We leased an apartment in ************ from this company. The lease indicated that we were not responsible for Gas. However, the company sent an email threatening us that if we did not put the gas in our name that day that they would charge us a penalty. I was travelling and put the gas in our name. When it was time to move out I looked at the lease and discovered that we were only responsible for electric. Thankfully, I was able to hold my final rent payment to get reimbursed $423.88 through my rent. I did tell them that I would have another bill or two that would need to be reimbursed. I have attempted to contact them multiple times and they tell me I have to put it into their resident portal. SInce I am no longer a resident, I cannot input to the portal.They will not answer calls when you call them (today I actually spoke to a man in the commercial group who was extremely rude and hung up on me).This company is terrible. So many issues with service and work orders. Kitchen drain pipe disconnected three times in the year we lived there. Front door wouldn't open (it was stuck due to humidity) called onsite maintenance and explained life-safety issue and it took them 2 days to fix it.Business response

This former tenant rented at a property where every tenant pays electric and gas. She was told this by the listing agent during the and it was in all of the marketing material. Unfortunately we made a clerical error when generating her lease and did not check the box for gas. Despite knowing that she was to pay gas, along with every other tenant in the building, **************** chose to exploit the error. Acknowledging our error we issued **************** a credit back for the requested amount in the amount of $423.88 without argument. We then issued her a letter of disposition and she moved out. Sadly, **************** called our office yesterday and was very rude from the get go demanding even more money plus demanding extra money or she would post a better business bureau review. I hope BBB can see this for what it is- a shake down. The final bill was closed out. Then a month and half later she demands more money for pain and suffering? All documents attached. We ask that you please take this review/extortion attempt down. Thank you.

I am rejecting this response because:This is not correct.
That they would say this is a shake down is absolutely insulting. They did a shake down on me demanding that I pay the gas when the lease clearly stated that I WAS NOT responsible for gas. I looked at multiple apartments and could not begin to tell you what the leasing agent at each individual property said about utilities - I went by the lease. See section **** of the attached lease. Clearly I would have no way to know what other tenants are paying for rent or utilities.
Here is the email that they sent to me = threatening me with a $200 fine if I did not move the utilities that DAY.
"Good Morning ******** & *******,
As we were doing our end of the year review we noticed we have been receiving your gas bill since you moved in.
Did you call North Shore Gas before your move in to put the gas in your name? Per your lease gas is the responsibility of the tenant.
Our accounting department will be adding previous bills to your portal for you to pay.
Please see your lease normally we would charge $200.00 for this. However we are able to waive this charge IF you call North Shore Gas and set up your service in your name today.
A $200.00 charge will be added tomorrow if you fail to put the gas in your name today.

The AIM Realty Group, Inc."I was travelling and was extremely busy so I trusted that they actually looked at the lease so I set it up in my name as soon as I saw the message. I tried to call them to discuss, but they don't actually answer their phone. Crazy right? Good luck trying to actually talk to a human.
When we were moving out, I pulled up the lease to determine what needed to be done for move-out and that was when I realized that I WAS NOT responsible for the gas bill. So I sent them the message below in the maintenance portal.
"I was incorrectly informed by you that I was responsible for the gas bill. I read the lease and the only utility that we are responsible for in our lease is the Electric bill. Image is attached of the utilities section of the lease.
We are moving out in May so I have held the payment for the last rent pending resolution of this matter. Below is a list of the amounts that I paid for gas. I will deduct this from my May rent.
1/1/23 $297.88 (charged on my rent bill)
1/23 21.81
2/23 32.04
3/23 34.44
4/23 47.11
Total 423.88
There will also be a final bill that I do not have the amount for yet. I will call north shore gas and have them take the gas out of my name and default back to management. I will request a --meter read as soon as possible so this can be resolved.

*****************************"They reduced my rent by $423.88 as requested in my above request. I clearly told them that there would be additional bills until the gas service was cut off. They never indicated it was a clerical error to me, nor did they say that I would not be paid for the future gas bills.
I have a signed lease that indicates that I am not responsible for Gas.
My position stands that the owe me the money.

Ive sent out an email to you regarding there being a rat problem in my apartment for the past few months and im wondering if someone can come check it out because its a reoccuring issue and i dont wanna sign the lease if im going to continue having this problem.Business response

This should be a work order not a complaint?
We just took over management for a new owner and ordered full building extermination.
It is not our fault the old owner had no extermination and we ordered it as soon as one complained.
