]I rented from ***** ******* ** ******** ** one of Chastain Properties. My lease was up *** *** ****, rent of $680 was paid in full for the last month of Feb with a refund due in 30 days for deposit. My deposit was $300 in which $60 went towards adm fees. Chastain took $100 of the $240 for cleaning which was ok with me. I received $140 refund. I received ***** ****, call Chastain ***** ** to inform them the amount was incorrect and I was suppose to received $140 plus the last 4 days of the month in which I moved. Spoke with ****** and she apologized and stated that the balance would be put in the mail that day which was ****. Check has not been received. I spoke with ****** the following week and she has that I give it til the end of the week and call her back on Friday. I call Chastain and spoke with **** and spoke with her. I informed her that I had not received check still and per ***** ***** to allow one more week or I can pay a stop payment on check. I informed **** that I will not pay for stop payment because this is the company era as the money should have all been refunded within 30 days and it was not. Today ****** *****, I decided to contact BBB because the company owe me money and is not following the lease agreement that was signed that all refunds will be paid within 30 days and then to ask the customer to pay a stop payment or wait an additional week. I already know that the check was not going out in the mail that day as promised because the check has to come from another location or person but was told it would be mailed the same day.Business response

The refund check for $97 was mailed to the former resident the same day she called us about the error on *******. All refunds are processed at our corporate office in Columbus, GA so there was no delay in sending it out. When she called on ******* to report that she hadn't received it, we did ask her to give it to the end of the week. Unfortunately, we can't control the **** and it's no longer uncommon for mail to take weeks to get delivered. We were trying to prevent stopping payment on a check that would probably show up any day, just to to start the process over and have her wait even longer to get paid. However, we went ahead and put in for a stop payment on the check and we're mailing out a replacement today, *******. We do apologize for the delay.Initial Complaint

This company promised new carpet upon moved in,quickly reversed once the lease was signed.Rent was 289 at the time ,upon moving away (I emptied and cleaned the apartment better than I got it) I handed the property management the keys and never returned. After moving to a much better place I found out these liars had not only evicted me after I was already gone ,but they put an $1100 collection on my credit .To put that in perspective the lease was only 6monthsx289. This companies spiteful and deceptive practices have adversely affected my entire livelihood. They should not be allowed to continue their slum LordingBusiness response

Tell us why here...New carpet was never promised to the resident after he moved in. The resident was not evicted. We took possession of the apartment on ****** (the date we received 1 key). On the day the key was returned, we did a move-out inspection noting the condition of the apartment and mailed a copy of it to the residents' last known address since we weren’t given a forwarding address. The inspection sheet was returned to us by the post office as ‘unable to forward’. A disposition letter stating the charges owed was also mailed to his last known address. A dog had been found in the residents’ apartment on November *** ****, and he was warned that if the dog was found in the apartment again, he would be charged a pet fine. A dog was found in the apartment again on March ** **** and he was charged. The former resident can contact the collection agency for a complete list of the charges.
All charges were assessed in accordance with the lease agreement signed by the resident and nothing was handled in a spiteful or deceptive manner. We've had no communication with resident since he moved out almost 5 years ago.

I put in an application with this property August ***** I have not heard anything back on whether my credit was run, background check, accepted, denied, anything. Every time I call, they say they are getting to the applications today and still nothing. The apartment is still posted online as it is open but no one is actually accepting or denying applications.Business response
