      Jacobs builders left access to our wall and attic when installing HVAC system. We now have Rats in our walls and attic. I am awake at 3:30 AM. due to activity in walls and attic. Jacob's has not taken steps to remedy this problem other than plugging holes with steel wool. Jacobs has also had to remove a pocket door they installed in NEW construction due to mold. This company has done nothing to remedy numerous problems caused by their shoddy work. This is the 3rd complaint filed for this one job.

      On January 20, 2022 3 emails were sent to Jacobs Builders,Inc regarding warranty work to be provided and/or compensated for the following work performed at 20 Pulaski during 2021. On February 4, 2022 I received a reply to the January 20, 2022 email which requested additional information, areas stated no action and areas where the painters and tile contractor would correct specific problems. I heard no reply from either the painters or tile contractor to correct specific problems. As a result of not receiving any message from Jacobs Builders, Inc, the painters or the tile contractor regarding the scheduling of the work, I sent additional emails on March 13, 2022 providing the information requested by Jacobs Builders, Inc in their February 4, 2022 email, clear responses to areas where Jacobs Builders, Inc stated no action, as well as additional examples of workmanship not free from defects arising since the initial January 20, 2022 email. After not receiving any reply to the March 13, 2022 emails for several weeks, I sent the same information via the United States Postal Service to Jacobs Builders, Inc certified mail, return receipt requested. As of this time, Jacobs Builders, Inc is refusing to accept the information sent. The Construction Renovation Contract between the owner and the contractor was signed in late February 2021, and the contractor is asserting the 12 month warranty is only effective until October 12, 2022, even thought the work necessary to have the inspector certify the work completed occurred November 16, 2021; therefore the warranty extend through November 16, 2022. The following is the exact language from the Construction Renovation Contract regarding the warranty- Contractor warrants all materials, equipment and workmanship to be free from defects for a period of one year from the date of substantial completion of construction. At a minimum, a reply to the March 13, 2022 emails, and specific problems corrected February 4, 2022 email.

      I am responding to the owner's certified letter this weekend that I received Monday.  Valid warranty items will happily be taken care of and scheduled with the customer.  As I've stated before, this is the first and only complaint any customer has sent to the BBB in 33 years of being in business and serving over 2,500 customers.  This is the ONLY customer that has physically assaulted one of my subcontractors and the only customer that has hit his head on his personal vehicle denting the fender during a conversation.  Both instances witnessed by several people.

      I am looking forward to standing behind our work and taking care of VALID warranty items.

      I am rejecting this response because: there remains a dispute regarding what are valid warranty items that will be corrected. The valid warranty items which the contractor stated would be corrected upon receipt of requested information which was provided March 13, 2022 as will be shown by emails which will be sent to you: March 13, 2022- 1:36 pm, 1:37 pm, 1:40 pm and April 4, 200- 1:22 pm within the 30 minutes provided

      We have paid jacobs builders $110,00.00 to remodel our home to make a master bedroom bathroom and a small studio. our work was to be finished by the last day of September. As of today November 4, our master bathroom and master closet are usable due to unfinished or shotty work. The contractor continues to stall and in fact canceled Friday’s appointment to look over the work still needed to be done correctly

      We have been in business for 32 years and have had no complaints with the BBB.  This customer assaulted my plumbing contractor's service technician after he told her that the shower drain cover was the wrong color.  This resulted in her husband demanding that the remaining punch list work be completed in a one day period and all further communications take place between me and him.  We have also been waiting on the customer supplied Murphy bed and back ordered plumbing components (hand held shower holder and shower drain).  We are coordinating with the husband and rescheduling the remaining work to be completed as soon as possible.  The plumbing contractor had to pull a service technician from another out of state branch to complete their work which is scheduled for 11/29 since the original service tech was assaulted by the owner.

      Our final building inspection was completed by the City of Tybee Island on October 12 and have therefore reached substantial completion.  We are still owed our contract balance and expect it to be paid immediately upon completion of the punch list items even though it was due at the completion of the final building inspection.  We will keep the BBB informed when and if we receive the balance. 

      We are looking forward to completing our punch list ASAP!

      We have been working with the husband to complete our punch list since the wife assaulted my plumbing subcontractor.  The plumber, his assistant, my HVAC subcontractor, and two of my employees all witnessed the assault.  This assault required that my plumber hire a different service tech from SC to complete the work.  This took several days to coordinate.  After this service tech completed his work we received complimentary emails from the customer.

      My tile subcontractor did a poor job of repairing the shower floor and will return next week to redo.  We will also recaulk the shower seat.  This will complete our "punch list" and we will be expecting payment of the $5,950.00 contract balance.

      Today, is December 13, 2021


      We are now 78 days behind promised finish schedule.


      To date we have paid a over  $135,000.    We have always paid promptly and have expected professional work.   Something we have not gotten.


      I have been here during the entire job to let people in to work.  Plus the stress of policing all workers to wear masks due to COVID, workers not showing up when expected.


      My husband took over dealing with the contractor after I was consistently given runaround answers from said contractor regarding the constant screw ups on this job.   It was effecting my mental and physical health.   


      The master shower is still not completed correctly and is suppose to be fixed today, the third attempt.  


      It is now 9:45 and the guy was suppose to be here between 8 and 9.  No word, no communication.   This has been a consistent problem.  We change our schedule to accommodate workers and they do not show up and do not let us know when and if they are coming.   Guy finally arrived, 1 hour late.   


      We were promised the wall between our master bedroom and the unit behind us would be sound proof.    It is not.   I can hear normal speaking voices, among other things.


      The contractor refuses to repair or compensate for damage done to the master bedroom tile floor due to construction.   That room was totally redone except for new flooring.   It wasn’t needed or ask for.  The contractor knew from the beginning that the current floor would remain.


      As of today we have gone 6 days without cold water in the kitchen due to the way the new  kitchen faucet was installed in February by a  ****** plumber.   I am getting cold water from the bathroom.   It is suppose to be fixed tomorrow.    Because of the shoddy work done by the plumber hired by ******, he is no longer allowed to do any work here.


      The work would have been long done if not for the initial screw ups early on.


      I have not even mentioned several things that were done wrong, that I basically fixed, or we are stuck with.   


      My husbands blood pressure went from 138/74 to 168/80 due to the stress and screw ups on this job.


      We want a 20 percent reduction in the total bill for the shoddy work initially done and the constant stress of redoing what should have been done right the first time and loss of our peaceful use of our home.   


      I also would like ****** builders to take out of his contract that a homeowner cannot refuse to pay for any reason whatsoever.
