      We have had numerous issues with our new home. After being there only a month or so, we had a metal pipe come loose at the meter. We had to call the plumbers who are listed on the warranty and they did come out late that night and do the repair. We had and issue with our HVAC freezing up during our first winter in the house. The HVAC company came out had to order some parts for the outside unit. Just two months later, our entire inside unit had to be replaced. Two months later we were having yet another issue with our HVAC unit. The service guy realized that there was a HVAC duct just sitting on the attic floor and not connected to anything, not even a vent hole in the ceiling. So for nearly a year I was paying to heat and cool my attic. When we contacted **** ****, we were given $100 for the extra electricity we had used. The island in the kitchen is not secured and now we have discovered that the shower is not properly reinforced and is leaking as a result. And don't even get me started on the horrible management of the HOA that will never do anything and when you call they are "in a meeting." We honestly thought that we would be building in a nice neighborhood but **** **** is all about the profit in his pocket and the image that he is a wonderful builder.

      The first two issues with your brand new home (metal pipe lose at the meter and HVAC issues) were dealt with quickly and efficiently so they need to be removed from this complaint.

      #1 Compensation for electric bills – a check was cut in the amount of $158.84 on 7.21.22 after a review of your electric bills.  What reimbursement amount was expected?  We offered on Thursday, 5.11.23 to adjust the amount and asked what amount you felt was reasonable compensation with no response.  We are happy to offer additional compensation.  The bills ranged from $112.14 - $189.05 which in our experience, are not unrealistic electricity bills.  We have in writing on 4.28.22 from the owner of the HVAC company the following:  "The duct was connected to the duct system but the vent was covered by the drywall contractor and never cut out (the drywall contractor is responsible for cutting out everything that needs to penetrate the drywall.)  This supply outlet served the laundry room.  It delivers a small amount of air (50 cfm.) This small outlet being covered has no effect on the equipment. We cut out the drywall for the drywall contractor."

      #2 Kitchen island not secure – a **** warranty request was submitted on 9.12.22 and an out of warranty letter was sent by ****.  Unfortunately, this was covered under the 1-year workmanship warranty that expired on 5.21.22 so no further action is required by the Builder.

      #3 Master shower has crack and leaking – a **** warranty request was submitted on 5.04.23 and an out of warranty letter was sent by ****.  Unfortunately, this was covered under the 1-year workmanship warranty that expired on 5.21.22 so no further action is required by the Builder.

      Remedies for #2 and #3 (originally sent Thursday, 5.11.23):  The workmanship warranty provided by **** gives homeowners assurance the subcontractors who built their home will back up the work they have done.  These items must be submitted while the warranty is still active and once expired, **** does offer additional coverage.  Options for additional coverage beyond the expiration of the workmanship warranties can be found on their website:  https://www*****************************************************************
