information. We informed Hannon Properties that we would be flying into Atlanta the following week (10/20) with the intent of viewing the property in person, going under contract, and providing the down payment, and once again asking them to provide the requested information to ensure this trip was productive for all parties involved. However, instead of providing the information we've been requesting since September, Hannon Properties, their agent, builder, and investor immediately rushed to schedule a walkthrough of the home with our agent three days later, knowing we would be in town within a few days later to view for ourselves. Nevertheless, during this walkthrough, it became abundantly clear that Hannon Properties was planning to sell us a subpar vs. CUSTOM luxury build and that their builder had designed the house based on what he wanted vs. allowing for customizations. Standards we had previously seen and were mentioned as "standards" in their initial builds were now being stripped back and replaced with cheaper/subpar finishes and/or not included in the build at all with no disclosure to the buyer from Hannon Properties. Beyond frustrated and disappointed, we called an emergency Zoom meeting with Hannon Properties owner, his agent, and our agent on Sunday, October 17th (3 days prior to our arrival) to express our frustration, lack of transparency on their part, expectations, and to understand how we proceed as "trusted partners" in this process. Hannon assured us that they would work with their builder and investor to make it right and even reviewed the OUTSTANDING items and concerned we've raised previously and during this meeting and assured us they would be getting back to us on these items prior to our visit. They also mentioned how for our arrival they are scheduling meetings for us to walk through the home and meet with the builder, review the list of standards vs. upgrades so that we know EXACTLY what we are paying for, and to visit the showroom to begin to review the items that have been preselected for the home and to make any changes and identify any associated cost. We walked away from the calling feeling better, excited, and as if we were all aligned. However, the following day, our agent receives a call from Hannon Properties stating that the builder and investor or requesting that we immediately put down 10% of the cost or they would list the home and the initial price quoted is off the table (despite the signed "letter of intent" and initial agreement of us viewing the property and receiving the information we requested and they agreed to provide). No one in their right mind, puts that type of money down without knowing what they buying and paying for and since Hannon Properties could not provide us with the necessary and simple information to instill confidence and trust ( homesite plan indicating where expansions were being made, plot plan, standard vs. upgrade list and costs), we decided not to move forward with them, their builder and investor. We have since found an AMAZING builder and the experience has been a complete 360 from what we were experiencing with Hannon Properties. Overall, this IS NOT the type of experience any customer should have to deal with regardless of the associated price tag but especially at a high-end luxury build purchase. So Buyers BE WARE and save yourself the headache, frustration, time and energy. Find another reputable, ethical, professional, transparent, and customer-focused company and agency to work with.
