      Homestar is the preferred lender of the new build single-family home community we are buying in. In order to get the credits towards closing on our first home, we were pushed to use this lender. So, we received a conservative/high estimate for what we could expect to pay monthly for our mortgage and how much cash we needed to close on our first home by *********************** (loan officer at Homestar) on 4/23/23. The high estimate was $2,200 monthly payment, and we would have to play close to $17,000 at closing. Based on this, we decided to put an offer in on the house in April because we felt comfortable paying this amount. After putting in the offer, we received multiple disclosures that we had to sign that had a $300 increased monthly payment than our estimate. After multiple attempts to contact someone at Homestar about this , ***** finally got back to us (5/4/23) assured us over a phone call that the numbers on these disclosures were not an accurate portrayal of the numbers we have to pay. We also expressed our concern about the monthly payment increasing, and he promised to lock in the rate if it looked like it would increase and promised to make sure the payment would stay near $2,200 per month. We put the offer in at the quoted rate of ****%, and when we saw it increased to ****%, our real estate agents and us both requested to lock the rate at this time. They didnt respond or lock it even after requesting. We did not know that, and now, we just got a new estimated quote on 07/05/23 for a ****% interest rate from ************************* and ********************************* (different loan officers at Homestar). We close on the house on 7/21/23, so they made sure to make it too late to switch lenders. We have not heard or received an email from ***** since he lied to us over the phone. ****** and ****** did not respond to us either when we expressed our concerns they are worst people to do business with. I attached emails and our quotes to show the difference between the two and our tries

      I caution everyone considering this company to thoroughly investigate the loan officer they are working with (and, if possible, the underwriting/processing team). My experience with them was nothing but grief. I applied for my loan in January, with the expectation that my full-time paychecks would arrive at earliest end of March/early April. I was preapproved and not once was it advised I not go through the buying process of looking at homes or signing a contract until closer to that date. In fact, my loan officer was aware I was looking at homes and had 2 fall through due to the seller/poor inspection before the 3rd panned out.So much for 3rd times the charm.According to my realtor sufficient information was rarely supplied during the closing process, although my LO regularly touched base with me and received regular updates/statements whenever requested. There were some definite irregularities I am learning, such as not ever rate locking me. On day of close, underwriting suddenly denied the loan because of my not having a taxed pay check yet (I was still in the temp phase of my contract, about to turn over). They were well aware I was not going to have this check, yet stated theyd need 30 days of check history to close the loan.They could have told me this up front if they were doing their job correctly. I would have delayed putting an offer in on a home. They cost me not only a deposit, but also appraisal and 2 inspection costs. My realtor expressed that due to no fault of my own, Homestar should reimburse me for the inspection costs and appraisal.It has been crickets.Instead, the loan officer tried to act as if I had the knowledge to know what was needed to complete an FHA loan. I am not a loan officer. It is her and underwritings job to do this, not mine.Their negligence cost me a house and my savings. While I can do little about the house at this point, they could remit their colossal errors by refunding me my out of pocket expenses.

      I've been on a COVID-19 forbearance since 2020. In October 2021 I reached out to Homestar financial to let them know I'm now working but not making the same amount, I'm ready to end the *** They sent me a no document modification which is what ****** *** is offering. I didn't receive the documents until after 12/30/2021 and the first trial payment was due on 12/1/21 and I had to accept it by 11/24/21 but I didn't receive it on time. That modification was a Flex no doc mod with and interest rate of *****% with payments of $1,129.28. Those payments were perfect and affordable as my income decrease drastically. I contacted Homestar when I received the documents and the time had expired. They advised they would send new documents with updated date and nothing else would change. I waited to received the new documents but these documents were not the same. The new received has the same Flex modification but the interest rate is now 5% and they only stretched the loan out, the payment would now be $1,444.03 which I cannot afford. I spoke with the account rep several times in February and March to get this rectified. The rep ****** keeps calling but confusing the account with someone else forgetting what he told me he had to reach back out to the loss mitigation department to get the documents corrected or have a partial claim and modification combo. I spoke with ****** today, 04/05/22, he again forgot what he was suppose to be doing for my loan. I reminded him, the he stated, oh I was suppose to send you a loss mitigation packet because Covid is over. I advised him FNMA is still offer the same resolve options as before since my loan was affected because of me losing my job due to COVID. He was very insensitive to the situation. He asked to speak with his manager and he refused to let me speak to anyone else. I asked him to schedule a manager or supervisor call me back and he again advised he's the only one I could speak with, I advised him he has a superior. He refused me

