Had no idea that the realtor and the builder were co-owners of the property which was an ethics violation to begin with. My best interest was not their priority. Once closing was done they had no interest in contacting me with issues that I had with my house. Some of the issues were posted on social media. Very unprofessional business practices and poor customer relations. I had to leave a star rating in order to move forward to bad they didn't have a zero.

    Results Realty USA Response

    01/12/2022

I appreciate you taking the time to address these issues. I will do my best to give you a accurate and honest response to the illegitimate complaint filed by *********************.- In the middle of November Jean's son, *************************** reached out to me asking if I would represent his mother and help her find a new home. ****** stated she was not happy with her current agent. I have known ****** since I was in about fifth grade. I said I would be glad to help your mom out any way can. **** and I touched base and schedule an appointment to meet at my office. When we met at my office I met ****, her father and her sister. They gave me the criteria we were looking for and we started the search. **** sent me a few properties that she saw and I started to send her some as well. With that being said, we saw the new construction listed off of 256th Ave. She liked the idea of having a new home and it seemed like she was getting way more bang for her buck. I explained to her the process of a new construction home and what to expect. I also explained to her my brother was the listing agent and he is knowledgeable and easy to work with. I will also remind you ANY and EVERY TIME **** and I met up, whether it be at the house or the office, her father and sister with her. After all of us looked at the lot and what over the options we decided to write the offer, again all three people on her side were there to go over everything.- Once we started the process I usually touched base with **** two to three times a week. I have roughly 100 emails or so proving I was there every step of the way. Once the house started to be framed, I usually stopped by the house once or twice a week to make sure things were moving forward. I would touch base with **** on how things were going. ****, her father and her sister would also stop by the home several times a week to check on it. I would also meet all three of them out there through out this process to make sure they were happy and things we getting done. Was the roof was on between myself and Jeans family we were probably there two to three times a week. With the builder and listing agents permission the buyers had access to the house. They had the combination to the lock box and were in and out of the house quite a bit because she was picking/changing the paint colors, up graded the flooring, the tile, counter tops, appliances, added a generator etc..... The builder also had to make adjustments to the blue prints because she wanted to add a fire place. Which the builder allowed. At that point and time the son was now in the house and had access to it. Her son did the fire place, did all the brick work around the fire place, mounted the heart. I also thing he did some other work as well. The builder allowed this because we were all friends at that point and time.- From about February 1st until April 22nd, between myself and Jeans family we were in and out of the house inspecting and making sure things were getting done, at least twice a week. When it comes to the final walk through, we were in the house roughly 25 to 30 minutes. By we, I mean myself, ****, her father and her sister. We were also there the previous Tuesday and Monday as well. When we did the final walk through I checked all the cabinets, make sure appliances were working, checked the water, checked all the lights, made sure spare keys and garage door openers were there, made sure manuals for the appliances were there etc..... We all walked through and not one thing was brought up regarding anything she is mentioning. The two issues that were brought up were bathroom mirrors and no mail box. I told **** the builder does not do bathroom mirrors or mail boxes. He did not explain why. The builder did mention the mail box up front. The mirrors were a grey area. I told her I would help and chip into get her mirrors. I even have text messages of me showing her different styles of mirrors trying to help. Then she said she found some she liked and never brought it up again. On top of that I did mention to her to get a home inspection and she did not want to spend the money. - Regarding the tree's **** did bring that up right away. The foundation was already poured and the builder did not want someone else on his property cutting down trees with a box truck and close to power lines. He did not want that for liability reasons. I mentioned to **** as soon as the house was done have her son ( ****** ) come cut them down. He owns his own tree trimming and landscaping company. If she was that concerned about them I am not sure why she would wait until three months after she moved in and still did not do anything to have them trimmed or taken down. - After this property closed. **** emailed me two or three times. **** never called or texted me, NOT ONCE. I would be more than happy to provide my phone records if possible. I did respond to one of her emails, stating I was not going to be her punching bag. The reason I stated that is because her son who was a college wrestler, college football player and also has about 100lbs on me started slandering and threating myself, my company and my family. He was referring us as " scabs" " I know where you live " etc.... those are just a few of the things. I actually had to block him from all social media and my phone. At that point and time I thought it would be best to leave it alone. On the side I did follow up with