      On January 5, 2024, my wife, ***********************, and I signed a contract with Legacy Custom Steel Homes to build a home at 31 Sabiote Way (contract actually had the wrong address as Sabiote Rd.) Since signing, we were informed that Legacy Custom Steel Homes would not be issued any further permits to build ******************. I have contacted Thermosteel to confirm nothing was owed to them by Legacy for work on the ****** Home. They confirmed that nothing was owed. I have also confirmed with the ******* that no request for permits on our home have been received from Legacy on our home thus no costs incurred.In summary, Legacy Custom Steel Homes will no longer be able to build our home as they will not be issued a permit. Since there has been no work performed on behalf of starting our home, we are asking that our full deposit of $40,000 be returned to ** immediately.****** & *********************** **************************************************

      Yes, Mr. ***** **************** hired us to build an $800,000 house. **************** had purchased a set of architectural drawings to give Legacy an idea of the floor plan him and his wife was seeking. I explained to **************** that I was unable to use his drawings because they were based off a stick-built house, and we are building insulated steel panel houses. I informed him my architect would have to create a new set of drawings.

      **************** agreed to have my architect create a new set of his drawings to match our insulated panels. His square footage is broken down as follows:
      Walkout Basement = ***** Sq. Ft.
      1st Floor = ***** Sq. Ft.
      2nd Floor = ***** Sq. Ft.
      The new set of drawing indicated that the Geikens wanted an ***** Sq. Ft. home built, which they later agreed to the new drawings. My architect charges $4 per Sq. Ft.,which totals $33,476. 

      I had no problem refunding their money after expenses; **************** refused to accept a refund of $6,524 left after paying $33,476 for the architectural drawings.

      For some reason my project coordinator and manager created some vicious lies about Legacy that persuaded the Geikens to cancel their agreement with Legacy a month later, on February 5, 2024. It was their intention of convincing the Geikens to hire them to build their house at a lower price.

      Legacy Custom Steel Homes, LLC is in good standing with the **** and they are looking forward to Legacy building more of their styles of homes in the Village.

      I am rejecting this response because: To whom it may concern, this complaint should not be closed as this correspondence received last night was the first response we have received. We are in NO WAY in agreement with Mr. ****** statement that we owe him for drawings. Our home was to be built using a ThermaSteel product. ThermaSteel will ONLY use their own in-house architects to do the drawings. We spoke with ****** and ********************* with ThermaSteel. Both of them confirmed that there has been NO COSTS incurred by ************** on behalf of our house. We are still requesting full refund of $40,000 as stated in the letter from our attorney, *************************. Thank you,

      ****************, I am sorry you continue to receive bad or false information. I reached out to the owner of ThermaSteel to ask him if he would provide a letter regarding their policy pertaining to an architect &engineer. ThermaSteel does not have anyone internally to provide architectural and engineer drawings. It is the sole responsibility of the contractor, in this case Legacy Custom Steel Homes. I have attached a copy of the letter in this complaint so you can read it yourself.

      ****************, unfortunately you and two of my other clients were victims of misinformation from ******************************* for the sole purpose of discrediting Legacy to start his own business endeavors and gain your business.If ********* would not have started these vicious lies, we would still be on track to building your lovely home.

      These lies were so believable that one of my clients gave ********* money and now he is not returning her calls and of course not returning her money.  This same client, as well as two other clients, that Im sure you are aware of, have reconciled and come back to Legacy so we can finish what we started.

      If you would like to reconcile, I would be open to settling our differences and move forward in an amiable way that would benefit both of us.

      Date of contract : signed on Jan 4th, 2022 Funds in the total of $7,500 was paid on 7/10/2022 to legacy custom steel homes, LLC. As stated in the contract, they are home builders and agreed to build our home at *******************************************************************************. The business developer in ** has been our direct contact. The *** of Legacy is *********************. The nature of the dispute is contracting. We did not close with this company because the ** business developer informed ** that they did not have a General Contractor to build our home in May 2022. *************************( business developer) and myself searched for General contractors in our area. The *** requested that I (buyer) find quotes on land clearing, septic installation, well installation, kitchen design, window and door installation. I sent a termination letter on 7/16/2022. We have been denied the return of funds with no services rendered in the last six months. We hired an attorney to handle this dispute via email. And we have still been denied our funds. I want others to know the scam that this company poses.

      On January 10, 2022, ********************* & ********************* signed a contract with my company for us to build them a ***** sq. ft. house in **************. I asked that they choose one of our spec houses, but they wanted a custom-built home of their choosing. Unfortunately, they did not have the 20% required down payment to build a custom home from the ground up, but I wanted to help them since they have a personal relationship with a member of my team. Since they only had $7,500 to put down, my company would tap into our line of credit to cover the financing of the build, and upon completion, the clients would receive an end loan to purchase the finished product.

      Our company has a licensed architect, but the clients wanted to use their own architect because he is a friend of theirs. I allowed that to take place on the condition that their architect provide us with a FULL SET of drawings. At this point, we were at the mercy of their architect, forced to wait before we could move forward. Months went by as we went back and forth with their architect who ended up providing us with an incomplete set of drawings on April 27, 2022, for a ***** sq. ft. home. We then tried to get their architect to provide the necessary FULL SET (which includes HVAC, Electrical & Plumbing) of drawings, to no avail. ***** went unanswered and time went by with no results.

      To keep this project on track, on June 11, 2022, I was forced to commission my licensed architect to provide a FULL SET of drawings for this project, which he provided on July 8, 2022.
      I then explained to Asia and ***** that since this is a custom build of their choosing (not one of our spec homes) they must provide me with the details of the types of cabinets, flooring, doors and windows they want us to put in their home. They led me to believe we were finally moving forward. However, on July 16, 2022, I received a letter of termination, in which they put forth information that was not truthful, blamed my company for the delays caused by their architect and demanded a refund.

      In addition, I previously explained to ***** and Asia the process of building a custom home and that there was no reason for them to even connect with our General Contractor when their architect couldnt even provide us with step number one: a FULL SET of their architectural drawings. In home building, thats putting the cart before the horse.
      When you are building a custom home from the ground up, people must be paid upfront for the custom work they perform. If I didnt have to pay my team for their hard work on this file, I would have no problem returning their funds. But I dont feel it would be fair for us to have done so much work and never be compensated for it.
      In the end, services were absolutely rendered. Not only did we spend countless hours consulting with them, but we spent countless time working with the city on their behalf, physically traveling to the site to meet with them, and they also received the FULL SET of architectural drawings, provided to them by our licensed architect.


      After all the back and forth with the clients and explaining the full picture to their attorney, I was still willing to move forward with our agreement and build their home, but Asia refused. Even to this day, after the clients tried to blame myself and my company for the delays, and after slandering us in this complaint by saying were trying to scam them, I am STILL willing to put everything aside and build them a home (as long as it fits their budget), because I have no desire to take someones money without providing them with a beautiful home in the end.Tell us why here...
