Great people !!!! to work with. Rates are good as well. Everything was amazing! But they sell loans to worst company to deal with - ***. Just because of that I won't recommend it.Rate Response

After buying and selling over twelve houses over 35 years, I would NEVER use Rate again. For a number of reasons. The sell your name, address and phone number to companies that try to make you feel the need to buy their services. They do not give you all the information about the loan till you are at the table. VERY VERY poor business ethics. Only giving one star because I can not give it a tenth of a star.Rate Response

Would not recommend wasting time with this lender, specially in **************. Massive waste of time and money for nothing. Was fortunate enough to get to deal with *** ********, in a SC branch. He made promises he couldn't back. His underwriter changed the plan and instead of contacting me personally and explaining the issue with the loan, I was left clueless and expecting to move into my home in 2 weeks. The underwriter denied the loan for minor issues according to the appraiser and wanted costly repair done to an "as is" home that *** guaranteed i could get a loan for through his company. Thanks to his lies I'm out $1900.00 and having to find a new lender. Thanks ***Rate Response

After another lender backed out halfway through the process because I wanted the title in a trust, I was left feeling lost and stressed with just three weeks to close.***** reached out to me the morning after I applied, and from that first conversation, I felt a sense of calm. Terrible experience. We were working with ********************************* license # *******, the Vice President at *******, MA branch totally screwed up our closing. 3 months into the closing and we had to back out with at least 10k in damages. Filing a small court claim this week. In addition, he totally was ignoring my attorney's emails and were not providing almost any extensions. Everyone was shocked with such unprofessionalism. If someone at headquarter can reach out to me to discuss the situation i would appreciate it. I don't want this loan officer to keep s******* up other people's and impacting their financial stability.Rate Response

Very unprofessional and lack ALL communication skills. Anytime you ask a question they either ignore you completely or when they do finally respond days later they provide evasive unclear answers. You end up having a one sided email conversation with yourself. If buying a house isn't stressful enough you can GUARANTEE that working with this lendor will ruin the home buying experience for you. If they didn't charge me $1k to apply for a loan and waste 2 months of mine and the sellers time I would not get a loan through this company.Rate Response

GuaranteedRate is going to cost us $7000 is lost interest because they purposefully drug their feet on applying our 90% payment to principal. - On April 26th, we closed on our new home - On May 6th, we made our large payment to principal, after many phone calls to make sure it would be applied properly. However, instead of applying it, they just let it sit around in a holding account - On June 1st, they transferred the loan and the payment to a new lender, and of course that new lender, NewRez, is saying they won't receive the payment for 60 days, 2 billing cycles - after they've already charged us 7K in interest. Its all very convenient for these 2 lenders. GuaranteedRate should have just been honest with me and let me know they would NOT apply it to principal like I asked. I wish we had gone with another lender.Rate Response

VERY frustrated with Guaranteed Rate. They don't guarantee anything but the fact that they are unorganized and unprofessional and keep changing the closing date. My bf is basically homeless now since he is at the end of his lease. Of course he is crammed up with me at my micro studio and we're needing to pay for him to have his stuff stored in a UHaul for a few days because my place is too small to store his and my stuff. Now wanting to back out of the deal and not work with them. They keep asking for the same documents several times and we keep sending but not knowing what the heck is going on with our information since they continue to ask us to resend W2, Bank statements, etc. At our breaking point and feeling very stuck and don't know what to do!!!!Rate Response

I tried guaranteed rate for a mortgage loan and decided to go another way because of how slow they were moving and the lack of communication. Almost immediately after informing Ms. ******************************* of my decision of going with a different lender and she acknowledged my decision, less than 30 minutes later she had my credit ran to further delay my process. I contacted her manager and was told that the inquiries could be removed, but this would take some time. This was the most unprofessional experience in my life. She caused me to miss out on several potential homes because of her unprofessionalism.Rate Response

Horrible experience!!!! My family and I where moving to another out of state location and buying a home. In the beginning I thought the loan officer was great! He was really working with us and trying to make our loan work. He gave us a bunch of scenarios that really worked with our circumstances. As we went along in the process, we where initially approved for the loan and we where excited. We are transparent as possible with all paperwork and handed everything in a timely manner. As we moved to 3 days before closing. We received a call from the ** that our loan was denied because of a circumstances we made the ** aware of from the beginning!!! Then the ** tried to bait and switch us and offer a loan that is 3x closing costs and you use the 3 days to close as pressure to sign. We obviously did not take the deal. The worst part about this... We received a call from regional operational manager of ** accusing us of criminal activity!!! Saying we misrepresented our circumstances even though we where extremely transparent!!! The manager should have been apologizing for bad service. Now, we are going with another company. but we paid for appraisal, and a title search fee!!!! We lost close to 1k to ** and potentially our house deposit (10k) because of this. After reading this company the riot act I am hoping they will allow us to recover the fees lost! We are people of color and to be accused of criminal activity was awful. My wife and I have master degrees and have well paying jobs. We are just trying to move closer to our family. ** acted like we where low level citizens because the color of our skin.....Rate Response
