I've had a leak that has caused my water bill to jump from $50 to $2500. I have put in work orders but they show up months later after work order is put in. Rentsmart property manager refuses to respond to my email about the $2500 water bill. Between work orders, calls to the office and emailing the property manager I have still gotten no response on who is going to be held responsible for the water bill. Rentsmart Property Management does not handle work order in a fair amount of time and seems to refuse to take responsibility of situations that are their fault. I want them to cover the cost of the water bill.Business response

We have provided maintenance to this tenant on numerous occasions over the last year. We do not pay utility bills for tenants. Utilities are their responsibility.Customer response

I am rejecting this response because: the leak was on your property and the time frame it took to come out and fix it was the reason the bill has become so high. I have been paying the utility bills, even after they have increased starting in February, because of a leak that took 3 MONTHS to come and look at. MAINTENANCE has been out to my apartment to fix my work orders 4 times (as of today) times this year. Look at how many I've had to put in compared to how many times they have shown up. It was definitely not a reasonable amount of time for a work order to be complete.You are responsible for a water leak if I put in work orders and your employees fail to fix it in a reasonable time. The water leak is outside on your property. Landlords responsibility is to provide a good and functioning utility system. You failed to do this when it was not repaired in a reasonable amount of time. Thus causing increase in the water bill.
News stations, courts and inspectors should not have to get involved because you prefer to be a slumlord. I'm asking you nicely to pay the amount you are responsible for. Since I still have until March for the end of my lease and I've never been late or missed a payment, your going to make that money back.