      I have requested paperwork to waive my PMI INSURANCE on my mortgage. This has gone on for 3weeks and have not received paperwork as of yet. Under the Homeowners Protection Act. I have the right to request this paper, get a reappraisal (pay for appraisal) on my home with all the additions and upgrades done to house and due to the current housing market increases to be able to write off this PMI off my mortgage payment. Homestar Mortgagecontinues to deny me that right and not send me the paperwork to start this process. I have spoken to 4 managers and never get a call back and they just continue to give me the run around. Its all a delay tactic, so I give up on my rights as a homeowner under this Act!!

      This company has been unresponsive to assist me with my loan and because of my complaint they have decided to no longer assist me. Ive repeatedly asked to speak to the *** several times and they just keep sending me to the people that arent helping. I have shown the compliance officer ***** that the individuals within their company has a huge lack of communication costing me money time and homelessness. They say theyre going to call me and I dont hear anything back and I have to keep trying to contact them. There are three individuals especially that have caused this problem. ***************************-loan processor and daughter of *************, *************************-division manager.and ***************************-compliance officer. They have ran my and my fianc Credit without our permission. When I made the second complaint Ive never heard anything back from ********. She said she would call me back last Thursday or the following day-12/2/21. She said if I had any more questions or concerns to dial her number directly and until then she was going to look into the complaint and gather all the information and get my preapproval letter back and move forward. I never heard anything back from her but emails stating that she had received my complaint and would be investigating and to get back with her if needed and to also provide her with any ***** of my complaint. I sent her plenty ***** that I was being neglected and abandoned by the loan processor and her father. I requested that ******* not be the one to contact me back on this complaint as he is a part of this complaint. Today, 12-9-21, I heard back from ******* he was very aggressive and told me that they would not be giving me any credit. I asked him what was Credit and why is he calling me. He stated they would not be extending a loan to me And he had reviewed the complaint that I made and thats the end of the conversation. He tried to hang up on me but I insisted that that was no way to handle this being in his profession in as a human.

      I am rejecting this response because: They have not been in contact with me AT ALL! NO ONE HAS REACHED OUT TO ME FROM HOMESTAR! THEY ARE HABITUAL LIARS AND I HAVE CLEAR PROOF OF MY CLAIM! Funny how I couldnt find any good review on ANY of the people listed in my complaint in ****** or any review site in ANY positive matter! I would be more then content to provide all the proof to back up my claim! The BBB website didnt have a way due to being 75 files of proof I have! This company needs an audit by the state and federal governments immediately! The *** is probably behind all bad intent!! Why havent the *** reached out as I have repeatedly requested? Hiding something???

      I am rejecting this response because: this mendacious company has not contacted me at all! Im not sure why they keep lieing stating they have previously communicated with me! Whats the purpose of BBB if they arent actually reading what the complaint consists. I have no reason to lie! They illegally ran my and my fiancs credit and caused a great deal of unresolved issues and NEVER tried to fix the issues! I will be filing a civil suit soon. I will post a copy of that as soon as I file to all my complaints! I want them to call me and formally apologize! Until then this matter will remain open! Is there at least ONE ADULT EMPLOYEE at HomeStar that has the brains to understand how inappropriate theyve handled me?
