RENTER BEWARE! My Experience in the last 45 days has been horrible. They charge excessive fees on top of fees. I have been charged over $600 in fees and I am a new tenant. They charged me for not troubleshooting maintenance requests a week after moving in. I was also charged for the repairs of a closet that was broken when I moved in. It is also very hard to get anyone on the phone.Review from Edwin

My experience with Revolution Property Management, led by ***************************, has been a five-year ordeal marked by excessive fees, poor communication, and neglect of property damage. Here's a concise account of my grievances:Excessive Fees and Neglect: Revolution Property Management nickel-and-dimes property owners, prioritizing "company" satisfaction over property care. This approach caused tenant dissatisfaction over many years and them ending lease agreement. the company finds many ways to get money from owners. they double invoice and don't respond to questions regarding finances. Communication Issues: Communication with ******************************* team was frustrating, with a lack of transparency. Upon contract termination, they locked my account overnight, demanding $20 per page for access, which felt like extortion.Property Damage ******************** failed to address documented property damage caused by tenants, leaving me with the financial burden.Tenant Retention Woes: Revolution Property Management's poor service led to tenant turnover. In summary, my five-year ordeal with Revolution Property Management under *************************** was a financial and emotional nightmare. I have rented from Revolution Rental (formally Central Georgia Realty and GTL Real estate) since 2021. My intention is never to harm a business name or speak derogatory against them with any malice. The reviews regarding the bad management of utilities and not being able to reach them are true. I have had a horrible experience renting through this company. It started with them telling me that they didn't have any contact information for the *** in the neighborhood. They changed the name and didn't even notify me as a tenant. They seem to pride themselves in adding additional fees so much so that sometimes they add additional fees with no backing. I will have already paid my bill and they will add a bill in the system and attach a late fee. If you complain they gaslight you into believing you're wrong and force you to pay fees. I have to screenshot all bills and send them back to Revolution to prove they overcharged me for bills, I ALREADY PAID! They had me so stressed once that I paid my rent TWICE!!! I have 3 different systems currently I have to manage through Revolution (that I am aware of) ************ is were I pay the rent yet on occasion the utilities can also be moved here. When the bills are moved here they add a late fee of $235 and administrative fee of $50. Then there is Stripe system were they charge me $11.95 each month and if I don't pay it they move this bill to the ************ system and add $50 to it. Then the most recent is the Nutiliti system, I have not signed up for this system because I thought it would be more simple if I just pay my utilities directly to the company. So that's what I have been doing. Because the utilities are in the company name I don't have access to the bill print out, actual statement dates, or due dates. I can only go in and pay the bill as they become available.Review from TJ R

Ever since GTL got absorbed by Revolution, client and customer service has dropped off the face of the earth. There is no way to actually reach someone to speak about issues.Second, Revolution will charge both residents and property owners with inflated fees for every little thing- $25 fee for auto withdrawals from a checking account every month, $25 'administration' fee every month. On a rental home of $1400 we ended up paying on average another $100 in administrative fees per month. Then there's a $100 fee just to get your security deposit back, IF YOU GET IT BACK. We had rented from GTL for roughly six years. Our first rental house with them was an amazing experience, everything went great and we got the full security deposit back.Recently we had to move out of our last rental house with now-Revolution in May. No one showed on the scheduled date to do the move-out inspection with me. Then, they charged us over half the security deposit for things on the move-out that were known issues when we moved-in, many of which we were told were either cosmetic outdoor issues or things that would not be fixed (like an old fridge that was rusting when we moved in, security stickers that were on the front and back doors, a back patio and gazebo that were falling apart, etc), things that were listed on the move-in inspection and documented with photo evidence for both. We also happen to know the property owner and the property isn't even staying with Revolution as the owner was tired of their issues as well.After a month and hearing nothing from them, **** informed me of them refusing our disputes despite the evidence and paper trail. On top of that, they want to add a $100 charge to send us our security deposit back by either direct deposit or mailed check. Which we still haven't received.It's now the end of July, we still have not gotten any of our security deposit back and they refuse to acknowledge the move-in/move-out inspection sheet information.Review from Lina

I am back. I am all about business and business being done right. I believe in what you do to others, God will make sure you do not prosper in areas you question yourself on why things aren't going your way. I just recently got an email from Mr. ****. (Thank God). After I submitted my frustration on here, I got a response. I just want him, his father, mother and all who runs that company to know that their response back to people is the issue. I got lied to about someone going to call me back and I haven't. I got response saying someone will reach out about certain matters and I haven't. I have a neighbor to the right and my uncle work in this same field and also my cousin of mine who works in this field and I be wanting to ask them for help in why certian companies do what they do. **** and the Spanish guy are ok. But I can not honestly say that about the rest of his crew. I love them but I also have my odds about them.
Mr. **** your management team is slow and it frustrated me to where I do not know anymore. This company can do better by proving faster response instead of having tenants who pay on time and try to not break lease rules wait months for response.Review from Davin

Fraud Fraud Fraud! If I could give ZERO stars I would... Initially I had submitted a request to view a property they had listed on their website. Received an email that someone will reach out to confirm the viewing time... One week goes by still no confirmation. I called and was able to view the property today as the woman I spoke with said it was still available with no pending applications... (Wednesday 8/25 at 12:30 PM EST.) After viewing the property, I submitted an application and paid the fees due along with it. Within an hour of submitting my application, I received an email stating that the property was no longer available (3 PM est.) This company is truly a scam. They are accepting applications and taking money for properties and then saying that the properties are unavailable... DO NOT GIVE THEM YOUR MONEY. Why would your representative tell me that the property is available when clearly they had an application that they had already approved???Revolution Rental Management Response

*****, this is certainly not "fraud." The reality is that the rental market is extremely hot right now, and some properties are renting within hours of being placed on the market. We know this is frustrating for people looking for rental properties, but we are not in control of the supply of available properties. All we can do is process applications as they are received. We wish you luck in your search.
