      It was said I was denied housing because I'm homeless and living in a hotel. I am disabled due to a car accident and I have a housing voucher. I am also a woman of color. So now I'm thinking there could have been more reasons why. I am hurt and disgusted at the treatment. I feel like I was discriminated against. After I was told that because we live in a hotel we were denied, then Ms. *** said she had a 3bdrm duplex and she can update the address after viewing the home. After my son and I viewed the duplex and told her that I liked it she said I have too many in my household that we need to split up. I don't appreciate how I was treated.

      Hello; Thank you for your comments and I am sorry for your frustrations.  After reviewing your application and request for a rental, there seems to be some misunderstanding.    Your agent was working with 4 different owners to get you a unit to lease.   One unit had another applicant that had a higher score.   Two of the owners don't accept DCA vouchers.   However, the 4th owner was willing to take you.   Your application was not denied.  It was my understanding, you did not want the two units in *******   If you still would like the units in ******, they are still available.   Just give your agent a call.

      Looking at place to live. ******* said move in townhome Villa rica no one had it until I paid her then she said someone got it. She then showed me a loft, higher rent. Promised maintenance will fix issues but never did after I signed contract. Im 7 days I said I want out she made me stay 60 d send a letter to end contract charge term fee and promised to mail back my deposit $1295 but never did. I moved 11/1/22 still no deposit back she collected my fwd address still nothing. ***************** me a mailbox that didnt work! I had no running water from the kit sink due to pipes were not sealed and connected holes in floor ceiling wet spot and maintenance never came even tho she put in request per email. I pleaded I need my funds back due to settlement delays, job issue with Govt contamination ***** ******* medical issue cervical disc cannot walk on hard wood felt like steal floors bldg was built ****, barely any parking due to entertainment site and college area. I had no business moving there. She took my deposit said that I did a transfer from Willow ** Villa rica as if I stayed there and moved me to the loft! Lack of integrity and there reviews is shot! Please give me back my deposit I even have a lawyer through legal aid calling them. I had disputed the monies she said she have the chargeback then said will put them in collections! When I pleaded to get my deposit back that she promised me!

      COG Management is working with the past tenant to collect past due charges on her account.   The tenant's deposit was applied to the past due charges, so her account has been credited for her deposit.   ******************* has a copy of her tenant ledger.   She should let us know, if any of the charges are not correct on her ledger and we will be able to make an adjustments.  However, if all the charges are correct, the she still has an outstanding balance of $1805.00.

      This company buys investment property to rent. They do not fulfill their legally obligated responsibility to maintain habitable domiciles. Instead They Ignore request and instead allow the damage to build up. When the tenant leaves they then of course deny all security deposits and try and then charge the tenant for the damages that only occurs because the company wouldnt fix them before they got bad. They will turn to you to collections and file suit. I know numerous people this happpened to plus just check the reviews on ****** and its all the same Story.

      The property management company makes repairs as requested by tenant and approved by the owner.   In this tenant's case, a leaking roof was reported in Dec.  The roof warranty company sent roofers over several weeks to find and make roofing repairs.   We were told the roof was repaired.   The tenant let us know a couple months later the leak had come back.  We sent our roofing vendor this time.  This vendor found roof damage and made repairs.   We asked the tenant in June, if the leak was fixed and the tenant told it was.   Now this week the tenant said it was leaking again.  This time we are sending a plumber to look for pipe leaks.   The plumber tried to contact the tenant coordinate a service call yesterday, but did not get a response.  Today the plumber is coming by our office to pick up the keys, so they can enter.  In an unrelated matter, the tenant also reported the dryer element was no longer working in January and that was repaired as well.  We do not have any other work orders that have been submitted.   

      We understand the tenant is frustrated with the leaks, but to imply the owner and management company has not made an effort to make repairs is not correct.  In addition, the tenant's statement that the management company purchases properties, does not make repairs, then charges tenant for the repairs when they leave is not correct.   The management company does not purchase properties. The management company does not own this property.  The management company manages properties for owners.  Funds held due to damages when a tenant moves out, is not the property of the management company.   These funds go to the owner.   

      We will continue working to determine why there is a reoccurring leak in this unit and make repairs.   If the plumber does not find any problems, we will be sending the roofer back.
