      I am writing to express my extreme dissatisfaction with ********'s handling of my account and to demand an immediate correction to my credit report.In June, I discovered that two payments had been withdrawn from my account for the past few months without my knowledge. I was under hardship review for over a year, and my account only became active again in January 2024 due to the challenges posed by COVID-19. I had no idea that ******** would use the banking information stored from two years ago for auto payments, as I hadn't had access to my online account during that period.Since my account reactivation in January, I had been making one-time payments online every month without any issues. However, in June 2024, I found out that two payments were being taken out monthly, with the second payment failing due to a non-existent bank account. Despite making regular monthly payments, I received a letter about a returned check.I called immediately to remove the non-existent account and explained the situation to a representative, who informed me that the system would flag it regardless of my current status. Despite this, two payments continued to come out of my account each month. Subsequently, I was told that I could no longer use the online portal and had to mail in payments, which I discovered by phone at the last minute, causing my July 2024 payment to arrive late.This situation is unacceptable. I am current on my payments and should not be penalized for something I was unaware of. I demand an immediate correction to my credit report to reflect my actual payment history.Thank you for your prompt attention to this matter.

      Loan # ********** I'm highly dissatisfied with the service provided by Land Homes. Due to the impact of Covid-19, I experienced a loss of income and fell behind on my mortgage payments. Despite attempting to apply for hardship assistance, I encountered significant obstacles and delays from Land Home's call representatives. By the time I received the necessary information, it was already too late to apply for assistance.As a single father working to rebuild my credit, the derogatory language on my credit report is causing immense turmoil in my life. The foreclosure notation is particularly distressing, especially considering that I successfully paid off my loan in full through a traditional sale, not a foreclosure. I urgently request that Land Homes rectify this error and remove the foreclosure notation from my account immediately.The poor handling of my situation by Land Homes has exacerbated my financial struggles, and I am eager to move forward with rebuilding my life. Given that I have fulfilled my obligations and paid off my loan entirely, I believe it is only fair that this erroneous information be corrected promptly. Land Homes' lack of accountability and efficiency in this matter reflects poorly on their business practices.

      So I literally can't pay my mortgage with now they say paying over the phone or mailing a check in. Its almost the end of the month and on top of it I have had this happen 4-5 months there IT department is worthless. The guy today said the social security number I gave him came up with a different name and address don't know how that's possible. They have had me change my password, delete the app, wait 1 hour wait 24 hours . I can login to change my password and to to get username but never get email when it asks for 6 digit code. I asked if I had a late payment for a issue to pay I've been having for weeks/months they said they can only wave it 1 time even though there IT can't figure it out. This is the most incompetent company I literally have ever dealt with trying to make a payment.

      I'm feeling incredibly frustrated and stressed out right now. Land Home Financial Services has become a major source of turmoil in my life. As a single mother of one, navigating through the challenges of COVID-19 has been tough, and I fell behind on my mortgage payments due to a loss of income.In January 2023, I reached out to Land Home's loss mitigation department and applied for a hardship plan. Throughout the process, I was assured by multiple phone representatives that any late or missed payments would be removed from my credit report during the application period. However, from January to May 2023, my application remained pending, causing significant anxiety.Finally, in May 2023, my application was deemed completed, but the status remained unchanged. In October, I was notified that a decision had been made, but it was sent to the wrong address, despite Land Home having my updated mailing information. When I called to address this, I received an apology for the error, but it was disheartening nonetheless.Upon learning that my new contract agreement was to start in February 2024, I felt a glimmer of hope. However, when I made my on-time payment in February 2024, it was wrongfully categorized as late, and Land Home didn't **** my account as current until March 1, 2024. As a result, my credit report now reflects over 120 days of delinquency.I am demanding that Land Home Financial Services honor their commitment and remove the 120-day late re****s from my credit report dating back from January 2023 to February 2024. These discrepancies are false and unjust, as all missed payments were a result of my hardship. I refuse to accept being misled and lied to by Land Home's loss mitigation department. I am requesting immediate corrective action to rectify this situation, as it directly impacts my ability to provide a better life for myself and my ten-year-old daughter.

      On January 19, 2022, I made a mortgage payment in full to Land Home Financial Services (LHFS) for my home. LHFS created a Release of Mortgage document that was sent to the ********************* in ********, ****** that listed two (2) Certificate of Title Numbers, rather than the one (1) correct Title Number. The document could not be filed successfully due to this error by LHFS. I have contacted LHFS by telephone to **************** more than 5 times and emailed to ************************************** more than 5 times requesting to have the Release of Mortgage document corrected. LHFS admitted error, however, each time that I have received a response by email from LHFS with an attached 'corrected' Release of Mortgage, it was the same document that listed two (2) Certificate of Title Numbers. Meanwhile, I sold my home to my son, who has not been able to transact any type of bank business attached to the home because the Release of Mortgage document has not been filed with the ********************* in ******. What do I need from LHFS? 1 - The creation of a correct Release of Mortgage document which lists only one, correct Certificate of Title Number 2 - The newly created document be sent expeditiously to the ********************* in ****** 3 - A copy of the newly created document be sent to me by email to: ********************** and to my address at: *********************************************************** Please note that LHFS has previously sent the incorrect document to me by email numerous times. I called LHFS again today to escalate the matter and was told that the corrected Release of Mortgage document could not be emailed to me. Please understand that since it has been almost five months since I paid my loan in full, it is urgent that I receive the corrected document in a timely manner by email and by letter.4 - A letter of apology for the lack of diligence to complete a task correctly and inferior customer service provided to me by LHFS.

      I have had the misfortune of having this lender be servicing my mortgage. Since DAY 1 they have messed so many things up with this loan, paperwork, and communication or lack there of! I have tried to call in so many times to talk to someone about all this covid mess and the deferment the loan was on, and to get the incorrect credit reporting fixed as well, since my loan was on deferment during the time it was reported late to my credit, and literally NO ONE WILL ANSWER THE ***** OR CALL ME BACK!! I get automated calls that put me on hold, and no one ever comes on the line! I have repeatedly sent in papers to have my wife put on as a point of contact, I mean, up until the day of closing LHFS NEVER spoke to me ONCE, it was always talking to her, heck, you guys didn't even contact me prior to doing a credit report pull for authorization or even see if I truly was the one wanting to apply for a loan!!! I have NO idea what is going on with this now, there is no information online in my "account" that *** as well just be deactivated because there is nothing on that site that's helpful or of any use! I am sure, beyond a reasonable doubt, that there have been so many violations happening with this company, there's no way any decent and respectable or reputable company operates like this! I wish I could get this loan away from here, but since LHFS reported me late on my mortgage, no one will even talk to me, much less approve me to get away from this company, so thanks a lot for that also!
