      November 2022 I informed company of sewage backing up into the basement of our rented single family home the issues has persisted approx 1.5 years in this time me and my spouse have developed gi issues and migranes related to the sewage entering and leaving our home, the foundation is crumbling and the company doesn't fix anything and becomes argumentative when attempting to get authorization for a 3rd party to receive authorization to service the home at my own expense. In lieu of court proced8ngs I would request reimbursement for 50% of the rent I have payed in my time here as the space is air-conditioned and not excluded from habitability through the lease or local state and federal laws/ordinences.

      Large tree branch fell from a tree on landlords property which in turn totalled our car. They claimed it wasn't on their property and therefore had no reason to pay for fixing our car. Tree is obviously on landlords property, they in turn evicted us as a result.

      At the end of September 2022, ******** *** ****** ******** reported that a branch fell from a tree during a storm and broke the window on their car.  They asked for a free month’s rent so they could pay their insurance deductible.  The owner kindly agreed, even though the tree does not belong to this owner, and October’s rent was waived.  For several weeks following this incident, they continuously called and emailed asking and demanding that the owner take down the tree so that this type of incident would not occur again.  We explained numerous times, in depth, that the owner said this is not his tree and that it is the neighbor’s tree so he would not be able to remove the tree.  On November 15, 2022, the Schrauth’s gave a 30 Notice stating they would be out by the end of the year.  They failed to pay December’s rent and a Process Server was hired to issue a 5 Day Notice.  The 5 Day Notice was served on December 18, 2022.  On December 19, 2022, the tenants were on our recorder stating they could pay half the rent now and half of it later (no dates were given).  On December 21, 2022, the tenants were on the recorder stating they would pay half on Saturday, December 24, 2022, and “if we were nice” they would pay the remainder in two weeks.  On December 29, 2022, the tenants were on the recorder stating they would be out by the end of January.  No payments were received and on December 30, 2022, the eviction papers were filed with the court.  A trial was set for March 14, 2023, and possession was awarded to State Realty on April 5, 2023.

      I am rejecting this response because:

      Many many people have agreed with us that the tree is on the rental property.  We have asked ALL the neighbors and all said that the tree is on the landlords property and not theirs. Plus we sent the note around the first of December.  Our lawyer said that we could stay at the property until the judge gave us the eviction date. State Realty then shut power off on us for the last two weeks we were there, knowing full well that we were still there. And WE DID NOT ASK FOR THE DEDUCTIBLE OF $500.00, landlord offered it to us. Like a fool we accepted it.

      I helped my uncle look for an apartment because he initially wanted to move out and I wanted my space in my house. After he visited his doctor they advised him he couldn’t live alone and the apartment company refuses to give his deposit back. I informed them and they said they would contact their owner to get his deposit back and now they will not answer calls or return his money. I have saw several complaints on google about this company and I will be one as well.

      My sewage backed up and flooded all the floors and my toilet isn't usable I am not able to use any water due to the flooding. I contacted State realty and let them know the state of my emergency they told me they would try to contact the company that they like to use to fix the issue and he said he didn't text him back so I would have to wait until the next day to get running water. I informed him that there are plenty of 24-hour services that could remedy this issue and give me and my three children one of them being a sick infant running water that we need and a bathroom to use. He stated that they try to use a couple of those type of companies before and they didn't fix the issue and sometimes they made it worse so I will have to wait until the next day so he can use who he wants to use. Running water and a usable toilet is essential in a home. When I brought this up he said unfortunately you're just going to have to wait. This is outrageous and now I have three people that need to use the bathroom but can't and a sick baby that I can't even make a bottle for. Absolutely unacceptable when this company is paid by the owner to take care of these type of issues and take them seriously especially essential needs for living.

      This was an afterhours phone call received at 6:00 pm.  The sewer company was there before 9:00 am the next morning and resolved by 10:00 am.  The problem was resolved within 24 hours.  The sewer company also informed me that everything in the apartment was dry and there was no reason she could not run the water.

