      --On January 29th, 2024, I placed a maintenance request for our communal washers to be repaired as they all were inoperable. As of today (2/19/2024), they have not been fixed.--Our communal laundry room equipment frequently needs repair or needs the coin trays emptied, which are only prompted if tenants reach out directly.--They are exceptionally poor communicators with their tenants --There have been issues in other units about natural gas leaks and improper gas valves on stoves --Our mailboxes were not properly secured, and many tenants in the building had mail stolen. Avenue One was made aware of this and said that we should have our mail delivered somewhere else.--In the winter of 2022, I had no heat on a day that was -30F. I contacted Avenue One several times to have the issue fixed with no resolution until the next week. I was then told that I had heat but that it was just insufficient.--Avenue One threatened to charge us for garbage that was overflowing from a dumpster that was too small to handle an apartment building of our size.--The buildings parking lot is pitch black at night, and has a light that has never been fixed. The parking lot is filled with potholes and littered with broken glass.--Apartment windows are poorly sealed, leading to temperature imbalances.

      Paid $1600 security deposit with owner of building. ****************** took over affairs before second lease was up. They are holding us responsible for conditions that existed before we moved in and/or were created by the previous tenant. ****************** fabricated charges of outrageous amounts. The amounts total more than our security deposit. They will not return our money and want us to pay an additional $160.

      I recently had surgery July 8,2021 and in the mist of my surgery my previous landlord ( ***************************** ***************** ) was selling the building to a new landlord which claim to be AvenueOne due to a letter in the mail I received months after the sell was finalized but prior to that I was still in the hospital at that time so I knew nothing about the new landlord after I got out the hospital I saw the letter and even after that I didnt receive no call or visit on meeting the new landlord or nothing. I than received a letter saying I had court April,2022 stating I was on the verge of getting evicted but I never received any information before that letter so Im trying to file a complaint on how can I get put out without getting served the correct way.

      This was the company that managed my lease. I submitted several requests to have basic utilities repaired. My children and I were left all winter with no heat and no hot water. They never responded to any of my submissions for service.I was told by an employee that I could break my lease without any penalties and get my deposit back. All of which did not happen.I paid the early termination fee, did not get my deposit back and they did not give me the mail that is still in my mailbox.

      I wasnt served correctly with my eviction notice and now their putting me out but didnt serve my paper properly to me I received the court papers stating I have to move but I didnt know anything about getting evicted.

      This company currently oversees the property in which I reside. Time and time again, there has been issues w/ them not only managing the tenants within the building but the overall upkeep of the property itself. The basic expectations that one would expect out of their property management company aren't done w/out being requested. (I.e) pest maintenance done which in this case is highly important being that this is a 30 unit building. There is a consistent issue w/ pest in my unit, laundry room and in front & back of the building. This has never been a problem before. I've lived in this building for 14 years & never had these issues w/ prior property managers. They only want to collect rent w/ out any of the responsibilities. Currently, my isssue is a pest problem in my unit, in the laundry room & large rats running in front & in back of the building. I have informed them of this issue & requested that someone come out. I was told that a request was put in w/ the pest control ********** would contact me directly for scheduling. That was 5 days ago. I have made two separate attempts to inform them that no one has contacted me in regards to scheduling & still nothing done. So this is my next step in hopes of a resolution. In addition, I've informed the township & other proper departments soley because if I wasn't doing what I was supposed to as a tenant ( i.e. paying rent) they would also take necessary measures. So I'm using mine. It's that simple.
