During our time there we had several maintenance issues and issues with the management. For example, we put in several service request for balcony pressure wash, broken drains, toilet running/not flushing, etc; they were always marked completed while we were at work. But we would constantly find that the work order was not actually done. During one of these services maintenance staff member came up while I was at home, marked the order completed and told me he had the wrong parts to finish the service and would come back later in the day. He never returned. We had to go to the clubhouse and request someone come and finish the service. These things grew more and more unacceptable and we were constantly put off by the management. Our fridge went out and was not functioning for 6.5 months. They would come up and change a part, maybe unplug and plug it back in, replace a fan. My husband and I were throwing away hundreds of dollars of groceries a month. We kept asking why it wasnt being replaced and they would reassure us that maintenance fixed the issue every time. Finally we went down to the clubhouse due to a Freon smell and taste for a week and were pushed off again by management, its wasn't until I was in tears and we were considering legal action that they considered replacing it. Same thing with our heat/AC going out. We would go days at a time with our apartment not cooling/heating. This was an ongoing issue throughout our tenancy. No matter how much we asked, we would be pushed off by management when maintenance did not complete services. There are major issues with these units. We moved and paid for the cleaning service through summit ridge so we would have move out charges. My husband received an email stating we were going to be charged for damages and cleaning $900 on top of our deposit. Submitted complaint to JVM which was just routed back to Summit Ridge Manager. **** emailed me the total for damages, went to pay to find out there were more charges..JVM Realty Corporation Response

Dear *****,We researched the concerns outlined in your review and confirm service requests were submitted for your home as described for your refrigerator and air conditioning system. While our on-site technicians try their best to diagnose and resolve concerns immediately, at times there are situations with appliances and systems that warrant return visits. Our goal is to be as efficient as possible, however in the event a repeated problem arises we do our best to accommodate our residents while still attempting to save appliances and systems that are otherwise functional. In your case with the fridge, after the we were alerted of the concern and repaired, compensation was provided for the spoiled food. We were not made aware of any further issues after the fact, should we have understood there were ongoing concerns we would have been happy to help. Regarding the damages at time of your move out, those involved carpet replacement charges in which were discussed, and photos provided to you. Your total due was not for the full amount, rather a depreciated value to ensure a fair charge. We are sorry to hear we fell short of your expectations but value your feedback. As a warning to future customers, JVM has a history of add nuisance fees (presented to customers as amenities) to cover up for their own incompetent property managing set-up. This appears to be their main approach to staying in business.Also, their staff seems to be equally as incompetent when it comes to meeting the needs of residents. Whether it's the complex manager allowing her child to take the carts for a joyride or the office staff failing to warn residents of construction that affects their access to the places they pay for, their are staff simply human decorations for the office.As for the properties themselves, they're okay to stay in... that is until you realize there is no insulation and your neighbors with pets are allowed to let their animals urinate inside various parts of the building without repercussions. Also, any action by the office is presented in the form of rent increases, threats of fees, and "amenities" that do more harm than good.Review from Ean A

Imagine..You lease a luxury car & after a month of operating notice a loud rattling noise whenever the car accelerates prompting a visit back to dealership for resolution. After performing a diagnostic, they confirm that a legitimate issue does exist with their product but are unable to apply a fix to resolve the rattling. They then hand you back the keys & say goodbye expecting you to be amiably resigned with their defective product and still committed to the monthly payments established under the initial agreement. This is my ************************************ experience. JVM Realty has provided me with a living space replete w/confirmed structural defects which they claim cannot be resolved & still expect me to be accepting of this less-than-ideal living environment that is advertised as the luxury you deserve. JVM has not offered an adjustment to my payments as recompense for the continued inconvenience nor will they even allow a truncation of the lease end date unless they can monetize my frustration which, incidentally, is borne from the personal living environment that they have provided. I did not want to write this review & many opportunities have been given to JVM spanning five months to step up & do the right thing. What is more important to JVM is the continued revenue based on an occupancy rather than the unit meeting all quality standards to ensure that the occupancy is deemed acceptable, favorable & longevous. Nevertheless, I will disclose that maintenance did make a few attempts at resolving the issue, but when the last attempt failed, they pretty much shrugged their shoulders & said, Oh wellsorry. So, I have uploaded videos to the cloud for you my interested reader (and the BBB) illustrating the glaring issues present within my unit which provide tacit proof that my words are not merely an over exaggeration of my experience at ******** Lakes being less than favorable. I currently stay at **************** in Downtown ************. I moved to these apartments in September 2021 and since April 2022 I have had issues with my A/C. The management team has continued to close out multiple service on the issue but haven't truly fixed the issue. Its now mid-summer where the heat index is higher and its causing an increase in humidity in my apartment. I'm starting to lose confidence that this issue is being taken seriously, purely given the time gap since the issue started. Some of the maintenance staff isn't trained on how to conduct repairs on HVAC systems, so I'm not sure why the management team hasn't partnered with an 3rd party vendor who could make speedy repairs to this issue.
