      I placed a work order a month and a half ago (*** **** ****) about the Air-conditioning staying on all of the time and not meeting the set temperature until after the sun went down, which was not only uncomfortable but also cost me $531.84 for the power bill up from $349.48 the previous month. My bill will be over $500 again this month. A technician was sent out to fix the AC, well he stated the emergency heat strips were turning on with the AC and replaced the thermostat, this did not fix the problem. Another technician was sent out to clean the coil, that was not very dirty, and said the problem was the size of the unit compared to the sqft being cooled. After multiple conversations with the maintenance coordinator a vendor was sent out to price an upgraded system, a second vendor was sent out and said the house insulation and ductwork needed attention. The owner was not happy with this so a 3rd vendor was sent out that verified not only is the unit too small but there is no insulation under the add on room and multiple air leaks exist between the attic and habitable areas of the home. The owner has refused to make the repairs and it is between 80 and 85 degrees in the home daily. Just so my family and I could bear the temperatures I had to buy two stand alone units a total of $580 which are still unable to make up for the insulation that is not up to code see **** ******** ******** **** ***** *** ****** **** **** ******* *** *** *** ******* ******* stating the HVAC unit must be properly sized for the home. These should all be enforced due to the home being remodeled/addition added. I am a good tenant, I pay my rent on time every month, I have cleaned the backyard which was overgrown and littered will bricks, center blocks, hoses etc. I am asking for repairs to be made and reimbursement for the additional units I had to buy and the excessive power bill due to home's poor thermal envelope. I love the home and would like to stay here but this is unacceptable.

      First Bickerstaff Parham Real Estate LLC does not own this property. We do manage it for the property owner.

       

      It is important to know that the tenant is not without HVAC. The system is just not keeping certain parts of the home as cool as they would like.

      I have been advised that the owner has been to the property and agreed to make some repairs to help the tenant be more comfortable. The owner has also agreed to reimburse the tenant for the window units.

       

      Our Director of Maintenance dis visit the property la  t****** and the thermostat was reading 71 degrees in the home.

      On the ****************, I signed a property rental lease via computer with Bickerstaffparham in Columbus GA. The amount was $1,175 for the rent and another 1,175 for the deposit. My father-in-law went to see the property as we were still in ********* After seeing the property my father-in-law called us and told us he walked into an electrical fire and there is some damage and it was not cleaned. We called the rental company and conveyed the concerns as we were due to be at the residence on the **** of November ***** We were told they were sending a cleaning team and that we had a week after we moved in to get pictures to them and a list of things that were wrong with the property and that we also needed to submit the issues and pictures with them through the website (our account). When we got to the residence on********* a day before Thanksgiving nothing was cleaned. there were feces and other food on the walls mold in the living room and bathrooms, the toilets were also moldy. We called the company they apologized profusely and said they would get a cleaning team out next week as it was the holidays and they were closed. We immediately changed the toilet seats because no one in my home was going to sit on moldy seats, with feces on them and I did not feel I should have to clean them, especially if you request cleaning as part of the move-out. Now that we have moved out Bickerstaff wants to charge us for cleaning (we cleaned), toilet seats, filter, a hole that was there that we have sent pictures with a timestamp that was sent with the other photos, and carpet cleaning. Bickerstaff has provided us with a receipt from a carpet cleaner that is dated ********* However, the carpets were dirty and we were told they would have them clean when all our other requests were done. And how did you clean carpets but not the house itself and the receipt states that only 3 rooms were cleaned, it is a four-bedroom house? I am asking for my deposit minus the filter.

He has agreed to reduce the amount owed to $175 from $300. He has given credit fo the hole in the wall and filter. However the email the director sent states that he is working on things as of the **** of December. The responder to this complaint states 175, my husband called and the lady on the phone states 250 will be returned. I still do not have a clear Idea of what we are asked to pay for, why, and when I will recieve my refund. However we were told that the Director is on vacation and left us with no information as to when, what, who and how much. We have been dealing with this issue well before December ***** We moved out the last week of********** Like I stated all I feel we are responsible for is the filters we have proof of everything else as well of us complaining that the carpets were dirty and smelled of pet urine.       I and my family (wife and two children) occupy a rental property managed by Bickerstaff Parham. Sometime during the late evening of ** November 2021 or early morning of ** November 2021, our main heat stopped working. I tried to troubleshoot by turning the thermostat off and on and testing out methods to restart the heat. The air conditioning was working, but not heat. I then submitted a work order/maintenance request on the Bickerstaff Parham Property Management Portal: Maintenance Request #XXXXX-X, submitted at 4:08 pm on ** November 2021 (see enclosed screenshot). I understand this is normally treated as an emergency work order, according to Georgia Renters' Rights and policies of most rental management companies with whom I have worked as a homeowner or renter. The company's portal reflects that "a technician was contacted for this request on ************ (two days after I filed the work order). My wife and I have repeatedly contacted the company's emergency work order line to request a status update, as the issue remains unresolved. At the time of this complaint submission with the Better Business Bureau ***** am on ** November 2021), the issue has yet to be addressedin other words, it has been about 112 hours since I filed the work order request. We have received no phone calls from the company nor technicians, nor has a technician visited our home to service the issue (I permitted them to enter without someone home, and no one has come). It has been 30 degrees Fahrenheit outside this week and it is currently 55 degrees within the home. I purchased a space heater two days ago, but it has done very little. I also purchased around $200 of warm clothing for my family yesterday to wear inside our house.