      I am the resident who lives in the duplex next to the lady who filed a complaint on 07/09/2020. I have lived hear for 5 years. And I understand why the tenant that filed a complaint on 07/13/22 cursed them out. I have a solid work and rent background. I will start with how they do not keep up with the property. It took 4 years for them to finally put my downspout on. There are are 2 dead trees that drop huge branches every time it storms and have even bent the neighbors fence. The other trees need trimmed, branches fall on our cars. There is a pile of branches in 2 locations that are infested with animals including snakes that need to be removed. When you call they are rude and say they'll check on it but never do. ****** and **** talk to you like ****, and get made when you talk to them like they talk to you. Their responses to these complaints are a joke. The house has mold growing on it. The bathroom walls are collapsing from the water in the shower and their solution is to caulk around the mess. I have to turn the water on and let it run for 5 min. then turn it off and let the water heat up so I can take a 5 min shower. I have called several times about water leaking from around the water heater and furnace area. The glass on my screen door falls off and you can't open it on nice days. The back door and screen door is falling apart. There is a pond on my front porch every time it rains because the cement is trashed. The boards around my front door is dry rotted and falling apart as well as the windows. They added on motion light but it is still crazy dark going to the carport. I could go on and on; but they are right, they tell you you can move if you don't like it. I put my rent in their mail slot because there is no way to speak to someone when you drop off your rent. And they magically lose it then call you a month later and tell you you owe fees. IF if could go in and get a receipt when I drop my rent off we would have this problem! I HAVE SO MUCH MORE!

      The owner and all his employees are *******disrespectful and rude *******and don’t take care of the property or their residents. Cost residents extra money because their ****ups and told them they had to replace their own **** that they ******** up. Nails left from roof repairs popped all my tires, roof leaks destroyed personal items & They ignored phone calls when they knew they were wrong. ALWAYS made EXCUSES for everything gone wrong and never reimbursed or tried to resolve the issues. Stole my security deposit and refused to pay for food that was spoiled because the fridge was cheap and consistently went out

      As you can see by this email, this is how the employees at State Realty were treated when this tenant would call in.  Our employees are told that they do not need to listen to vulgar language and if it is used, they are allowed to hang up.  As far as the security deposit, the deductions are as follows:
      1.  We charged half of the cleaning:$26.87
      2.  The last month of rent that was not paid:$575.00
      3.  A 5 Day Notice was served to try and collect the last month’s rent:$50.00
      4.  4 months of late fees that were never paid throughout her residency:$230.00 (4 times late)

      As far as any personal belongings she claims were damaged, we advise every tenant during the signing of their lease that they should carry renter's insurance.  The following is the part of the lease that pertains to that complaint:

      "LANDLORD shall not be liable to TENANT or their agents, or guests for any damage caused to them or their persons or property by rain, snow, fire, storms, frozen and/or broken water piped and accidents upon, about or adjacent to said premises.  (Personal renter’s insurance on contents of dwelling and personal liability is advised)"

       I am writing this message in regards to opening up my complaint because I accidentally missed the response time. 
      Yes let’s act like cursing y’all out after y’all played with me, my home and money for 2 years are the worst thing ever especially after being HUNG UP ON, YELLED AT, AND DISMISSED, and lied to about **** returning my call, every time i call to make a request/ submit a work order or report y’all negligence!!!
      State Realty MOVED me into a uninhabitable unit that had previous tenant reported the history of leaky roof/ceiling during the wet season without mentioning this to me! After months of begging when the repair was FINALLY scheduled their contractors and vendor threw the nails into the resident parking lot destroying the tires of multiple cars damage of mine were $600 I was not reimbursed! 
      The heat and A/c almost never worked during the rainy days because it would leak in the furnace.
      The refrigerator in my unit was old and disgusting and almost never worked! Spoiling HUNDREDS OF DOLLARS IN FOOD! Took multiple work orders to get it fixed and I was told to replace my food on my own!!! 
      They did not document payments monthly and tried to come back A YEAR LATER AND CHARGED me saying THAT I OWED THEM 4 LATE FEE’s! A YEAR LATER!!! 
      If my accounts are not settled and my deposit isn’t returned I will be moving forward in small claims court because any judge with a brain would side with me.

