      Summit completed the build of my home Nov *************************************************************************** my yard. I have contacted them Dec. 2020, April, May, June, July, Aug, Oct, Nov 2021 and Jan 2022 concerning this same drainage issue and yet the pipes they installed are not helping the water buildup problem and they have yet to fix the issue. They are stating the work they did complete concerning the was not in the scope of the build. Why is ensuring that when you cleared the lot and graded the lot, is not in the scope of a home build that you ensure water is not building up in someone's yard as to not create issue with water in the basement or near the foundation? They need to correctly fix the drainage issue. The pipe they installed only pushes the water to another part of my yard with standing water still in the rear and sides. I have also contacted them on Dec 2020 until now concerning a water leak in my front yard. They have sent a plumber and irrigation people and neither found a leak. The leak is coming from somewhere. Summit claims it's ground water. Really? I have had several companies come out to give estimates on the drainage issues. I called the *************** to find the leak. The companies state a catch basin should have been used along with pipes to help move the water and extend the pipe to the road and not stop the pipe in my yard. They all see the leak and the *************** states there is a leak from the water line to my house. Now Summit says they will the plumber out again, because they are sure it is not the irrigation. How about Summit sends out a leak detection company and you will find where the leak is coming from and you can fix it. Why keep sending the same people expecting different results. I still have not had my year walk through. I want the drainage issue fixed correctly and fix the water leak in my yard. I contacted them about a roof leak Nov 2021 and have not fixed the sheetrock to the ceiling from the leak.

      We have been in touch with the homeowner in the matter of the water. I have personally met with homeowner on site to assess to rain water during a large amount of rain fall. We did build up the front of the house with 10 free loads of crush and run for the homeowner per her request to help with a steep driveway. The house is on a basement and there is a low spot in the yard. We have suggested the homeowner to pipe her gutters away from the house. Per the homeowner's signed contract the warranty does not cover any landscaping. It is on 1.3 of the contract. we have confirm there is no water coming into the basement. We did pass final site inspection with ***** county per code and requirements. 

      Even though her warranty does not cover this matter we have been willing to help with a solution. 

      As for the painting of the sheetrock it has been handled fixed as of Feb 5,2022- homeowner knew it would be the first of the year before my painter was available to address the interior paint work. 

      As for the boot on the roof that was leaking we were notify of the issue Nov 5, 2021. We had it repair Nov 15, 2021. 

      My Project manager did a walk through on April 8, 2021. There were a few items on the list - including a window manufacturing issue which we did get 100% handled. 

      We have also have the final 1 year walk through on the schedule for several weeks due to homeowner not being available - We confirmed with the homeowner on Jan 27 that my Project manager is scheduled to come on Feb 28th at 9am. 

      We are requesting the homeowner to remove this BBB Complaint so we can continue to address the issues she is requesting.

      I am rejecting this response because: The owner states per my request to build up for the steep driveway. That is untrue. I was told that this what was done for the driveway to build up for the basement. This was already completed before I arrived on scene.  The front driveway build up has nothing to do with the back yard holding water and causing a drainage issue. The drainage issue for the back yard was discussed with the owner before the build began in 2019 and he stated he would fix the issue to run the water away from my property. The drainage pipe was still my garage when I moved in November 25, 2020 and was on the punch list to be completed, which they did come until May 2021 when I had already went back to work. I told them in January 2021 they could come while I was off work till March 2021

      The owner keeps stating this is a landscaping issue. This is not a landscaping issue, this is a hardscaping, lot clearing, grading issue. The owner created a slope toward my home and a slope away from my home creating a river affect in the middle for water to sit with now where to go. Which I showed and explained this to him when he came February 4, 2022. So this would not be covered under the warranty as this was supposed to be covered under the build and paid for with the back draws. As this drainage issue was known before the home was completed not after. 

      The painting on the sheetrock was completed for the roof leak, but now one told me that it would be the first of the year. How do I know your workers schedule. The last contact I had with the owner was November 18, 2021, they asked my availability and I told them and no one answered that text. I waited 2 months and contacted them about the issues again on January 27, 2022. This is when they finally wanted to schedule the 1 year walk through and I had been asking since November 2021. I moved in November 25, 2020

      The leak mentioned in my complaint was about the leak in the yard not the roof, that the owner was notified December 2020 about this issue, that is still water leaking in my yard today. A plumber came February 16, ***************************************************** my yard with the owner.

      The only warranty issue listed is the water leaking in my yard and any issues fund when his project manager and I find on the final walk through on February  28, 2022. The drainage issue in my back and side yards are not warranty issues. They grading , lot clearing and hardscaping issues

      I have a list of requested items to address inside the house as well as the drainage in the back yard. I will be happy to get everyone set up to come handle, but this complaint must be removed and settled. 

      We are willing to work with the homeowner and address in a fair matter that works for Summit and the homeowner.