the builder and listing agent about the sewer line. He said he was addressing that and it is being fixed in the proper manner. So that is really what happened. My brother made this a custom home for her. It was not a spec home. To say she had no idea my brother was the Broker or the builder is rather ********. She met my brother at the house almost two to three times a week to go over all of her custom requests. The build started in in Jan of 2021 . I have emails dated and time stamped with **** and my brother ( ***** ) talking about the build and going over every detail on a weekly basis, usually on a daily basis. I have hundred of emails that I could send you with her and the builder discussing the build out. I would be more than happy to send those over to you as well. She already tried turning us into the board and that got denied because we did everything to the book. I will add the Managing brokers response that he sent to the board responding to Jeans issues. Also, if she can file a complaint with such a short description would be unfortunate. Also, I am not a owner of the property. I have nothing to do with property nor do I have any interests in it. I was the buying agent. On top of that **** picked this house out before I could even show it to her. Here is the response our managing broker sent to the board "I have read the complaint and this is the first I have heard about it! I have never received a call, a text or an email regarding any of this. I see on the complaint form it also states this was turned into the ******** board, which I have not heard a thing from. I see this was a new construction and a winter build in *********. With our brutal ******* and all the snow we received last year I can see how the ground shifted and the sewer line snapped. It was all installed and inspected by all the proper and licensed people. It was corrected as soon as the builder was informed. The city sewer did not back up into the house since the sewer line was broke off from the house and the main was 12 feet deep. The only sewage that could have been in the house was from there few days of use. This amount could not have flooded the entire basement. The owners removed everything from the lower level, threw it out and didn't take any pictures of any damage. They instantly turned in an insurance claim and have been paid over $30,000 in damages so far. I am questioning the legitimacy of their claim just I am questioning the legitimacy of the other accusations. The selling agent knew the son for over 30 years and they were friends, that's how he got involved with the buyers. They said they had issues with the agent they were working with and wanted somebody new. It seems to me that their is a pattern here were they are not happy with anything. ***** approached me after the transaction closed and told me the buyers son was calling him, threatening him and slandering him. I told him to not respond to such harassment and not to return his calls or threats. We run a professional company and pride ourselves on Professionalism, ethics and morals. Both of these agents have been practicing for appx 13 years and have nothing but 5 star reviews and feedback. They both are solid family men and have a great following and great reputations. The agents with the owners permission allowed the buyers to entire this property 24/7 to do work they wanted to perform. They had the lock box code and had many people in and out of the house. There were constant scratches, nicks and marks from the buyers workers carrying in stones and mortar and other building products while working on their own projects in the house. They were causing alot of issues and blaming other people. When the buyers called ***** to work with him and they found this house and he informed them the listing agent was his brother. They already knew that since they were local people and knew their names. The project was done professionally and properly to all ********* codes. The Inspector in this area is probably one of the fussiest inspectors there is and nothing gets past him. I have been working with builders in that area for over ********************* that inspector is a real ********. My final comment in regards to the final walk through, the buyers were in and out of the house constantly and already did their own walk through. ***** spent approximately 30 minutes with three people making sure everything was fine before closing. If I can be of any further help, please let me know, thanks."This lady has filed numerous complaints over the last year and none of them have stuck. At first she tried to file a complaint stating I did not do a proper walk through. That did not work. Then she filed a complaint on our company because the city sewer line snapped. This did happen and my brother did address. It got a licensed plumber out to the house with in 24 hours, dug up the yard and fixed properly. It did not cost the buyer a ***** out of her own pocket. That was a legit issue and we addressed it right away. My brother has build over 200 homes and this was the first time something like this ever happened. He did fix it properly and in a timely manner. She tried filing a complaint about that. We spoke with the state showed them the scope of work that was done and all receipts plus pictures. The state said it was freak accident and it was address accordingly and appropriately. She also tried to file two more complaints that did not stick. Now she is trying to say that she has a problem with the broker and the builder having interests in the property?? I never had any interests in the property. I feel she is reaching and is continuing to look for some excuse to try and get us in trouble. We do appreciate your time and thank you for giving us a chance to respond to her illegitimate complaint. Please feel free to call **** at ************ ***** at ************ or **** at ************. Thanks again!! Happy New Year
