      Most horrible company on earth, Invest with this company at your own risk. Worst financial decision I made was investing with them. I have been trying to get my money back for over a year now. They keep giving the same c*** and bull story. Worst investment ever. Horrible management. Sad situation. Stay away from them.

      Requested my funds almost 3 years ago and still have not received them. I called and was not given a solid answer. It still is pending.

      I made a redemption request March 2 2022 for my principal. I invested with them because I was told there was a 30 to 60 day redemption. Almost a year later I still have yet to receive my redemption. I have been paid the 12% but I am now in a bind because I had a planned use for MY money.

      **** - We apologize for the delays and for not meeting expectations.Fulfilling redemptions is on a best efforts basis and depends on the resolution of assets. When we are unable to redeem within the 30-days, we move to redeeming in the order redemption requests are received.There were foreclosure moratoriums in place during COVID and this limited some borrowers' motivation to resolve. These were lifted at the end of 2021 and we are now making progress in resolving assets, as many assets move to late in the foreclosure process. We have historically sold loans after we modified and the borrower made several payments on time. The resale market was very strong in 2021 and early 2022 . However, the resale market became challenged in the second half of 2022 and, when we offered the majority of our loan portfolio for an end-of-year sale, the pricing was not what we anticipated and we did not proceed.We are focused on resolving the assets directly with the borrowers, which will typically yield significnatly more than what we would recover from a loan sale, but takes more time and effort. The real estate market has strengthened over the last several weeks, especially for homebuyers looking for the affordable homes that typically secure our mortgages. The loan sale and investor real estate markets remain constrained, as a result of institutional capital generally pulling back.We appreciate your patience.

      Have had a very negative experience with an individual named *** at AHP. *** would on occasion aggressively contact me. My payments to them are on monthly autopay. For some reason they frequently thought I was behind on my payment. I knew I was not. One recent occasion I spoke with ***. He told me I was two payments behind. I asked which payments he didnt receive. He then began to quickly read off my payment history on his computer or whatever he was looking at and was difficult to follow. When I asked for a print out or screen shot of his records, he became argumentative. I was told that I would not understand and the information he had would be too difficult to decipher. When I relented and said, fine Ill send an extra payment, he corrected me on the use of the word extra and deemed it not an appropriate descriptive. We argued over this distinction for several minutes. I eventually hung up on him while accurately calling him an ***.I have since sent two emails to *** requesting a detailed payment history. It is my understanding that AHP is required to provide this upon request. I still have not gotten a reply. I have been left to conclude that AHP must incentivize its employees to seek extra payments thinking most customers will just do so. I would not recommend doing business with this company.

      In their investor portal you can request to redeem your funds. Sounds nice but when I say they make you jump though hoops just to prolong the process it's an understatement. First you hit redeem to make your request and the amount. My first one was done 07/18/2021. They sent me an email the following day saying they have got my request, now here are the next steps. They give you a number to call to leave a voice mail because of verbal confirmation is required. They say there is no need to reach out again for an update they will get in contact when ready. Then they go through their process. Internal approval needs to be granted, they calculate your redemption amount, AHP acquires investor signature on redemption documents sent via Docusign. Once signature is acquired your request is submitted for payment(approximately **** business days before arriving at your financial institution).Well that is what they say, not to mention the fine print:If the request is received by the fifteenth (15th) day of a calendar month, the Company will use commercially reasonable efforts to close the repurchase (or notify the Investor that the Company cannot accommodate the request) by the end of such month; if the request is received by the Company after the fifteenth (15th) day of a month, the Company will use commercially reasonable efforts to close the repurchase (or notify the Investor that the Company cannot accommodate the request) by the end of the following month.If the Company is not able to purchase an Investors shares and so notifies the Investor within the time limits described above, the Investor may either rescind the request or maintain the request on a month-to-month basis until satisfied or rescinded. Investors have the right to withdraw a repurchase request in writing at any time prior to the closing of the repurchase, provided that if an investor withdraws the request, any subsequent repurchase request will be treated as a new request.The Company is not required to repurchase shares if the Company determines, in its sole discretion, that it does not have sufficient cash to do so or that doing so would be adverse to the interests of the Company or its other ************************ is not required to borrow money or dispose of assets in order to satisfy requests for repurchase.Under the Authorizing Resolution, during any given calendar year (i) the Company shall not be obligated to purchase more than 25% of an Investors total shares of Series A Preferred Stock (although it may choose to do so in its sole discretion), and (ii) the Company shall not purchase more than 25% of the total number of shares of Series A Preferred Stock issued and outstanding (although it may choose to do so in its sole discretion).The ********************************** Act may limit the Companys ability to repurchase shares. Under Section ****** of the ********************************** Act, Delaware limited liability companies are generally prohibited from making distributions that would result in the companys liabilities exceeding the fair value of its assets.The purchase price of Series A Preferred Stock repurchased pursuant to the limited right of liquidity will be equal to the balance of the Investors unreturned investment relating to such shares, subject to certain adjustments as follows. If the sale occurs within one year following the date the Investor acquired the shares being sold, the purchase price will be reduced by an amount sufficient to reduce the Investors annualized Series A Preferred Return through the date of the repurchase from 10% to 8% (to the extent the Investor has received distributions of the Series A Preferred Return); if the repurchase occurs more than one year but less than two years from date of acquisition, the annualized Series A Preferred Return will be reduced from 10% to 9%. For purposes of this provision, the shares purchased first in time will be treated as being sold first for purposes of calculating the applicable holding period.If more than one Investor requests that the Company purchase its Series A Preferred Stock, the Company will consider the requests in the order received.Aug 10th come up I email them again."What is the status of this request? It's almost 1 month ago I put in the request."Their response:"We are currently processing requests made prior to yours at this time. As originally stated, the process is taking longer due to our COVID-19 backlog. A member of our team will be in touch we are ready to move forward with your request. Thank you for your patience!"I made 2 more phone calls where they just responded. you don't have to call someone will reach out to you.Now it's Sept 14th 2021 I get an email "AHP will be ready to move forward with your redemption shortly. Please use this link to confirm if you would like to proceed or if you would like to cancel your redemption request. If we do not hear back within 15 days, AHP will cancel the request automatically."Yes so although you may have sent multiple emails, multiple phone calls and a voice confirmation left though voicemail that they have acknowledged and confirmed and recorded. You now have to look for an email and click a link before time runs out and you request is canceled automatically! So I guess you have to start over.Ask me if I've even received the docusign... no.So we are coming up on 5 months now, my request still says pending and I just want to end my relationship with them. Guess I'll update you on the 3 ring circus as the drama continues.
