      My son was a resident at **************** for two years. On 07/31/2023, when the lease agreement ended, he vacated the unit that same date after having living in a building that had a flooding and the repairs took 6 months. My son returned the key at ***** AM, as he thought that the deadline was 12 PM. The management of the building, sent me an email asking us to pay an extra $183.13 for a delay of 3 hours as the deadline to render the key was at ***** AM, I contacted ******************************** who was fully aware that my son has a disability and confirmed that after two years living at the property of which 6 months were in a poor and noisy environment during the repairs of the flood, we never complained even though the adverse conditions affected my son's health. This was her response: " You are correct in stating that the rent amount is incorrect as we prorated the RENT charge to be accommodating as RENT for the rooms is actually $879 + 25% of this would be an additional $219.75. Rent in our lease is determined as a whole amount and not a prorated amount. We did provide the accommodation of taking into consideration ****** turned in keys at 10:54am which was 4 hours after the designated move out time of 8am which was calculated at a 4-hour proration of 24 hours in one day". Even though the residents of building 1 had to live in with so serious and extended inconveniences, I decided to pay this outrageous abuse and divided the extra $219.75 by 24 hours and the delay of 3 hours, because from ***** AM until ***** AM lapsed 03 hours not 4 and paid the correct amount which is $27.45. However, **************** demanded payment for a fabricated $183.13.******************************* contradicted herself and sent the inexistent debt to a collection agency, when I had already paid the delayed extra 3 hours

      I received a voicemail on November 27, 2023, regarding an outstanding balance for my lease at CA Ventures/ University Park AT *** Owners, LLC. I am rejecting the bill due to a major damaged building structure and window that was never replaced at my apartment for nearly twelve months. I became severely sick from the mold buildup, where water continuously leaked inside the unit. I also caught a bacteria infection, due to roaches at large inside the unit. CA Ventures/ University Park had inoperable security cameras during an assault case that involved a weapon, which I was a victim to on property. CA Ventures/ University Park had the opportunity to receive a check from the Palm Beach County Small Business Covid relief program to satisfy 8 months of rent. The county approved me for the program. ***************************** had previously accepted a $2500 check from the county for a similar 2022 program. ******* agreed to accept a second payment in February of 2023. She stated via-email that she would complete the documentation necessary to address my rent situation. After five months of waiting on ***************************** to complete the county's paperwork for the relief program. I received an email from both ***************************** and *****************************, the property managers at Ca Ventures/ University Park that they had decided not to follow through with the promise they made previously in writing. They gave me two weeks to come up with 8 months of rent. I was in total shock and pleaded with them to follow through with the county's small business relief program for my business. I was later evicted with a $12,000 bill for unpaid rent. I am asking that CA Ventures owners of University Park to carefully look into this. I have also reached out to CA Ventures registered agent, CSC in ***********, *******. If photos are needed of the damages, please let me know to submit them.

      MY son was a resident at **** *********** for the last 2 years . The contract was signed for 1 year but the rental arrangement forces tenants to vacate the property on 07/31/2023 at ***** AM. for the 2023, the rental imposed mandatory renter's insurance paid through the rental. In February, there was a heavy flooding and when I requested a copy of the policy, management refused to provide a copy. Residents had to live for over more than 6 months with noise and a horrible smell caused by water damage. At that time, we did not complain. When my son had to vacate the property, on 07/31/2023, management charged his account with a holdover fee . This was the response from the regional manager: "You are correct in stating that the rent amount is incorrect as we prorated the RENT charge to be accommodating as RENT for the rooms is actually $879 + 25% of this would be an additional $219.75. ""Obviously, from 8 to 11 AM is 3 hours not 4, secondly, the management refused to provide copy of the rental agreement and had the residents living in poor conditions. Thirdly and the most important, my son has a disability that the management is perfectly aware, therefore, it is despicable that this company is taking advangate of this situation. I already paid the 3 extra hours considering based on the daily rate of $219.75, divided by 24 h amounts $27.46. I also final the final electricity bill without even receiving the real lecture of the meter and the account still has a balance. The management at Onyx is refusing to provide a copy of the renters insurance that forced all resident to pay. Residents were entitle to loss of use during the repairs. The noise and smell affected my son 's condition.

