Mr. ****** failed to make his required monthly dues payments and was referred to collections. He provided this review after collection attempts had begun. Over the course of almost a year this company and the board they solicited from have caused deep scars to our community. Name calling individuals who had inquired about financials and transparency (per our associations bylaws). Advising the board to cease monthly meetings. Edge lacks professionalism, empathy, and organization. These traits stood out after months of stalling, dodging our associations bylaws and avoiding the community meetings. After a new board was elected Edge took days to weeks to reply with simple items (like invoices, financials, and other pending issues affecting our community). The worse offense of these was during climate events that impacted our community. Leaving many residents to lose wages (due to inaccessibility of association roads) and placing at risk many of elderly persons that reside here. No follow up, no responsibility, and no compassion. Edge also pads their ratings with reviews from their own staff, friends, and family. See the two 5 star ratings posted as evidence. Review the contract Edge is abusive when it comes to their legal representation because your association is on the hook for ALL of their legal expenses. They certainly won't be transparent in their invoices even though they're using YOUR money! Sadly, we are not the first to fall prey. There are multiple other properties whom have reported to a similar course of events. A board brings in ****, Edge gets the board to cancel association meetings, poor services are rendered, and homeowners get sick of the status quo pushing out Edge. The associations that have cut off Edge are left in poor financial status. In one such instance Edge would not provide a contract and instead only would disclose after nondisclosure agreements were signed. The way the staff and ownership behaves you'd think they were paying you. Expect highly defensive and deflective responses when making inquiries.If you're looking in property management companies, RUN and don't look back.Edge Property Management, LLC

The claims made in this ‘review’ are categorically false. All services Edge provides are pursuant to a contract between Edge and the homeowners’ association board. That includes, among other services, enforcement of the Association governing documents as written. Edge does not write the homeowners’ association rules or guidelines or provide an opinion on their reasonableness or practicality; those are the work of the Association Board and members. However, when rules are properly written and recorded, Edge is obliged to enforce them without preference or favor. Similarly, Edge is obligated to provide all documentation required under the association’s governing documents and the laws of the State of Iowa. In order to ensure that all parties receive the same information when requested, Edge works with legal counsel to determine which documents are disclosable under those governing documents and the applicable laws. While Edge collects all association dues and pays expenses, it does not set the budget for any association or direct the association board how to spend its money. Again, those decisions are made by the association board. Edge is also contractually obligated to administer the association’s regular meetings. Frequently, due to space limitations, Edge will conduct those meetings in the conference area of its offices.
In this particular case, Edge became the property management company for Meadowbrook in February 2023. The association has a recorded set of covenants, bylaws and rules, which are available to all members. A group of members, unhappy with Edge for enforcing the association’s rules, attempted to name itself as the governing board, terminate Edge’s contract, and take all documents related to the association from Edge’s offices. Because this was not a duly elected board and had no contractual or legal authority to take such actions, Edge refused to comply. They then harassed the existing volunteer Board members until the existing Board resigned. Despite being presented with an audit showing that all funds were handled properly, this group continues to make false claims about the management of the association in an attempt to disparage Edge and harm its business through false reviews to the Better Business Bureau and elsewhere.Review fromLinda M

*** lived here over 25 years. So have been through multiple property management companies. **** has been the best, by following our guiding documents and having all information for homeowners accessible, which previously was only provided to the board. These women are strictly professional and always willing to answer questions. As I read these responses, I find, as with most reviews, you can tell who is following the rules and who is not. Our budget is being followed and the property work is being completed better than in years. I Highly recommend this company for HOAs that want experienced professional management over the inexperienced micromanaging neighbors, needing a hobby.Edge Property Management, LLC

I belong to a 60-unit homeowners association managed by Edge Property Management. Edge Property Management is a take control company who does not get or take direction from the elected officers of the association. **** told the board they didnt have to have elections, which meant other homeowners couldnt be elected to the board; a By-law not followed. No minutes are reported as having taken place, which is against our Homeowner By-laws. Homeowners have no idea if **** is using our money to their advantage or how monies are being spent. When homeowners have asked to see financials, statements and/or books, they are denied access, another By-law not followed. The board is non-existent; if there is input, it is not known to homeowners. This management company cannot be trusted; I would not recommend anyone to use them.Edge Property Management, LLC

