I submitted an application and paid the $50.00 application fee. A woman, I believe she was the office manager, approved my application. I paid a deposit of $750.00 and gave notice to where I was living. It took Rent Solutions three weeks to get the inspection done and when it finally passed I explained I had not received the key and the lease. I went to the rental office to take the lease back and the owner was there. I called to say I still did not have a key and the owner told me that he could not rent to me now. I asked why he all of a sudden could not rent to me after I have already been approved and I put down a deposit, and he could not give me a reason. He said he would give me back my deposit but refused to also refund me my application fee. I believe he decided not to rent to me because he saw that I was African American.Customer response

I am rejecting this response because:
Everything they stated was false. I never threatened them. All I said is that I paid them and asked when I can move my stuff in. I paid them first and last month's rent without a lease. I applied in January and was approved. I was expecting to move in after they had the inspection set up. They were just trying to find a reason to not let me move in. They need to refund my money. They are lying.

***** ****** did submit his application along with the $40.00 application fee, not $50.00 in January of 2021. On January 20th, 2021, I ran his credit/background report, and everything came back approved. On January 27th, 2021, ***** requested to move in earlier than his original request date of February 1st, 2021. The Leasing Agent informed him that he would have to pay a prorated amount for the remaining 4 days left of January. ***** then began a series of threatening text messages that started around 3:30PM in the afternoon that lasted until around 7:40PM that same evening. He said that he just wanted the keys so he could move his belongings into the unit but would not live there until February 1st, 2021. He said that we should wave those days of rent because he had waited so long. The Leasing Agent informed him that he would still have to pay for those days and that it was company policy. He then said that he was going to file a lawsuit with Land of Lincoln against Rent Solutions and that we would not let him move in because he was African American which is absurd. He threatened to contact newspapers, social media and to contact her place of employment to ensure the Leasing Agent was never able to lease again. He also stated that he would leave a negative review against Rent Solutions for every site that we have rental properties listed on. I have attached screenshots of his text messages for reference. ***** was denied that day for his aggressive and threatening behavior that you will be able to see in those text messages. On January 28th he began texting the Managing Broker requesting his application fee back. He was told that it was non-refundable. ***** ****** then told the Managing Broker that he would stand outside of the locked office doors and wait for an employee to come outside so that he could take his $40.00 out on an employee. He was told not to come onto the property because we would call the police. *****’s response was that he did not care about the police and that we were going to learn who he was. I have also attached that screenshot as well. Rent Solutions will not be refunding ***** ******’s application fees. Application fees are not refundable as it is stated on our all of our listings and rental applications.Business response

Rent Solutions will not be returning the application fee. It states on our website and applications that application fees are not refundable.
