PRO INVEST REALTY does not have my express, written consent to disclose any of my personal or private information to another third party regarding any alleged debt. ***************************** *** is not authorized to publish any potentially negative reports on my consumer credit report and this is an invasion of privacy and a violation of due process.

      On 8/30/23 my HOA broke its engagement with ProInvest effective 9/30/23. On 10/11/23 I contacted our account manager at *********************** after noticing they drafted our account for $561.25 and $99.11 on 9/5/23 and 9/8/23, respectively. ProInvest Director of Maintenance ******************************* called me on 11/8/23. She said the $99.11 charge was from a door closer her worker replaced for our building in late July. She also confirmed part of the $561.25 charge was to pay a third party our account manager sent in early August to replace the same door closer, but she has photo evidence her worker replaced it in July so Id need to follow up with our account manager. Prior to this, our account manager already told me she lost access to our account after we terminated our relationship, so she put me in touch with the transitions team. A lady on the transitions team told me to expect the call from ******** since she is our point of contact for this problem, so I had already been full circle over the past month. Between the internal maintenance team and our account manager - *********************** clearly made a mistake: maintenance either gave us a faulty door closer or never replaced it, or our account manager paid a third party to replace the door closer when it didnt need to be. Either way, ProInvest shouldnt manage us into a position where we have to pay for two door closers in a two week period. I tried to explain this to ******** but she opted to ******, shift blame, and hang up on me when I requested the evidence of her worker replacing the door closer. ********* failure to follow up on a mistake her department is involved in is unacceptable for a Director level employee. ProInvest also drafted $202.48 from our account on 10/3/23 and 11/3/23 for monthly service, despite sending a confirmation email on 8/30/23 that our engagement would terminate 9/30/23. Their transitions team acknowledged the charges were an error and would email when a refund is processed, but weve received nothing.

      We partnered with them for a 3 flat in South Shore in Jan of 2022 with the expectations that their account ********************** would take care of all concerns and check in on us only when there are major concerns or repairs.Our account manager has switched three times already in less than 2 years but still have issues that we reported the first month of our partnership. We have consistently been getting messages from our tenants directly that they do not respond to repairs, blame us for not approving them when they have the autonomy to dispatch for repairs under $200. They send out multiple and different contractors to repair a plumbing issue and instead of fixing it the first time. To top it off they PROMISED they had in house maintenance and support team. Not once have they provided a dispatch or maintenance log to confirm the cleaning or visits.Requested a call at the end of July with 3 different "managers" - It is now September and weeks later I still have not gotten a call back from the owner ******* nor ******* nor ******** because I was mean to them on email a I should have known and went with my spider senses when ********, original account manager met us on site and suggested that their "African American" maintenance person is from the area and would be comfortable and able to communicate with the tenants in this building. I now believe that because we are minority owners with only one property and not local anymore, they just did the bare minimum of collecting rent and nothing else.Upon requesting specific information to terminate the agreement, they replied with "we can leave your keys in the mailbox". If this was a legit company they would have an established off boarding procedure, transition plans and an official communication to the tenants and documentation to state the end of services. The owner does not even have the courtesy to acknowledge or respond on email.

      On 07/10/2023 I gave Pro Investors a $1500 money order towards rent I owed and they had a maintenance guy come pick it up. After they told me they could not spend it. Ive been waiting for weeks and I still havent received my money back. This is the second time I have given them a money order and for them to not cash it but hold on to it.

      This tenant is being evicted due to non-payment of rent. Please see attached account ledger. When we serve a 5 day notice, only full payment is accepted. ************************ made a promise to pay the full balance so we sent a staff member to pick up the payment from her home to make it easier for her. When the money order was dropped off at our office by a staff member it was a partial payment, not full payment. As a result we mailed the money order back to her residence. She is now stating she never received it back in the mail which can't be confirmed. It is possible that it is lost in the mail. We informed her to return to the currency exchange where she originally obtained the money order for a refund because we did not cash the money order, they can refund her. She informed us that she no longer has the money order receipt and we need to reimburse her. Furthermore, we offered ************************ $1000 to move out immediately to avoid eviction. She initially agreed, then changed her mind. WE have been more than professional and generous considering ************************ has been behind on her rent since she moved in (see attached). It now seems like she is attemting to extort us for additional money with these claims.

      ProInvest notified me on May 1 that any scheduled or automatic payments to them would be cancelled as they would no longer be the management company for my apartment. However, they processed my rent payment of $1405. on May 2 and have refused to refund my payment.