How does this entity have a rating of A+ when it is not BBB accredited? I agree with everything in ****** L's review. No meetings as was our usual procedure, hence no meeting minutes. I only receive emails when Edge gets my e-check for paying my HOA account (and now it will be an extra $2.49 for that--times how many units? 60.) When we sent a request for siding repair after a storm, no response of when it would be fixed and no questions on the repair once completed. This apparent inattention to homeowners and their relative satisfaction or dissatisfaction with any Edge issue certainly indicates their lack of concern for and value of our complex and owners.Edge Property Management, LLC

I am a unit member of the ******************************** and up until just a couple of months ago did I realize how poorly run our association is. **** has failed to abide by our by-laws and instead, have taken it upon themselves to "run the show". They have provided us with sketchy financials and have failed to show receipts/invoices per several other concerned homeowner's repeated requests. I have sent them 2 emails asking for an appointment to view statements/invoices/paid receipts (per our bylaws homeowners have this right M-F during normal business hours and I have been ignored. Our budget is a disgrace and there are fees with no explanation. We are an association that spends $3000/year on dues and we have a right to know where and how our money is being spent. **** fails to remember that they are the employee and the HOA/Board is the employer. We have asked for transparency to protect ourselves and Edge will not disclose. Red flags are everywhere with this company.Edge Property Management, LLC

Prior to hiring them as our property management company, several homeowners had concerns about them. Bad references, reviews and an awful contract led many to believe this was a mistake. Our board hired them anyway. It didnt take them long to prove our suspicions correct. They started off with a name your pain meeting held at their office(which is locked during normal business hours to prevent people from confronting them). They took questions while our board sat idly by doing nothing. Members were told they had 5 minutes to talk. There would be no back and forth questions, and if you were deemed to be troublesome you would be forcibly removed. They were condescending and dismissive and answered no ones questions. Over the next few months, they realized they could control our board. Realizing they didnt want to be confronted, **** told them they could stop holding monthly meetings(which we had been doing for 30 years). This culminated in telling them they did not have to have elections at our annual meeting(against our Bylaws), because they realized we would have elected enough new board members to fire them. They began sending out communications INSTEAD of our board. It became obvious that they were making all decisions, some of which specifically benefited board members. Homeowners phone calls or emails are rarely returned. When they are, they are condescending. They claim to have fixed problems when indeed they havent. They are using our monthly fees to pay an attorney to keep us from getting control of our books or money. They ignore our requests to see invoices, statements or books. It is impossible from the monthly financials(which sometimes take months to get) to see how much money they are getting from us each month. They will say this is coming from a homeowner who was told to take down a bird feeder. This is false. They are manipulative and unscrupulous. Short of a lawsuit, it is impossible to regain control. If I could give them no stars, I would. This company is run by a very angry woman named Wendi. Edge Mgt has repeatedly failed to follow the by-laws of our HOA. Refused to give us detailed information on what all they are charging us for, even simple things like how many times the pond in our HOA was mowed, and what the cost per mowing is....they upped their rates, mid-contract; and have huge expenses for administrative fees.. They failed to notify us, as spelled out in the bylaws, of an annual meeting, so we were not allowed to vote, didn't recieve notification until the day AFTER the meeting.....There are multiple reviews out there with concerns, about their handling of money.What are they hiding? If you are doing things right, there should be nothing to hide, in my opinion.Edge Property Management, LLC

Edge Property Management is a completely unprofessional business. I live at the Carmen Estates and have an atrociously noisy neighbor living above me. I have talked with the neighbor and was told to study elsewhere; afterwards, I sought help from Edge Property Management who told me four options 1- live with it, 2- spends 1000's of dollars on insulation (in a ceiling space that i do not own, 3- contact law enforcement, 4- play noise. I went with option four leading to the neighbor to contact police on me for allegedly "scaring" and "harassing" said resident despite playing noise to only eliminate her noise. Hoping that this event would cool things down with the neighbor, i was wrong and it only got worse. I once again contacted Edge Property Management and showed them video evidence along with decibel readings which surpassed regulations and still chose not to do anything. I have explained all of the bylaws and rules that each resident had to sign to purchase this property to the property management and they still choose to not do anything. I have attempted to schedule an appointment with the manager of Edge Property Management and was denied to be seen. This company is nothing but a company to take your money without results.Edge Property Management, LLC

Just like any other home that you purchase, you can't control who your neighbors are. These are not apartment rentals, these are homeowner occupied. The police have been called by **************** several times and the police have not been able to change the noise level of the neighbor. If the police can't control the noise level of a neighbor neither can Edge Property Management as a management company of a HOME OWNERS Association. Thank you,
