    As others have shared, they will not return the $200 admin fee even if the application is denied. The leasing agent clearly stated that it would be refunded as the denial happened within 72 hours of application submission. I managed to get a hold of ***** at the property on the phone miraculously at one point and she said it could take up to 30 days for the refund check to be issued. It has now been 30 days and still no refund. It also doesn't make sense that they cannot process the refund back on to the original payment method. I am actually currently living in another RangeWater property and thought it would be easy to switch to another location closer to my work. I've paid rent on time every month. This has proven to be a terrible experience. Based on other reviews here, I don't have much hope of receiving this refund. I paid $275 ($75 application fee and $200 admin fee) to apply only to be denied and all funds held.

    I applied to **************************** on November 6th, 2024. My application was denied on 11/11/2024, due to my credit. I was told by their leasing agent, ***** *******, that my admin fee would be refunded within 45 to 60 days. As of 01/29/2025, It has been 84 days since my application was denied and I have yet to receive my check. I have called the property several times with zero answers or callbacks. I reached out to ***** for an update, to only be provided with an email address, that hasn't responded to me in over a week. Yesterday, I went to actual leasing office, in hopes to receive answers. All i was given was more "I don't knows", while the manager waved off his staff, from trying to get his attention. This has become extremely stressful and frustrating, because I'm having to chase after a place of business for my money! This place seems to be a scamming several people out of their admin fees. I wish came across the reviews before applying to this property. It's probably only $200 to them, but I don't waste or just give out hundreds of dollars, with no benefit! I need my funds back immediately!

    This company is a FRAUD!!!!! They dont return phone calls or emails regarding deposit refund. I rented an apartment in ******, ** called ********** Apartments moved out September ******* lived there for over 3 years payed my rent on time every month. Do you think they would be happy if I waited 4 months to pay my rent, no I would have been evicted!! RANGE WATER MANAGEMENT (the worst company ever) if anyone is experiencing the same issue please reach out. And the phone number dont expect anyone to answer the phone. Weve left at least 30 messages and emails!!!!

    Living at Westbound at ********* has been one of the worst experiences of my life. I am currently dealing with an extended power outage since 12/31/24, and my last power outage was 1/8/25, caused not by the utility company but by the propertys failing infrastructure. I confirmed this by speaking with a representative from the GA power utility company. I have only gone two full days since 12/31/24 with power. My apartment has become completely uninhabitable, yet the management has shown little urgency in resolving the issue or allowing me to break my ******** make matters worse, there are high-voltage cables from generators, due to the building not being able to connect to GA power utilities, blocking my door that are a major tripping hazard. Accessing my apartment is also a constant struggle as there is no easy way. The sheer number of cables makes it impossible to safely enter or exit my home. Lifting my legs high enough to avoid the wires is not practical or safe nor the fact that there is enough electricity going through these wires to supply electricity to so many apartment units and my unit is surrounded by them, and nobody should be expected to live in these conditions. It feels like management is saying, "F*** you, pay me," while ignoring the fact that they are forcing tenants to live in unsafe and degrading conditions. These said power cables are blocked off from the general public on the sidewalk surrounding my back door and after complaining about the safety they put up orange cones on the wires, this feels like they are making a mockery of my safety. They do not care about your safety, they only care about their rental money!!! Despite multiple complaints, management has refused to let me out of my lease, instead choosing to perpetuate these unsafe conditions. I wouldnt recommend this complex to anyone. Save yourself the frustration, stress, and safety risks by living elsewhere.

    I currently reside at The ************** in **********, **. I work from home and must have internet. I am locked into the townhomes "internet bundle" which has had multiple service failures. Unfortunately, the internet issue is one of many. I am currently dealing with mold from a shower leak. The leak took multiple attempts to seal. After months of a leaky shower, the damage caused to the wall and based boards were never addressed, which has caused mold in the bathroom. Maintenance came out with a paint brush in hand to paint the base boards. I requested the wall to be examined and base boards to be removed. Upon removal, mold was discovered. The wall/mold was left exposed, and I was told they would be back to "fix" the issue. I emailed and called the front office multiple times asking what the process looks like to remedy the mold. NO RESPONSE. I received a "closed maintenance ticket" with a picture of my front door. AGAIN, I emailed front office asking what this meant and where we stood on remediation. NOTHING, NO RESPONSE. This took place on December 17th, my young daughter and I have had to stay in a hotel due to the hazard condition of the ************* unit. Today is December 28th and not one email, phone call from *****************************

    One word: criminals. We moved out of our residence in ******* in June. We were billed by conservice and put into collections for over 4 months of services that we did not receive. When we tried to contact for resolution, we were left with a $400 and no return calls. Countless messages were left and emails to a blank account. If you are to rent from them, be prepared to pay for extra months to cover their vacancy

    I moved out of a Rangewater **************** on 11/6/23, and have followed up at least 6-7 times on the status of the security deposit paid. The only message I receive is that the request will be forwarded to the team managing that location. However, as of 2/20/24, no reply has been received from them.

    I left *******************, a Rangewater property, in August. I paid my final bill at the time I left, but they sent me an updated final bill three weeks later with over $200 in new charges. I attempted to dispute them but never got anywhere. I have since been begging via phone calls, emails, and calls to their corporate office to just pay the balance. After move-out, Rangewater provides no way for you to pay any balance and then promptly throws you in collections 30 days after you move out. The collection notices they send literally offer no process to pay, offer no numbers or contact information - just a threat to send you to collections when you don't pay BECAUSE YOU CAN'T.

    Date: Thursday, September 28, 2023 I Never moved in to **************** Apartments at: *****************************************************************. I put down a deposit for $1847 Plus $810 dollars for a total deposit I paid in the Amount of $2647.00.I went to the leasing off of **************** Apartments on Wednesday, September 27, 2023 and Was Told The Property Was Sold and they do not have any records and my Deposit Monies of Amount of $2647.00. is Not in their Safe.I have a email conformation stating my Deposit check will be cut from the ******************* and I come back and pick up my check.They gave me a telephone number that no one picks up the phone and I need my Deposit monies back for an EMERGENCY.Please help.

    I currently live in one of the residents and to say its been a disaster. We have had so many issues since moving in and nobody seems to care. The regional manager ********************* is a joke, always ignoring your calls never calling you back and have a meeting excuse each time. Theres only so much the people at ************************ can do onsite! The problems we are dealing with have to be corrected onsite. We are now dealing with mice and nobody really have confirmed the issues have been fixed and they want to make it seem like we are the problems! I need to speak to ********************* boss. She doesnt really care to help and has a horrible attitude. Hopefully this gets the attention we need as residents at ************************.
