      The RV park owner and I made plans for me to moved from Iowa to Rincon GA on Dec 23rd 2021, my family had quit there jobs to move into a permanent lot for our residency. We changed address before we left.. I asked for a list on rules in Nov 2021, I received them in Dec while in route to Georgia, We arrived at 10:PM, The owners never showed up, they had a wild neighbor to come out with her ****** ******, (owner) on the phone to tell me, "not to pull into my lot, to pull over to the side angrily" they guided us into nothing but dirt and on top of a tree stomps, that's were I lived throughout the entire time. We had to buy extensions so we can have water/ sewage. On the 24th of December early morning while unloading, ****** call angrily harassing me about my small freezer by my door, I explained to her that I packed my camper with lots of things to put into storage, they opens at 10:AM, the freezer came from inside my home, thats is going into the camper, I never planned to leave my food outdoors. I asked if she can give me a few ours to unpack and when can I pull into my lot, she said, rocks being put on lots, so I asked if can I back into my grassy lot or another lots that's completed until they ready, she said NOc very angry. She never stopped harassing me even today. It's clear she didn't want me there after the neighbor told her my race.. On February I fell on one of the tree stomps. On February 16th 2022, I tld her I am camping friends out for my Birthday with my camper, when I returned on February 26, with my 31 ft camper the owner had moved a new tenant into the lot where my family live and our mail comes to. I paided my rent on the 1st for the whole month. Now I am homeless with no where to going, my son and I are disabled. I Called here a she texted with 60 days to leave permanently. I have family here and no where to go.. I filed a complaint with the Sheriff's Dept and once they seen how I was being treated,, they suggested that I file with the BBB too.

      We run an RV park, and we strive to maintain a comfortable level of living for all who stay with us.  Before this tenant arrived, I explained that we were in the process of reorienting this particular lot to make it parallel with the ones next to it.  This lot was also being graded and covered with gravel and crush-and-run, but the tenant arrived before that part of the project could be completed.  The tenant did park on the lot in its original orientation.  They were never parked off of an established lot with full hook-ups.  There was never any "angry" exchange, as she reported.  They were guided into the lot in its original configuration, reminded that the lot was being reconfigured, and told that we would assist them in moving their rig as needed to complete the grading project.  

      We do not allow indoor appliances to be kept outside an RV, nor do we allow tarps on roofs, aside from temporarily, as repairs are made.  We also do not allow tents or canopies, aside from a functioning awning which is part of the RV. Our rules are conveyed prior to arrival, then monthly via email at the time invoices are sent.  This tenant argued vehemently about every violation we brought up to her, although she did eventually rectify most of them.  She refused to remove the tarp over her roof, stating that she and her husband were given the RV so they could see what RV living was like.  She said they weren't interested in investing in repairs for something they may not keep.  She understood that fines would be imposed for the duration of each violation.  She did eventually remove the tarp, on the same day that a U-Haul truck showed up to pull the RV off the lot, along with every single item associated with it. They also removed their personal vehicle from the lot at that time. The lot appeared completely abandoned, at which time I texted this tenant to learn their plans.  The tenant refused to tell me their plans for return.  I reminded her that the lot remains our property, and we have a right to know when it will be occupied.  She refused to answer, then eventually blocked our management phone line. She accused me of "harassing" her, although each text I sent was professional in nature and was directly related to park management. I did not engage in her personal attacks regarding our Park Host, who was only doing the job they were hired to do.  I did give her 60 days' notice, as required by Georgia law, to leave our property permanently.  

      Because the lot appeared abandoned (even lights she had lining the drive were removed) and the tenant refused to communicate, we did rent the lot short-term to someone who needed it. However, we made sure that a lot would be available to this tenant, in case they did return prior to the end of month for which they had paid.  In fact, the tenant did return on February 26, but drove through the park in a personal vehicle with no RV attached.  She did text management at that time. She was told that an adjacent lot was immediately available to her, and that she was welcome to move her RV into that lot. No RV ever appeared.  The tenant has not returned her mail key and has an outstanding electricity balance.

      For the record, and in contrast to what she wrote in her complaint, this tenant told me via text that she is a nurse, that her husband is a contractor, and that her son is a college student at a school nearby.  There was no mention of any disability.  In her complaint here, she also reports tripping over a stump on our property, but this was never reported to us.  Finally, her contention that race has played any factor in this situation is completely unfounded and untrue.

      I am rejecting this response because:

      I moved in on Dec, 24th and she's been doing nothing but stressing me out with all these text messages. I've lived there 1month and a half 

      I have a small tent chair when other ppl had garbage and house furniture, she made me move mine and why 

      I put down the rugs to prevent kicking the larger tree stumps 

      Now she put down rocks and allowed them to back in, but kept me  Living sideways in the dirt. She put rocks down in the empty lots too. I called her and asked if I can move in one of the empty lots until she put down my rocks and she said no.  My lot had plenty of nice grass,  there was no reason for me to be on dirt and tree stomps.  I didn't understand why was she putting rocks down in empty lots when she knew how I had been living.  As you can say she did what she needed to do to keep me uncomfortable. She lied about the ponds. She lied about  I mean not communicating with her when I left when you look in the text you see she asked if I'm older and I told her no I won't vacation therefore there were no reason to put anyone in my slide and when I went back there was a second camper there 2 days later she was determined to keep me out of my spot. If you look at the pictures, you will see the 2 different campers within the 4 day period.  Why not call me? Instead she a 2nd camper there still you're the one to month of February, while taking my rent.  So now she collected my rent for February and two other families. 

       I've never had any confrontation with ****** she never really talked to me. I'm not in a position to attack any one my doctors can vouch for that. 

      2 campers within 4 days in my lot that's paid for, look at the pictures, both backed in and not living in dirt or on a tree stump.   All the new campers that came in after me, lived on the clean rocks. It's very clear she was harassing me and keeping me living uncomfortably until I left, which I did not leave I went on vacation. Therefore she illegally evicted me.  

      I put everything away. I took off tarp, put up cazebbo and put chair away as soon as she ask, weeks ago. I complied with everything she asked, because I knew My family and I had no where to go, went on vacation with my camping group, ro come back and see 2 families in my spot living comfortably. Again, I never met her.  I had no problem with Brook accept her being loud everyday and her husband loud work and personal trucks and  We needed that break to sleep. The ppl there are so afraid to say something. Mail box key was returned proof is in the text messages.

      I don't think anyone can look at that partial chain of text messages and conclude that park management is the problem here.  Our mail key has been returned since the time of my last response, so the key deposit has been refunded.  There was an outstanding balance due on the tenant's departure. That has been deducted from her rent deposit and the difference refunded. There will be no further action or response, so please do not send any further communication regarding this prior tenant.
