      Our landlord uses this management company for the rental home. We have been living in since September 2023. Since February 2024. We have been trying to reach out to the Myers team property management about a leak. They finally send someone out the plumber tells the management company the bathroom needs to be gutted and the floors need to be leveled and replaced because the house is literally splitting into two pieces. This is very much a dangerous living situation. We have two small children. We finally reached out to the owner after being told many times by the management company we were not to contact the owner for any reason and the owner was not to be on the property. The owner stated the management company has not advised her nor her brother of any issues she had another plumber come out and he told her the same thing. The house is not safe to live in. The foundation will need to be jacked up, and the floors leveled. We were left with no other alternative but to seek different housing . The Myers team is not willing to work with us on our security deposits or our June rent. Instead, they are threatening us with court. I do not think they need to be managing anything. And I think they need to be held liable for the cost of us having to move in the first place, because had they notify the owner months ago maybe it would not have come to this .

      Mr. and ***************, Myers Team is sincerely sorry for your frustration. We have immediately addressed all maintenance concerns of yours regarding the property since day one. As far as the leak is concerned. My plumber could not locate any leaks at the tub where the flooring was separating. He even put in the invoice "Recommend paying extra attention to the shower curtain while using the shower". Which I will be glad to provide.

      We have never been told of the home needing extensive work needed for a bathroom remodel or leveling the floors. The owner has been very thorough at sending their companies as well for plumbing, septic, and rodent issues immediately upon request from the tenant.

      The Myers Team did kindly ask that you refrain from reaching out to the owner directly. As the property management company, we hold the role to facilitate smooth communication between tenants and owners. We understand that there might have been a misunderstanding about getting a pet; however, the owner expressed feeling overwhelmed by your direct pursuit of permission to acquire a puppy, particularly in light of the strict no-pet policy in place. Subsequently, the owner requested that all future correspondence be directly through the management company, ensuring efficient smooth operations for all parties involved.

      I understand that you notified us on May 30, 2024, about your financial situation and the need to terminate the lease. However, it's important to note that providing a 60-day notice does not exempt you from paying the remainder of your rent. Additionally, the security deposit is meant to cover damages beyond normal wear and tear, and it is held separately in an escrow account until the end of your residency. On June 6, 2024, we emailed to inform you that we would not be utilizing your security deposit for the last month's rent. That if the June rent is not paid by Monday, June 10th at 9:00 AM, we will have to proceed with filing a dispossessory for non-payment. As standard procedure for all tenants, you have until the 5th to make the payment, late fees will be applied at 5:00 PM on the 5th. In cases where the rent remains unpaid, a "pay or quit" letter will be sent on the 6th, followed by filings for nonpayment on the 10th.

      We understand that you may be facing some challenges, and we are truly sorry for any difficulties you may be experiencing. Rest assured that we have never neglected maintenance at your property or been aware of more serious issues. Please do not hesitate to bring to our attention any legitimate concerns you may have so that we can address them accordingly.

      I am rejecting this response because: The Myers Team are outright lying when stating they were never told of major issues. Please see the attached correspondence between Myers, the owner and us. These are just a few.

      Good afternoon,

      The Myers Team has not sent any contractors since the first plumber, nor have we spoken with a contractor about any required work. The owner has been managing all the work since then, and they haven't directly discussed any issues with us. It seems that all communication has been with the tenant. When the tenant updated me about a week and a half ago, she mentioned what the owner's contractors had suggested this required nothing from me as the owners are the one that hired this company and handling all issues with the company and the tenant. The Myers Team has not neglected or hidden anything, and this information was entirely new to us. The tenant vacating early and not paying rent for **** is our primary concern, as our role as the management company is to collect rent for the owners. The owners are responsible for handling all repairs and addressing the tenants' concerns. Therefore, I am unsure why the management company is being considered the problem. We have consistently demonstrated goodwill toward the tenant and granted them a 10-day grace ****** to settle outstanding rent. Upon signing the lease, they became legally bound to fulfill the entire term of the agreement. This matter was thoroughly discussed with the tenant, and subsequently, we received the following review: Myers Team has not committed any wrongdoing.

      I am rejecting this response because: you were advised about the flooring in March and kept sending updated pictures to show things were getting worse. The complaint is with your office since you are the representative for the owner. We are merely requesting we get our deposit money back and not have negative impact on our credit. I think that is a reasonable resolution. Especially, since we would be forced to move in order for repairs to be made to make the home safe. I am also in contact with the ***************** to make sure the home is repaired before anyone tries to rent out again.