      Tell us why here...During her residency, she was told on multiple occasions that if she was not happy in the apartment, she was more than welcome to move out.  Also, the previous tenant never reported a leak to our office.
      Phone calls were never dismissed, every time a repair was called in a contractor was sent out to make the repairs.  However, repairs do need to be called in and reported to us to remedy the problem.  As far as the nails, we told her she would need to deal with the contractor directly so that he or his insurance could resolve the problem and his phone number was given to her. 
      As far at the HVAC system not working, we have two instances that were called in.  One for the heat not working on 10/19/20 and it was repaired on 10/19/20.  And one for the central air not working on 05/11/22 and it was repaired on 05/11/22.  Both times the contractor was contacted, and repairs made on the same day.
      As far as the refrigerator, one issue called in.  The tenant called in on 04/19/21 and the contractor was sent out and repaired on 04/23/21.
      As far as the late fees are concerned, statements are mailed out.  She was late 7/21, 12/21, 1/22 and 5/22.  She never paid them and argued every time that she was not late and was not paying the late fees.  As stated in her lease, rent is due on the first and late fees are applied on the sixth of the month.  She wrote checks dated the 6th of the month, therefor considered late.  A letter was mailed to her January 2022 explaining that she had an account balance due to late fees.
      A proper 30 Day Notice was given, but she failed to pay for her last month’s rent and argued that she would not pay it.

      My toilet has been overflowing for a couple of days. Now I have water on my floors and mold under my kitchen sink. There is also something growing on my wall. I have sent them numerous emails regarding this issue and they say unless they talk to me over the phone they will not send anyone out. I don't understand this. They should come to my apartment and fix this problem. They come to my door to collect rent so why can't someone come to fix these issues.

      In reference to the sewer back up at ******** ******** apartment, we must inform you first that the neighbor called about the sewer back up on the morning of December 20th and ***** ***** ******* was called immediately.  Mrs. ******** did not call into our office until sometime between 12:00 and 1:00 on December 20th.  She was asked for her phone number so that ***** ***** ******* could call her to let her know when they would be there since they already had an appointment scheduled with the neighbor and we didn’t know the time.  She refused and would not give me a chance to explain to her the importance of the landlord having her phone number.  When we took over management of the building, we were not given a key.  And since we do not have a key to her apartment, vendors are not going to waste a trip over unless they set up an appointment.  When we are trying to coordinate many vendors to get to the apartment and get repairs done, phone numbers are essential.  The sewer was repaired at 1:56 pm that SAME day and then he informed us that the carpets would need cleaned.  And since we do not have a phone number to call, we must just hope she is home and that our vendor is not wasting a trip to the apartment to clean the carpets.
      The last time we received an email was today at 12:37pm and her response was she would see us in court, and she attached 4 photos and a video of an apparent sewer back up.   As I mentioned before, she did call today using the neighbor’s phone AFTER the email.  We tried explaining to Mrs. ******** again that due to COVID, our vendors require appointments and go over covid protocol and will not enter an apartment without an appointment.  We did not go by to collect rent as she stated, we stopped by to make sure the apartment was still occupied as she never responded to emails.  With cold weather approaching, we must make sure that the apartment was not abandoned so no we don’t go around collecting rent.

      Rented from state realty Co. fairview Heights Illinois. from 6/2020 to 6/2021. They took $359.99 of my Security deposit to do general maintenance repairs that they would have had to do in between tenants anyway these fees include $249.99 for painting, $50 for cleaning understandable, $60 To check exterior lighting?They should be checking lighting anyway after a tenant moves out and screw a globe on in the kitchen. Please look into this company I believe I was a victim

      I have attached photos of the painting that needed to be done and of the light globe that was not installed.  Typically, after a tenant has lived in a property for a year, we do not have to do any painting.  At most we should only have to do a touch up on the painting to cover nail holes from tenants hanging pictures.  This was a more than a touch up, the walls were badly scuffed and in some areas to the point that plaster was missing.  As far as the light globe, our maintenance went out to check it out first to ensure nothing was broken before they installed the globe that was left on the countertop.  Unfortunately, that is the minimum charge they charge for a service call.  If the light globe would have been installed by the tenant, there would not have been a charge.
