When we moved into our unit, the condition was not the same as at lease signing. It was very unclean and there were holes in the walls and prior tenants furniture still in the unit. We contacted property management and they agreed to have the unit cleaned and repaired. It took 4 days for cleaners to come, so instead we stayed in hotel first night, extended uhaul because we were unable to move in, and purchased our own cleaning supplies. We cleaned and disposed of prior tenants things ourselves. We then requested painting and dry wall repairs to be done. This had been promised to us by listing agent and is documented in text. Fulton Grace initially said they would look into these repairs, but for 2 months ultimately told us that we could pay for them ourselves but they would not conduct/fund repairs. I contacted the owner myself and explained the situation and he got in touch with fulton grace and had them agree to the repairs after 2 months of back and forth. At the time, I requested reimbursement for my expenses (hotel, uhaul extension, cleaning supplies and/or prorated rent for the period that the place was not broom swept clean amounting to 4 days). Fulton grace denied this request. We have now moved out of the unit, and fulton grace informed us of an invoice to our account ledger for dry wall repair and painting amounting to $420. I told them I don't feel it is our responsibility, as we have completed our obligation within the lease to return the property in as good a condition as we received. Fulton grace is insisting we pay for these repairs ourselves. I have tried repeatedly to compromise but they are unwilling.I've attached email correspondence between me and futon grace from both the time of move in and the time of move out, as well as our lease.

      Better Business Bureau:

      Sincerely,

We are more than happy to address the concerns you've raised. It's essential for us to maintain transparency and address any issues our customers may have.

We take customer feedback seriously, and your satisfaction is our top priority. However, after conducting an internal investigation into your specific case, which is unfounded and simply untrue.

**** inquired about the listing and was responded to on December 22nd.  **** made Fulton Grace aware of their voucher in writing and Fulton Grace made an effort to schedule a showing for the apartment.

Prior to scheduling a showing with this lead, another application was received and approved on December 28th at 10:06am.  Ad was removed from Zillow syndication December 28th at 10:30am. Ad syndication removal takes 24hours. **** said they still saw the listing listed as active 11:01am. It was explained about the syndication removal taking at least 24 hours.

All correspondences including ****'s disclosure of having a section 8 voucher and record of the ad placement and removal are all time stamped and can be verified - see attached.

It is truly unfair to Fulton Grace Realty for someone to blatantly use this platform to degrade a business with a lie.  Written time stamped correspondence easily disproves this person's allegations.

Dear **********,There are multiple organizations involved in this complaint, namely DMB management and Fultongrace Realtors. I am currently searching for an apartment and came across a realtor, ******************* with ************, who provided me an apartment listing for **************************************** from a reputable website, ******* Associate of Realtors ************************. This listing as well as the listing on the listing agents website marketed the apartment for $1,700/month. These listing clearly state that garage parking is included in the price of the apartment. My realtor set up an application for the apartment through the listing agent, *********************. The application came from an organization called DMB Management who said that I had to pay a non-refundable move-in fee then sign the lease. Once my non refundable move-in fee of $850.00 was signed and accepted by the management firm, they provided me a lease for $1,700/month rent plus $150/month which is not what the listing said. I provided evidence to them that the listing on the *** website and the listing on **** Bollog's website clearly state garage parking included in the rent. DMB then sent me two other listing, one from Zillow and one they "self list" that says Garage Parking available with no mention of an extra. These additional listing were sent to me after I've signed the $850.00 move-in fee. I have evidence (a print out before and after event) that after these emails were sent, **** Bollog changed his website and the *** website redacting that parking is included. Again I have time stamped evidence of this. This is deceptive and poor business as they took my move-in fee (an admitaely high non-refundable move-in fee, i've not heard of as high a fee from anyone i've spoken too) then did not follow through with what they listed and deceptively changed their public documents. The ******* ******************** and the ******* **************************************** should be made aware of this.

In response to this post, the applicant was informed of the clerical mistake after receipt of the required funds.  Two options were presented to the applicant.  1. Moving forward with the application with a $500 credit for the inconvenience. 2. A full refund of the required move in fees and application fees and canceling the application.  Fulton Grace Realty provided a full refund of the move in fee and application fee per the applicant's request prior to this posted allegation, with time stamped evidence.  Any allegations of changing data deceptively is simply false.  If the data was changed on the listing service it was simply changed for accuracy purposes.
