Date of transaction: January 30, 2024 Paid: $725.00 Services to be provided: Current appraisal of our home at ********************************************** in order to obtain a Home Equity Line of Credit Nature of the dispute: The appraisal was not based on current value (which is what the bank needed in order to calculate the line of credit). The appraiser took what he thought would be the value at the end of our project and subtracted out $400,000 which is no where near the current value of the property. We know this to be true as we obtained another appraisal 3 weeks after which did not take into consideration the improvements to the property as they didn't come inside, it was strictly based on sales in the area and still came in about $90,000 higher than the original appraisal.We have contacted Pahroo via email an ultimately have now stopped responding.File Number: R240124429Initial Complaint

On August 30th, 2022, I signed an agreement for appraisal service with PahRoo Appraisal and sent $485 to PahRoo Appraisal via Zelle for payment of the appraisal service.On September 6th, 2022, appraiser *************************************** looked at my property and took photos to use for the appraisal report.On September 15th and September 25th, I sent an email to PahRoo Appraisal to follow-up on the status of my appraisal report. I also called PahRoo Appraisal on September 26th and left a voice message on the business answering machine to find out the appraisal report status and to please call me back.To-date, no reply to my emails nor return call has been received.
