      This is a complaint about our upstairs neighbor's **************************** Although we did not hire them or pay them money, their non responsiveness to fix their tenant's issues affect our property. On 11/22/2023, we noticed our upstairs neighbors AC unit dripping water on our AC unit, and also water running down the condo wall. We had the tenant contact their PM, HI roots realty. No action. On 12/3/2023, tenants ran AC again. Told them they have to contact their PM. They said they did. We contacted apt owner, he contacted HI Roots on Sun Night. They called us on Monday, said they would check it out. On Wed 12/6/23, AC tech came. Looked, didn't do anything. Said will check with boss and come back tomorrow afternoon. Thursday, nobody came. Thursday night, tenants began running AC unit again. We had to text owner to have tenant shut off again. Fri nobody came. Sat nobody came. Sun nobody came. It has been over 2 weeks with no resolutions, no updates. Same issue with this property company happened twice within the past 12 months, Tenant issues, initial response but no action. Always takes at least 2 weeks, and we always need to follow up either with owner, tenant, pm. They are getting paid to manage the property, but their response/resolution leaves a lot to be desired. During this year, we complained about upstairs neighbors making noise at 3:30am, 4:00am begining March. Using exercise equipment, loud footsteps etc at 3:30am. We complained many times from March until July. We complained again on July 18th, owner was in contact with PM. Their response back to us "tenants are moving out at the end of August". Isn't the property management company supposed to be responsible for their tenant? So we should suffer for a month an a half with no action? HI Roots should do something. Last time, HI Roots replaced an air con after us complaining for 2 weeks. Cool. Of course they left with the old AC hose hanging from the wall. We have pics.

      In regards to the ** issue. The downstairs tenant reported a similar issue and our owner decided to replace the window ac to appease the downstairs tenant. The current issue that the downstairs owner has is a small drip from a self evaporating window ** that was newly installed. Unfortunately all window acs experience a little extra moisture with higher humidity climates and due to the recent rain.  But non the less we hired an ac tech to install a secondary **** to help minimize the drip.  Unfortunately none of the local hardware stores had the square Tray that was needed and a tray had to be ordered.  There was a delay due to the vendor getting sick and had to reschedule. 

      In regards to the noise complaint,  noise complaint was a filed to the association and when we received the noise complaint we sent a violation letter to the tenant.  The tenant disagreed with the violation and cited they were only doing normal activities such as getting coffee, walking to the bathroom and leaving early for work.  This was brought to the association and violation was dropped.  Disagreements arised after, we still continued to mitigate the issues by letting everyone know we are trying to work together and to be respectful to one another.  After continued complaints from the downstairs owner, then we/the owner decided not to renew the lease.
