July 2022. *********************** presented himself as a licensed plumber (he is not). He performed work that ALL needed to be repaired by a licensed plumber and he did not offer any refund for his failed attempts at plumbing. We attempted to settle with him but he has continued to scam people (about $100,000 worth of fraudulent work has been reported to a group of citizens who are trying to stop his fraud). He is a drug addicted thief and felon who presents himself as a licensed contractor.

****** and I signed a contract in June 2023 for my construction project which included a pair of decks, two entry doors, siding, changing the pitch on porch roofs and adding turnbuckle hardware, siding, soffit, fascia, wrapping my window and door trim with aluminum coil stock, new seamless gutters, downspouts, and reinstall my existing gutter guards. The entire project was to take two weeks to complete. I was to purchase materials and he was going to install them. I didnt want him to hold the funds for the materials due to a previous home improvement fraud charge that that I found out about. I paid half down on the deck labor first with the second half to be paid upon completion of both decks. Both decks were completed in 6 days and the second half of the deck labor was paid. Phase 1 went smooth so I assumed everything was on the up and up with doing business with ******. I then paid a 50% labor deposit for phase 2 which was the siding, doors, soffit, fascia, porches, and gutters. This is when things started going south. Over the last 5 months I have received nothing but runaround. He worked about ************************* 5 months. I heard about every excuse in the book from ****** on why it wasnt being completed: 2 funerals, too hot, trailer in the shop, flat tire that cant be changed, no workers showed up, a tree fell in my house, my ladders were stolen, finishing up another job first, my dad was gonna help and screwed me over. Nothing but lies to deal with. Only about 20% of the contracted work has been completed and my house looks crappy with incomplete siding half way up the house. Still no soffit, fascia, gutters touched either. My raw materials are now damaged from weather exposure and will cost me more to be replaced. *** expressed my concerns and outlined my expectations to ******. I asked for a prorated refund of my deposit and he wont return my money, says hes completed 50% of the work but cant and wont show me how on paper.

Contract signed 5/5/23 with ****** ***** to install a pool and deck. I paid him $25,162.39. Decking material was delivered and dropped in my driveway May 25th. He started work on June 1. June 5th he broke my sump pump line digging and never fixed it. On June 30th, he said he would not start another job until mine was complete. Pool was completed on July 8th. Pool is very unlevel to the point it's about to come apart. The pool needs to be taken down and redone. ****** worked 9 days out of 11 weeks. He no showed 13 days when he said he would be there. He has not been back since July 8th to finish my job. There are huge piles of dirt in my backyard. There is still decking material in my driveway. Some of it is unusable due to damage from not being covered while out in the weather. Per ******** facebook posts, he has complete 3 other projects since he started on mine. Due to ******** unreasonable delays and poor workmanship, I contacted another contractor. He said that he has already had to fix 6 other jobs done by ****** due to his poor workmanship. New quote to have pool fixed and deck built is $12,750. I would like my $25,000 back from ****** Knapp so I can pay a new contractor to fix and complete my project and pay for additional material that is ruined and not accounted for.

