    Super sloppy work. Had multiple facts about our home wrong, including the square footage. Then used comparisons with half the finished square footage and only gave us an $8,000 adjustment for it. We appealed it but she claimed the the homes that had recently sold on our street had "superior interior updates". Which is obsurd. Our entire subdivision is less than 11 years old and I've been through several of these homes. If anything they didn't have nearly as nice interior finishes. She also came that the 1,200 sq ft lot difference didn't need to be taken into account or the 1,000 sq ft basement area because she had made a $1,000 adjustment for another bedroom already. Warning to all, steer clear! I could put my house on the market today and sell it for $30,000 more than she appraised it for in less than a month!

    Borrower appears to be unhappy that the value was not as high as they wanted it to be. That does not mean the work is sloppy. The value came in only $5,000 less than the highest sales in the neighborhood. There have been 3 sales in the subject neighborhood at roughly $300,000, all other sales less than the value by the appraiser. Again $300,500 was the highest sale price in this neighborhood, appraised value was $295,000.
    Multiple facts wrong with home: box was not check that property has sump pump (that does not change value, but was corrected when it was mentioned since appraiser had photo in work file showing there was in fact a sump pump. % of lower level finished, this was correct for them, however the square footage is not adjusted, it is adjusted by room counts. The other item was a patio which only is valued at roughly $500. The ordering company wanted report "as-is" so the driveway that was going to be poured was not included at the time. Borrower also listed that as a wrong fact about the home.
    Borrower appealed with comps they suggested which had additional updates (3 car attached and 1 capped), or a property with 2 attached and 1 capped with a larger main floor square footage). These are not comps that would have been considered, since others more similar were available. The subject has a 2 car attached.
    Correct the lot sizes might be slightly smaller than the subject, however, larger lot is does not always mean more valuable. 3 of the 5 comps provided are located in the same neighborhood, or the same bedroom bathroom count (on main floor), similar square footage, 2 car garage. 4 of the 5 comps had only slightly over 1% Gross adjustments while the 5th comp was only 3.1%. Very minimal adjustments were needed. This borrower seems to have wanted a higher value and is trying to find anything wrong with the report / appraiser.
