All County Legacy took over the property I live in 3 years ago and had been improving the neighborhood since. Believers in replace and not continuously repairing issue and replace with new or close to new appliances/products. Great company so far.

I have worked with ** and ******* from All County to rent my property for over a year now and have an excellent experience. From the very beginning ******* and ** were communicative and supportive, always available to answer all my questionswhich were extensive as a new landlord. Theyre both incredibly knowledgeable and patient. I spoke with multiple management companies and ultimately ended up going with All County, and Im so glad I did. **, *******, and their staff are kind, honest, and helpful. I truly trust their expertise and experience, knowing that myself and my tenant will hear back from them promptly with any needs that arise. Ive recommended them to multiple friends in the last year, some of whom now work with All County too.

After advising ***************** I would be in town to check on the property and verify the lockbox code I was horrified upon entering the property. Initially the beautiful hardwood floors were eye catching but upon moving throughout each room all you can see is an unprofessional paint job with no prep, paint bleed throughout, some areas only one layer of paint other areas had 3 layers. In several rooms two different shades of paint was used. Paint all over the appliances, floor and hardware throughout the house. He refused to acknowledge the paint job was subpar and needed to be corrected. Stating the vendor would not give a refund. I spoke with *************************** with Clean and Refresh *************, LLC who stated I could not get a refund because the contract was between her and ***************** at All County Legacy Property Management, ** approved the work and was given 30 days to make corrections. I was not aware of the 30-day time frame. While walking through the property ***************** acknowledged removing a face plate and dryer vent and would replace both. As of today, this did not occur. Failed to notice a safety hazard on the attached back deck that can potentially hurt someone. Allowed items to be removed and replaced not part of the scope of work (light fixtures removed/replaced on second floor and bathroom mirror on first floor. Failed to return calls of vendors hired by me to help manage property. Paint applied to bathroom cabinets were not prepped and easily peeled off. There was no onsite management of this property as agreed and approved work not fully preformed and paid for. ***************** lacks the ability to properly manage a property and ensure the owner received quality work

Hello *******, We are truly sorry that you feel that we didn't do an adequate job managing your property. From the first day we spoke about your property back in December 2022, we provided complimentary advising and management with the goal of finding a qualified tenant to rent your property for the market rate. We understand that you feel the vendor that we referred did not do a satisfactory job, but the feedback from numerous potential rental candidates was positive and brought several applications. Once you brought your concerns about the paint job to our attention, we brought our referred contractor back to your property to correct the issues, however we were not aware of unapproved upgrades to your home until after the fact. The mistakes were not allowed to be corrected by the vendor nor compensated in any way other than a full refund and although the vendor could have done better, the work was completed and we felt that the solution for the errors did not warrant a full refund. We never received any calls from your own vendors to help facilitate getting the work done. However, during that time, we had secured two potential tenants that were very qualified to rent the property. Unfortunately for everyone involved, you refused to rent your home to the approved candidate(s). As a property management company, we do not receive any compensation from an owner until we find a qualified candidate and they move into the home, so we did not receive any compensation for the time and energy for the several months we worked to get your home rental ready. Had we received any compensation and you were unhappy with our service, we would have refunded any monies paid to us since we did not meet your expectations. We truly regret that you did not have a quality experience with our company.

My observations of the management of this property are based on facts and photos, not feelings or emotions. FACTS:-*****************, All County Legacy Property Management approved work and payment for work that was not completed as stated in the punch list; (photos available)-Failed to ensure only those items on the punch list was authorized and completed- I did not authorize or approve the removal of the mirror in the bathroom on the first floor and any additional light fixtures except for the Dining room on the first floor; (photos available)-Failed to return calls from vendor established to conduct termite inspection on the property in February 2023 (proof available)-Painting vendor is refusing to refund any funds because *****************, All County Legacy Property Management approved the incomplete work and did not respond within 30 days for correction per the contract signed: (recording available)-All County Legacy Property Management Company showed the property to potential tenant(s) on May 27 with all three toilets having dirt rings, warped toilet seat and dead bugs throughout and dirty stove top. On May 9th I showed ***************** the correct products needed to clean the stove top and demonstrated the difference in the area I cleaned. However, on May 31st the stovetop was still in the same condition. (photos available)The feedback of potential tenant(s) is irrelevant as they didnt pay over $4k for a horrible paint job. The owner is the one that is investing in the property not potential tenant(s).On May 19th my husband shared with ** the quote received from another painter detailing what would be needed to correct the poor paint job completed (recording available). According to this painter it will cost double what was originally paid due to poor prep and priming, old paint was used, some walls have 3 coats of paint while other walls have only 1 coat of paint, wrong paint used, paint bleed, 2 different shades of paint applied. (photos available) Between May 9th and May 31 who did you send out to get another estimate to correct the poor paint job?Leasing the property to any tenant(s) as it was would only exacerbate the situation and create an inconvenience and added cost because the cabinets in both full bathrooms was not prepped and primed correctly and the paint easily peeled away. (photos available)You are correct I refused to rent the property in its current condition due to the poor paint job throughout and safety concerns with the mirror and hole in the back deck that could cause serious bodily injury (photos available). I am not a SLUMLORD and the condition of the property screamed, I dont care about the condition of the house.