      I've been attempting to contact the landlord for over two weeks and it's evident that she's ghosting me. Prior to June 6th I made contact with a front desk worker named ***** who assured me that my lease would have no issues being canceled. Several days later I received a call that my lease couldn't be cancelled. I have called almost everyday since June 6th and have sent 4 different emails to the landlord (*******************************) to have a discussion regarding my lease, but while she replied to my friend's email she has actively ignored mine (shown in attached evidence). Another front desk worker told me he discussed my situation with ******* but she simply said she wouldn't cancel it. He advised me to email her. Each time I call the front desk worker tells me to email her. But she doesn't respond. In my supporting documents I'll show my various attempts of communication which also contain my reasoning for needing a discussion regarding my lease. If I don't pay my lease, then my information would get sent to debt collectors which would ruin my credit score. She's not even giving me a chance to contact her so I'm trapped in the inevitable future of getting my future destroyed at only 18. I believe this business is taking advantage of student's youth and inexperience to trap them in a lease. That's what having a guarantor signature protects me from, and yet, despite a lack of a guarantor signature, I'm still binded without an opportunity to be heard. Further reasoning as to why it's important for me to get out of the lease will be attached. I understand that a reason they haven't cancelled it is because I'm 18, but I've received the exact same life experiences and education as a 17 year old would have. I feel like I'm being punished for being born a few month early. I'm still a student. I'm still a minor. I don't care if my reasoning is unsatisfactory for a lease cancellation, I just want the opportunity to plead my case. Thank you.

      I am lease holder with daughter at Uncommon Apartments in ******, ** where she lives. She has a cat as registered Emotional Support ****** ****** She has been assigned a new roommate for upcoming school year who also has an **** which is a dog. New roommate states that the dog does not tolerate cats and will chase and try to hurt the cat. Obviously, they cant be without their animals and also cant live together. Both our family and the new roommates family have tried to get ***********************, the property manager, to change roommate assignments with no luck. I spoke with her and offered several compromises, but she just refuses to help. Ive reached out to her manger, ***************************** via voicemail and email with no response. I also have reached out to ***********************, president of residential properties via voicemail and email with no response. Today I called their general counsel, ******************************* and left voicemail and followed up with email. I would like someone with authority to call me so that we can work out a solution that all of us can accept.

      I am the guarantor for my son's apartment. As such I noticed that the electric usage nearly tripled from October 2021 to Feb 2022. The utility **** for a small one-bedroom apartment during the same period of time was more than my ****+ sq. ft. home with a Kilowatt/hour costing more than in *********** when comparing the ****. I have contacted the third party utility ****** who referred me to the leasing office to discuss. Upon discussing this issue with the manager (Yinka), he informed me that this is normal and he has received similar complaints from other tenants. When I asked him for help in determining the cause by having him get a copy of average utility usage of the unit over a 2-3 year period he informed me he cannot do this (legally as the landlord they can). I also asked for the owner to investigate the sub-meter or unit appliances for malfunction, and he refused. Upon going round and round with the manager I then asked to get in touch with the regional manager. That person is a ******************************* at CA Ventures in ******* **********************. I called ****** on 04/14 and 04/21, and both times her voicemail was not accepting messages. By default I was transferred to the general voicemail where I left messages for ****** to contact and to date received no call back. I have since contacted the city of *********** inspections and they will be investigating and plan to also contact the State ************************* regarding tenant/landlord issues to find other avenues for resolution.

      This company has to give me a refund of the of $1,736.95.They rejected my application but asked me to pay upfront. It has been 2 months and still no refund.I haven't even put a foot at that place.I want my money back or I will take legal actions.

      My son was a tenant at the Rise from Aug 2020-Augut 2021. Throughout that time, the place was a filthy mess. Common area trash cans overflowing, hallways filled with stench, facilities not operable (game room), NO WATER at times. Upon move out, my son was charged $359.24 in "damages". My son disputed $145 of those charges for painting and cleaning of his room. My son submitted photo documentation that his room was clean when he moved out. My husband went to AZ and cleaned it. IT WAS CLEAN. Even after receiving the photos and request for reconsideration, the RISE sent this to a collection agency. I have since dealt with the collection agency but action must be taken against the RISE. We are looking for reimbursement of the $145 in charges as well as assurances that this is not going to happen to others.

      My son, *********************, was a resident at The **************** - ************************************************************************************************* Unit 1519-B. ****** lease ended July 31, 2021. After ****** move out, he was assessed a charge of $1,160.24. Upon receipt of the excessive move-out fee, **** and his roommates called to inquire why the fee was so excessive. They were advised that there was an error in processing the move-out charges and that revised invoices would be mailed. On October 5th, 2021 **** received an email advising that his account would be sent to collections if he did not pay. In an effort to avoid a negative **** on his credit, I paid the amount of $1,160.24 in full with my credit card. The NEXT **************** received a revised move-out invoice in the amount of $681.74. He immediately called CA Ventures to advise of the over-payment and was told that a refund would be processed and he should receive it in 4-5 weeks. After waiting 6 ******************** followed up again to see what the status of his refund was. From that point, he has been told that a supervisor is working on this and will call him back. He has never received a return telephone call. Today, **** called and verified that I was authorized to speak on is behalf as I was the guarantor on his lease. I was told that, ******** the supervisor is out of the office and that she will call back tomorrow. We asked who else we can speak with and were transferred to ******. ****** would not provide her last name, however, advised us that our call was being recorded. I advised ****** that I would like to speak with someone who can help as we have been advised that ******* has been out of the office and we simply want the refund owed to us $478.50.****** told us that there was no one there who could help us. I am hoping to find some resolution with BBB assistance.
