    Would give zero stars if possible. Lived in an Austin Patrick home for three years as my one and only rental in between owning homes. I dealt with a drain fly infestation that I was told was my problem for months at extreme time and cost to me, 22 days with my hvac being out during the June heat wave enduring temps over 90 degrees in my home putting my family in danger, and to top it off they charged me amounts I could not dispute upon move out and deducted it from my deposit. The owner commended me for being a model tenant and wished I was staying after I made improvements on my own and identified repairs that saved him money. Stay away from Austin Patrick properties as an owner and especially as a tenant

    It is always difficult when a tenant allows their pets to treat a homes interior as their personal bathroom. Urinating on carpets and tile floors, using the homes interior as their personal bathroom. Using the master bathroom tub as a littler box and then being surprised when you lose part of your security deposit. The home has 3 separate ** units. One for each floor. At no time was the home completely without ** for an extended period of time. Unfortunately ** units tend to go out during the summer months as that is when they are taxed the hardest. But, we respond as quickly as possible and our vendors work as quickly as possible to get a tenants ** up and running. In this case the ** was up and working within 2 days of the request for repairs and the final parts to fix long term were ordered and replaced as soon as possible. We also dealt with the fruit fly issue multiple times. Treating them and reminding the tenant to stop putting items down the drain which cause fruit flies to develop. But, time and time again we had to come out for new infestations and would discover dirty sink drains with items that attract fruit flies. That being said, it is our duty to protect our homes for our homeowners. They put their trust in us to place good tenants that will care for their homes like they do. And as much as we hate to take a security deposit from any tenant for damages sometimes it is a necessary action. But, we also try to mitigate those costs so we can return as much of the deposit back to the tenants as possible. In this case we were able to return most of the deposit back to the tenant. But, since the animals urinated all over the bedroom and bathroom it required a little extra elbow grease on the part of our vendors to get the home inhabitable for our next tenants.

    ****************** claims are false. The drain flies were caused by a bad sump pump that was clogged with tampons from a previous tenant. I have only met the owner once in the three years. Regardless of their claims, they have refused to speak to me and have failed to provide any receipts for claimed work done on the house to repeat the thorough professional cleanings I had done before move out. They stated they did house cleaning and carpet cleaning in one document then they stated they did painting in another document. Which is it? Why can't they provide receipts or speak to me? They did immediately disconnect my portal access when I let them know I would be pursuing legal action. Shame they are now trying to slander me, a professional, clean, rule following, single mother who is only trying to get what I deserve back from them after following every rule they imposed on me to ***.

    Again, this tenant would email and respond to something from the first sentence and never read the remainder of the email where an explanation was provided. She sent 5 emails with her forwarding address before finally understanding that in every single email I told her I had her forwarding address. This complaint is very similar. The owners decided to have the entire home painted. That helped her retain more of her security deposit because the new paint helped eliminate a large part of the lingering pet odor. Mainly due to using the master bathroom tub as her litter box for many years (we have the photos). Once the paint was complete we realized that the smell was still in the carpet and tile in the master bedroom/bathroom area. She had multiple dogs and cats so it could have been any number of them using the bathroom on the carpets and flooring. So, we sent in cleaners and carpet cleaners to retreat with enzyme killers and deep clean the bathroom. That appears to have solved the problem. The balance of the security deposit was returned to the tenant. Regarding the portal, the tenant moved out. She no longer has business with Austin Patrick and that automatically disconnects the portal access just as if she had completed business with any other company. Access to the portal was no longer needed as no funds were due. We consider this matter resolved and fairly handled.
