      I am writing to express my dissatisfaction with the surveying services provided at my property located at ***********************************. As the owner, *****************, I had requested a second survey and a plat from your company. I accepted your proposal for $875, trusting in your expertise to ensure the accuracy of my property boundaries and to prevent any encroachment on my neighbors property. *******, a representative from your company, assured me that he would personally verify the accuracy of the initial pins inserted. However, it appears that he did not visit my property to inspect the pins installed by your team. Despite my neighbors concerns about the accuracy of the pin placement, I chose to seek a resolution by enlisting your services again. To my dismay, the newly inserted pins did not match the measurements and placements of the previous survey. The new pins were placed approximately one foot closer to my property than before. On April 21, 2024, an independent contractor I hired installed eight wooden fence posts later encased in concrete. However, after your team completed their measurements, today, these posts were found to be about a foot behind the property line, according to the new measurements, on my neighbors property at ************************************I feel misled and deceived, I was under the impression that this fee would guarantee the accuracy of your survey. However, the discrepancies between the two sets of measurements have led me to question the reliability of your services.In summary, the services provided by Dekalb Surveyors from March 27 to April 24, 2024, were subpar and resulted in wasted time, energy, and money. Your incompetence has caused delays in bringing my dog home and necessitated a change order to adjust the wooden fence posts, resulting in additional costs. I am unable to upload pictures because they are to big and can not be resize to 5mb

      Dekalb Surveys provided the services that were requested by the client with accurate results. We did schedule a follow up, as requested, concerning the property line stakes.  We were informed that they have been disrupted/disturbed by the client's neighbor.  Our field surveyor was able to confirm that the property corners and stakes provided originally were moved/and or disturbed. In addition to this, we were able to determine that the fence post was placed incorrectly on top of the set property corner. This is a violation of Georgia Code. In the surveying industry, it is standard practice that all field data is recorded with coordinates and confirmed by the Registered Surveyor in the office. 

      After reviewing all of the survey data, we have found no discrepancies in our coordinates, in both our original and second property line stakes. Dekalb Surveys has tried to relay this information as professionally and respectfully as possible. Additionally, Dekalb Surveys is not responsible for the up-keep or maintenance of the stakes after leaving the site.

      I am compelled to reject the provided response for the following reasons:
      Firstly, the statement from ****************** lacks credibility and cannot be considered valid. It is based on mere speculation regarding the relocation of a stake, which, as per my knowledge, did not occur. A neighbor, Mr. ************************** observed that the stakes were incorrectly placed on his property and promptly notified me of this discrepancy. Please see the attached ****** chat.  In response, I commissioned a secondary survey, this time incorporating the plat, to demonstrate to my neighbor that the stakes were positioned accurately from the Dekalb Survey.  Although their survey with a plat cost $1200, Mr. ******* charged me an additional $190 if I wanted a plat.
      Dekalb Survey failed to furnish me with one or any documentation confirming the correct placement of the stakes. I had placed my trust in Dekalb Surveys precision and integrity. Regrettably, it appears their initial measurements were inaccurate, casting doubt on the validity of the subsequent stake setting as well.
      Additionally, it was not ****************** who placed the stakes on the property, contrary to what has been suggested. To date, the Dekalb Survey has not provided evidence that the original stakes were moved or that they were initially positioned correctly in accordance with official land documents. Their assurances are unsupported by tangible proof.
      Enclosed are photographs and a transcript of a conversation with Mr. ************************** discussing the issue of the incorrectly placed stakes by Dekalb Survey on his property and my remedy our dispute.  I should not be charged by the Dekalb Survey; if anything, they owe me money.  That is for having the stake fence post (8) removed from Mr. ******** property at ***********************************. Since this was an issue that had to be quickly remedied, I enlisted the help of migrate laborers from ********** to remove the stakes from Mr. ******** ************* backpay and perform a clean-up.  They required that I pay them 600 dollars to have the stakes removed.