On 05/05/2023 a contract was opened with ******** ********. She paid 50% of $25,162.39 material was not delivered until May 25th, due to delivery times at ******* in Ofallon, Il. I the owner of Right Time Construction LLC then proceeded to due all the prep work in order to install Jennifers pool. Prior to digging I asked the homeowner ******** if she had called ***** so we could dig. ******** stated " Absolutely we are good to dig." I then proceeded to due the excavation, to put Jennifers pool 3ft into the ground per her request. While digging I ran into a sump pump line, I then called ******** and informed her that we were not clear to dig and that she would need to have the line fixed. I offered to do so and she never purchased the material that she said she would in order to fix the line. So I continued to install the pool, the pool was up and finished filling on July 4th, 2023. Prior to the pool even being installed I started receiving threatening facebook messages from her drunk boyfriend Mike at 1AM which made it to where I did not feel comfortable showing up there for work. See attached images. So i stayed away for a few days to allow Mike to calm down and then I put the pool up. After putting the pool up, all sides were checked for levelness I even have discussed this were Jennifer. Both long runs on the sides were completely level, the turns on the pool were raised a half inch in the center. The pool has held water and is no where near falling down. All columns are 100% up-right and no gaps between the walls and the post. I do admit there are some wrinkles in the liner above the water line. I told ******** I would come fix it, she agreed. After our agreement to fix the liner, weather became dangerously hot with a heat advisory daily for a week. So, I did not have myself or workers at risk working in that heat. After not being able to work that week, ******** said not to come on her property and she wanted all her money back. I then stated to her that the pool was up, and I wasn't able to started the decks until the pool was up and now that it was were planned to proceed building the deck. After she banned me from her property I sent her a message stating she needed to put the decking materials into her garage so they did not get weathered. She responded " Why do you care?" Prior to any of the ******** and I had a conversation in the street by my truck, in conversation I told ******** that I was slim on workers and that I was not only working on her job during this time frame and she said it was fine as long as the job was done. I looked into the finances of her job $16,625.00 was given for material and 50% of my labor then she wrote another check for $4,290.00 for an addition to the first deck that was not included in the initial contract. Then a $3,247.00 was given for bonding and grounding, and electrical labor and materials for pool. $16,625.00 is all that has actually been  given out of the first initial contract, everything else has been add ons or materials. I waas willing to fix her pool but she wanted in done on her terms and her terms only her terms.

$13,000.00 was materials out of the initial contract. Work has been done, the pool is structurally sound & i will not be giving $25,000.00 back when she has over $15,000.00 in materials at her home.

      Complaint: ********

I am rejecting this response because:
****** Knapp with Right Time Construction started work on June 1st.  I did contact ***** prior to ****** starting my job.  They marked all electrical utilities which were on the other side of the yard. On June 5th, per text, I informed ****** the white piping he broke while digging was the sump pump line.  ****** stated per text “God damn it. We will get it re ran. That’s not a big deal. I guess they didn’t check for everything”.  He did not call and tell me like he stated in his response.  He also broke several underground gutters while digging.  Knowing that my sump pump line and gutters were broke, he still decided to put up the pool right where the lines drain.  The pool was installed on July 4th.  I asked him on July 1, 5, & 11th to fix the sump pump.  On July 16th he finally addressed the issue and blamed me so I had a couple guy friends come over and reroute it. Materials for rerouting the sump pump line were less than $80 and took them less than 2 hours to do.  I had already paid ****** over $25,162.39 at that time and was not paying him anymore until my job was completed.  ****** has never shown me receipts for material purchased.  I did inventory of the material that is still sitting in my driveway and garage.  Total cost is $8,288.63 not over $15,000 like ****** wrote in his response. It took him 5 weeks to install my above ground pool, which he did poor quality work on.  Nine of my eighteen wall panels are not level.  The end caps are popping off.  ****** backfilled dirt to the walls of the pool with no drainage system.  All things the manufactures instructions say not to do.  The last day ****** was at my house working was July 8th.  I sent him a demand letter on July 20th stating I needed him to finish my job by July 31st or that I will be contacting my lawyer.  After 23 days of not showing up to work, I told him not to come back.  On August 8th, he threatened to come to my house and take the material from my driveway stating it was his.  I called the police department.  Over 12 weeks, after paying $25,162.39, all I have to show for it is a pool that needs to be taken down and fixed, a backyard filled with dirt piles, 1/2 a garage and driveway I can’t use due to material being delivered and not moved and probably ruined.  I contacted another local contractor who quoted me $12,750 to fix the pool, gutter system, haul away dirt, connect electricity and install the deck.  I would like ****** to pay be back $12,750 to offset the cost of having to hire a new contractor to fix and finish the work he did not do.  If he does not reimburse me my money for work he did not do, I will be taking him to court.

      Sincerely,

      ******** ********