      Our internal process does not allow us to refund tenants. The tenant's rent payment was sent to the owner and the new property manager notified so the tenant's acoount with new management is accurate as we are no longer managing the unit.

      Pro Invest Realty purchased the property I live in and have been the new management since I renewed my lease July 2022 for the year. My roommate and the other tenants in the building have had continuous issues of negligence and insufficient care to our building for months. We repeatedly submit work orders that get marked as completed, while the issue is not solved. We have had countless issue with our washer and dryer rendering them unusable for weeks at a time (currently, our washer is not draining and has been overflowing, causing puddles and horrible odor in addition to the inability to use it). The smoke alarm in the common area had been going off for weeks and after multiple work orders the battery was still not replaced, causing a fire hazard. Also, we looked online and it appears that they have a history of negligence and immoral work practices in taking care of their properties, repeatedly ignoring or only temporarily addressing work orders. In addition to this, any attempt to contact the company or managers results in us getting passed around from person to person, with no one wanting to take responsibility for their unreliable service. We are at our **** end of being unable to use the amenities promised to us, and the rude responses and inconsistent support from the people responsible for keeping our rental functioning. Also, when asked to have someone come fix our dishwasher, their solution was to send someone unqualified and simply use duct tape. It is incredibly frustrating and we did not have ANY of these issues with the previous owners, who owned the property my first year residing in the building before they sold (July 2021-July 2022), because they made sure to actually fix the problems instead of putting a band aid on it, resulting in consistent and repeated issues. Ideally, we would like a refund of partial rent for the 8 months we have been dealing with these inadequate owners. But, at the least wanted to bring this company to your attention.

      Im currently renting from pro invest LLC Imy daughter and I moved in 02/4/22 the place look nice and clean. When the weather started to get warm I started see ants everywhere and huge flys In my kitchen. I noticed there was a opening in the basement window. In my bedroom the screen windows are cut up so I cant open the windows without bugs getting in, I also cant open the windows and get some fresh air. I made a maintenance request on 6/1/22 no one ever reached out or came by. In mid July I call and spoke with the property manager, she even faced time me so she could help me turn the heat up because I also had problems with the hot water. She assured me that a exterminator would be out to take care of my bug problem also that some would fix the windows. The kitchen window is also broken the storm window does not come down and I cant raise the inside window up . Its now getting really frustrating seeing flys All day and random bug crawling around. On the day when it rains for a long period of time water comes in the basement.Ive been calling now no one answers the phone can someone please help.       On 6/7/21 I was contacted by PRO INVEST REALTY LLC / PRO INVEST MANAGEMENT (Formerly Bundled Management), regarding a possible leak in my apartment that was flooding the basement unit below mine. There was no leak in my unit. On 6/9/21, a plumber was sent to investigate the leak. It was learned that the condensation drain for the unit about me, had not been completed in the recent rehab of the building and it terminated in my ceiling and drained into the wall cavity. Since then, I lived day to day in a hotel for the entire month of July and the first week in Aug 2021 due to the air tests failing from high levels of mold. A remediation company was sent to clear the mold in my unit. I went out of town immediately after that and the wall was supposed to be put back up during that time, which it was not. Since then, no work has been completed. I contact ************************* MANY times regarding the repairs. In Dec 2021 he sent an inspection company to do the 4th air test in my unit as I was still having health concerns. On Dec 20th, a test was performed. On 12/23-24/21, I contacted **** multiple times inquiring if the results came back. He would read my emails and ignored them. I finally received a reply from **** on 12/28/21 "***** - the inspection company, like us, has been closed for the holiday weekend since Thursday. It's seven business days on average and we will send them to you when we have them.... with that choice, you're now given my schedule to work around instead of working with two people who are paid to work with you. Do not email me multiple times again, especially over a holiday weekend. If you continue to feel the need to work with only me, then you can send me your question and I will respond when I can get to it."On 2/13/21, I learned the lab report was completed on Dec 22nd, well before he lied in his email, and the repairs are still not fully completed in my unit or event started in the unit below. There is MUCH more but not enough space remaining

      In response to *************************** complaint filed on 2/13/22, the request to receive a full credit for his inconvenience during tracing and repairing of a leak in a building that began leaking before Pro Invest became the manager. **************** was put up in a hotel during the mold remediation process and did not pay any rent for the entirety of the remediation period. His ledger is attached showing the credits. As you can also see from the attachments, the report was received until 1/12 when it was promptly sent to the remediation company who did the initial repairs for guidance. The remediation company then reached out to ***** to schedule repairs. We would be glad to provide more emails for further context if necessary.
