      The transaction began around January of 2022 to renovate a newly purchased home. A contract was signed with the business with the total cost of the renovation being around $180,000.00 being supplied by Guaranteed Rate. Work began extremely slowly and 3 separate fund disbursements were given to the business. The first disbursement was for approximately $46,000.00 which included approximately $35,000.00 in material that was never purchased by the contractor. When confronted about the missing material, the contractor admitted to having money issues and suggested we use a different contractor. The contractor also denied accepting the funds for the material and not buying them and refused to refund said money.

      We started our project over a year ago with an initial estimate of **** months. We are very delayed and almost half a year over the high estimate. Issues:1) Our contractor has neglected to provide us with workers and we are being given the run around - during Q1 people barely showed up to do work and then again in April/May and now we are back to no one showing up to work on the property. There's still a lot of pending work with no end in sight. 2) Contractor has failed to manage the work - resulting to workers coming to us for input, quality issues, misprioritization of work, delayed deliverables, lost items / materials, re-work, me and my husband buying and sourcing materials like paint, schulters, door knobs, silicon, etc so that workers can continue with their tasks, etc 3) Contractor used the money for other projects - he admitted to this and mismanaging finances and resources. We have been asked multiple times to fund materials when the money has already been disbursed in January. He has also failed to pay his workers and this has impacted our progress with everything coming to a complete halt. 4) Contractor has lied to us multiple times -passing blame and denying things he said (even when it's on text), the recent example: confirming people have been paid and will return this week (worker has confirmed to my husband via text that he has not been paid)5) Quality issues Please note that i have multiple emails and texts and a shared diary that documents what has been happening and the lack of management and progress for this project.
