      As of March 9, 2022, I contracted ASIL to complete a garage remodel, which included enclosure of HVAC ductwork, painting and epoxy on the garage floor. I believe the heart was willing but the execution was flawed. The job took an exceptionally long time to complete and we had a few excuses from the vendor that consistently pushed the schedule back - this project was just completed in June 2022. Unfortunately, the issue is with the garage floor, the vendor put down one solution of 'epoxy-like' that did not adhere to the concrete floor - she put down 2 coats, which began to peel after waiting the recommended time to cure. The vendor patched those areas - it peeled again. Then, I was told the solution used was not the best to use - so that was stripped off and removed and the epoxy with sprinkles was laid down, again after waiting the recommended time, this 'new' solution is now peeling. And now the vendor tells me we should've waited up to 30 days for the last applied solution to cure - based on weather conditions. All in all, my garage floor is not resolved and I've totally lost confidence in this vendor to make it right. I want a refund of the costs associated with the garage floor - as it has been a mess! The disheartening part is that I found the company thru BBB website, when I posted the job needs out there.

      Summary
      To focus on the heart of this matter, we were hired to apply epoxy coating on the garage floor with color chips.  Prior to any epoxy applications, the condition of the garage floor had heavy visible signs of oil stains, large floor crack on the left side of the garage and hairline cracks on both right and left sides.  We also noticed that the driveway is not leveled,and it allows the water flow (when raining) to travel downward towards the garage entrance.  We used the following Behr garage floor products for this garage floor improvement project.

      Granite Grip Coating Application
      This is the initial epoxy coating we applied (after our clients approval) - Behr Granite Grip.  This product was selected for its appearance because it did not require the use of the color chips. The cleaning and prep required us to utilize muriatic acid to etch the concrete and to clean it to provide proper adhesion. After garage floor prep,we had to apply two coats of the granite grip coating within a 2-1/2 day period.  The first coat had a translucent appearance;therefore, the second coat was necessary to provide a deeper and consistent color appearance.  The weather conditions were favorable during this application process. The manufacturer dry time is 3 days. On April, 11, 2022, **************** contacted us to inform that the epoxy coating was peeling.  Since this product have a manufacturer warranty, we contacted Behr manufacturer and they shipped to the client 5 gallons of the graphite grip coat to repair the flooring.  We performed the necessary steps to spot repair and then applied another coat on the entire garage floor as recommended by the manufacturer. We re-applied this product at no additional cost to our client.

      1 Part Epoxy Coating Application
      On May 24, 2022, **************** contacted us again to inform that the granite grip peeled again.  Therefore, we suggested that they switch the epoxy coating to the 1 part epoxy coating since this product had given us predictable results.  On June 24, 2022, before applying this product, we removed the granite grip epoxy with hand tools initially and then the hard to removed epoxy was removed with floor sander and floor scraper.  The dust was swept, and dust residue was rinsed away by using the garden hose and outdoor broom.  On June 27, 2022, we applied two coats of this epoxy in two days. On day two, we applied the color chips so that it would adhere to the epoxy.  The next day we applied the Rustoleum gloss top coat to seal epoxy and color chips.  The recommended manufacturer dry time is 7 10 days.  The timeframe for this warranty service was between June 24 through June 29, 2022. 

      Our Analysis
      We strongly believe that there are underlying issues with the concrete which prevented the epoxy coatings to successfully cure or dry according to the recommended Behr manufacturer drying time.  This is quite puzzling to us because we have applied the 1 Part Epoxy coating on several garage floors with no issues.  The potential inhibitors that could have caused this product to not properly cure is the following:
      - Heavy down pour of rain that run towards the garage entrance and flow into cracks of the garage floor.  This will cause concrete to stay moist longer and prevent the hardening of the epoxy.
      - Inclement weather causes the atmosphere to be humid and the increased humidity delays the curing and/or hardening process.
      - Oil residue that is trapped in the concrete that will not allow the product to adhere to concrete.

      We have performed the proper procedures for both products and we cannot be held liable for pre-existing conditions that adversely affect the lack of adhesion and/or hardening on the garage concrete floor.  Our contract with ************** clearly states that we are to clean the surface of the garage floor and apply the epoxy coating w/color chips.  Any concrete analysis and/or testing was not a part of our contractual agreement.

      Resolution & Conclusion
      We are informing **************** via this communication, that the garage floor requires more time to dry because of the above reasons.  If **************** desires,we are willing to return and spot repair the epoxy coating.  However, this will be our final return and our warranty for this service will no longer be in effect.

      The client was charged $375 for the cost of finishing of the garage floor. Our response to **************** has far exceeded the $375 value.

      Therefore, we do not owe *************** a refund since the services were rendered and if our workmanship had been in questioned, we honored our warranty by returning to repair and/or remove then reapplied the product according to the Behr manufacturer recommended application of their epoxy products.
