    This is the worse company in Columbus GA to rent from, please beware of their games and rudeness. They do not fix things, they over charge you in rent and other expenses, and most importantly they are not minority friendly. They charge 3 times the rent for deposit and you won’t get it back. They violate the Federal Mandate on Service animals by charging a fee of 500 even if you have the appropriate paperwork. The most important thing is that they will try to make you stay in their lease by saying you have to sign their company paperwork. They claim to be a Christian ran business but it is not the owner and Ms. Koon are the Devil in sheep’s clothing please beware. And if you are a minority DO NOT RENT FROM I pay my rent by the 29th of every month and they was not trying to be understanding instead they charged me late fees and eviction which I always cleared up. Currently I do not plan on paying them another dime due to me letting them know I wanted out of my lease in January and them refusing to let me out or give me my deposit back. These people are Satan’s Children . Here is the proof (This was sent from Jeremy the owner) Quit living for free. This isn't government housing. PAY YOUR BILLS!! YOU OWE US $1830 IN PAST DUE RENT. GET IT PAID RENTsmart Property Management, LLC ******-** What business talks to their residents like this that pay their rent regardless when they get it. This is the only time I’m refusing to pay till we go to court. Keep in mind me and my family have never lived in government housing and don’t plan to , because we have to much income. lol

    In response to this customer review. It seems to me that people like to throw mud on someone when they are the ones in the wrong. -This tenant is significantly past due on their rent and will be scheduled to be evicted because of their inability to pay their rent. The following is from a portion of an email she sent us - "I remember correctly my deposit was 1775 and I made a payment of 120 earlier this month so therefore you 1895. So therefore my balance is paid in full till you take me to court." A security deposit is a damage deposit, not to be applied to rent as you continue to live in the house. Her rent hasn't been current since October of 2023. -She states we over charge for rent. She moved in and signed a one year lease this time last year. She agreed to the rent amount at time of lease signing. So not sure what she means by this. -She states that we don't fix things. We have been to her house 5 times over the last year to fix the items she has requested. Again, not sure what she means by this. -Her lease states that rent is due on the 1st of every month and late on the 6th. If not paid, a $50 late fee is charged. She states she pays on the 29th. This is 24 days past due. So yes a late fee is charged. -She states she wanted out of her lease in ******* 2024. She signed a 12-month lease agreement that ends 4/30/24. To close, she wants to criticize us because doesn't want to follow her lease agreement she made with us. We don't think this is fair to us as we try to provide quality housing at a fair price in Columbus.
