I am giving my 60 days notice to my property manager, Cortland on the River, for several health and wellness issues. Due to the issues themselves and Cortland not being able to provide a safe environment for me and my pet to live in, I asked to be let out of the lease upon 60 days without paying their $4,080 "consideration fee" but they declined and did not accept my 60 days notice. Due to the character limit, I will summarize the main issues;1. In addition to the fire alarms being "tested" almost every other month, Cortland ran the fire alarms for 3 days straight from Oct 19th to the 21st, deafening my dog and me. I received no warning in the form of a paper or notice on my door, and at the time was unable to receive emails. I have documented PTSD and tinnitus from my military service and it took a week to get back on my schedule afterward, not to mention it cut into my online classes which I am paid to go to by the ** Bill.2. My trash cost is rising despite the fact that people are leaving and Cortland has no way of measuring how much trash I use.3. On October 31st, a guest and I using the gym were told to leave by the cleaning staff for the entire day as they were cleaning the gym. Cortland gave no warning of this prior.4. Cortland has had long lapses in which they did not provide sanitary wipes or soap in the gym and gym bathroom, presenting a health hazard. 5. The parking garage speed limits are not enforced, and on multiple occasions, I and other guests have almost been hit by other tenants.6. There was a foul odor in the hallway outside of my unit from mid-June to late July which smelled like death, and Cortland did not take care of the issue in a timely manner.Due to these main reasons which have impacted my health, I no longer feel safe in my own apartment and Cortland will not waive the "consideration" fee despite not being able to provide us with a safe and healthy environment in our apartments.

I am filing a complaint against the property management/ leasing office for Cortland on the River in ***** *****. First and foremost, the elevator was down for over 2 months consecutively and it hasn't worked consistently for the entire time I've resided here, which is approaching a year. It isn't up to code and is a safety hazard. They also are in violation when it comes to *** codes and requirements for commercial and residential buildings. Also, I have contacted the leasing office countless times in regards to this matter as well as a reoccurring issue of animal abuse/neglect. I have had to listen to a screaming dog on my floor for countless hours a day when I am home. It sounds like it is coming from above me and since I am on the top floor, there is the concern of a potential squatter. They have not taken this disturbance seriously or resolved the issue. I am paying almost $2,000 a month to live here. There is also a disturbing matter of potential unlawful surveillance in my apartment and this is separate from the Dwelo smart technology installed having possible privacy violations in their practices.. The list of complaints could easily be compiled. Nonetheless this company needs serious action taken against them to ensure they are coming from a place of integrity and seeing that tenants have a safe and peaceful place to live, considering the excruciatingly high price point. I have even contacted the **** who oversees several of their properties between ID and CO, she has not responded to my detailed, scathing email covering the countless issues not being addressed. I hope the BBB is able to find a solution and lower the rating to force this apartment complex to provide what's outlined in the contracted lease agreement. I also hope future potential renters may be warned when considering calling this dysfunctional supposed ' pet friendly' property home, its false advertisement and unreasonable for the cost to reside here. People need to be aware.
