      this home inspector is calling out fungral growth in home inspection reports without having the areas tested which is required. you can not idenitfy fungal growth by phyiscal presence it must be tested. this inspector is not trained nor liscence to inspect, test, nor identify fungal growth. it is also beyond his scope of work. however, this insepctor makes it a point to call out fungal growth in every insepction report costing our biusiness financial losses and customer concerns. i want this inspector to refrain from calling out fungal growth in his reports unless he intends on condcuting laborary tests at his expense and providing the proper training and liscences.

The **** Standards of Practice outline the responsibilities of home inspectors, which include conducting a visual examination of accessible areas to identify visible issues that *** impact the safety, habitability, and value of the property.  This includes identifying and reporting any visible issues that *** affect the integrity of the home, including potential fungal growth.
      The inspector conducted a visual examination of the property, as per the **** Standards of Practice.The identification of fungal growth was based on visible evidence observed during this non-invasive inspection.  As stated above, it is the inspector's duty to report any conditions that *** impact the homes safety and habitability. This includes noting visible signs of mold or fungus, which are reported to provide a comprehensive assessment for the potential buyer.  Identification of fungal growth is a common and fundamental practice during inspections. 
      While home inspectors are not required to perform laboratory testing or provide a definitive identification of specific types of mold or fungi, they are responsible for reporting visible signs of potential fungal growth. This includes noting any visible discoloration, moisture intrusion, or other conditions that *** indicate the presence of mold.
      When visible signs of fungal growth are identified, the inspectors responsibility is to report these findings and recommend further evaluation by a qualified mold specialist or environmental testing service. This ensures an accurate assessment and appropriate remediation if necessary.
      **** inspectors utilize their training, experience, and professional judgment to identify and report conditions that *** pose a risk to the property or its occupants. Reporting visible signs of fungal growth falls within this scope, as it relates to potential health hazards and structural integrity issues.
      Our inspector is a code certified home inspector with training that includes identifying common signs of moisture intrusion and potential fungal growth. This training equips inspectors to recognize conditions that *** warrant further investigation by specialists.  The inspector adheres to the **** Standards of Practice, ensuring a thorough and professional assessment of the property. Their role is to provide a comprehensive overview of the propertys condition, including any visible issues that *** require additional attention.
      We encourage verification of the findings by a qualified mold specialist to accurately determine the presence and extent of fungal growth. Addressing the issue promptly can help maintain the propertys value and ensure a safe living environment for future occupants.
