      This is the second time. I have been issued a letter for eviction. For non payment. The first time the check was left in the mail slot. This is probably what happened again. But trying to contact Lakeshore the past few days with absolutely no luck on. Billing department goes to voice mail. Nobody answered my e mail. And another number I have I sent a text their reply was I am not participating in a survey we have nobody working in the main office. To answer any questions this place is a joke.

      I have owned my single wide in the first phase of ************* for 6 years, during this time there have been multiple multiple lets say a plethura of times our water has been contaminated and we are under a boil water notice. I will get a boil water notice many times without an email saying it has been raised or recinded and water is ok to drink as well. This is not ok. This is a public health issue. There is also raw sewage that comes up from the man hole right across the street from the office. You can smell it all down the street. The office never answers calls or replies to emails. I have done some research and the water in our community or at least our phase is not run by the city so you cannot get water quality reports. It seems that it runs on a private system and there is no consitant testing availabe and no consistant recinded water boil alert emails. The water boil notices all run together to a point where I question if we EVER have clean water because there are many instances where a water boil alert will be recinded only to have it be back on 2 days later and our water is shut off for many many hours and into the late evening 8ish PM. Or we just get constant water boil notices that run together without them being lifted or recinded to know if or when our water is ok to use or consume. The community does not offer us bottle water or any type of remediation to this constant ongoing health hazard and I think it needs to be addressed. You purchase or rent only to find out you live in a slum with raw sewage coming up inthe street and no clean water for your family on an ongoing basis. This is unnaceptable.

With every repair that contractors have had to make to the ongoing project there, water shut offs are an unfortunate side effect. With EVERY and ANY water shut off, a boil order must be issued regardless of the nature or severity of the repair.  The communication process takes place via email, text and printed postings.       2 complaints:Complaint 1: I was told by the trailer park assistant supervisor I was going to get gutters post moving in. That promise didnt happen as she and the park supervisor quit shortly after me moving in. I was able to get the regional manager (Niamah) email. After about 9 months of trying to get in contact with her she doesnt respond until I cc someone else from lakeshore management. We were able to schedule a call and as soon as the conversation started she was giving me an attitude while I was explaining the situation regarding the gutters. She was not pleasant to speak to at all and gave me an attitude the entire call and proceeded to tell me how she manages multiple regions and doesnt have time to talk to me so this conversation needs to come to an end. I have emailed her about 5 times since then after she said she submitted a report to sales and she has yet to answer, this conversation happened 2 months ago. I have been emailing her asking if I should still be waiting on a call from the sales department or if I should just email her to the texts from the representative from lakeshore stating that I will be having gutters installed on lakeshores behalf shortly after my closing date. Complaint 2: lakeshore just raised everyones lot rent in the park by about 5%. There are people who live here paycheck by paycheck, some dont even have home insurance because they cant afford it and now they are spiking the lot rent. All in all, no one has worked in this office for 8+ months. There is no one to talk to, no one to answer questions, and when I try to get in contact with the regional manager I do not get a response until I copy someone else from the company, and even when I do talk to the regional manager like I did one time, she is incredibly disrespectful. I have talked to other residents and apparently it is a known fact that she is unprofessional and does not answer anyone until she absolutely has to.

One of the emails included screenshot proof that I was told I was getting gutters shortly after moving in and I never received a response  I replied to emails that the regional manager has previously (months ago) responded in so I know she received them

      Vacant mobile home 244.Try to contact office Mgr. During regular hours and no one is there. Only during rent collection time,security is non existent. People are still coming and going fron property, I have a video of a car in e out of the driveway, and at 430 am June 26th, there was a person crawling out of a un boarded up window. Someone is staying there. I was out with my dog and happened to catch it. Tried to call the office, drove to the office door locked, nobody there. It took over 3 years to get the previous bad tenants out and now this, if they paid attention and secured the house it would help. And gave the so called security patrol the vacant ones b4 **** to catch things would also help.

      I own a home in ********** in **********, **. My lot in particular is overrun with muscovy ducks. The property manager, *****************, is rude and unresponsive. I pleased her to do something, at minimum to tell the residents to stop feeding them. First she lied to tell me that the ducks are wildlife and legally cannot be removed. When I sent her the actual law from *************************** that they can and should be removed, I received the following reply: "Lakeshore is not removing the ducks." That was it. She did not address the health and safety issue I am facing at all. First lied, then was rude and dismissive.My driveway is covered, daily in giant mounds and puddles of duck p*** with big flies constantly swarming around and they get in my house when I open the door to walk in our out. I have slipped in the p*** The p*** is a safety hazard to me and my dog for that reason but also all of the bacteria and disease it contains. The flies are also a big issue. I work full time and cannot spend every single day washing my driveway, nor should I have to. I have paid several times, per year, for pressure washing. This has been going on for years and it is just pure negligence by poor management at this point. I like *** as a person, but her utter lack of concern or customer service is shameful. I feel like I am living in ****.The photos I am attaching are from ONE DAY's worth of duck p*** PLEASE HELP!

      I am rejecting this response because: It is untrue. The property manager has only been dismissive and rude. I am attaching screenshots of her limited responses to me. She has not provided any resources to me, nor is it my responsibility to humanely relocate the ducks. I asked her to email the residents to stop feeding them, at the very least, and sent her the flyer from the actual *************************** (provided to me by the *************************** when I called them) to share with the residents, and she has refused to do even that. I am requesting my driveway be power washed and the ducks be relocated to the lake and away from my property because of the health and safety issues this is causing my family and pet. The duck f**** contains bateria, possible disease and attracts many flies. I am attaching a photo I took this morning of what I woke up to after cleaning my driveway last night. There are between ***** ducks that hang out in my driveway and it is unlivable, and a hazard to my health and safety. Please contact me directly, as well, so that I can provide more documentation than can me uploaded here.

      I am rejecting this response because: This is not true. I was called by a representative and told the regional manager would call me but they never did. Further, I offered to take full responsibility for the duck f**** issue in order to put an end to the retalitory treatment I was receiving from the property manager, and in exchange asked that they trim the tree behind my property, which is not on my lot line, as they always have for the past 6 years. The regional manager never called me. The call was from a different representative. The regional manager did reply to my email in a dismissive manner and did not address my issues. The property manager did nothing about the ducks or the tree. I had to pay for the tree to be trimmed and I still have duck f**** all over my driveway, despite my attempts to set up deterrents, and keep it cleaned. 

      LakeShore Management as a company should be ashamed of how they treat their residents and the unprofessional way they conduct business. After having experienced being LIED to by more than one representative, I am just disgusted with this company. I am anticipating additional retalliation to this response.

We did not agree to trim your tree in exchange for your cooperation however.  Everything the property manager has asked of you is the same that is asked of all other residents.       Again, I had to pay $180 to trim a tree, that for the past six years was always trimmed by the park. The tree is not on my lot line. I was never provided with a signed copy of the rules when ai asked for one.

      As long as they have owned this park, the residents have been charged a property tax. We do not own the property. We pay lot rent. This month, I was charged $38.67 for, "Propery Tax Pass On". Because of a technical glitch, I was paying monthly through Auotpay, and have not seen a paper invoice, unti now. I want a full reimbursement for any and all property tax that has been paid.

      In response to Lakeshore's response to my complaint: I have never received a letter, or any type of communication from them regarding the "pass on tax". Furthermore, the property manager doesn't know what is is either. He told me "***" from corporate told him that SHE doesn't know either. 
       
      I feel we are being wrongly, and possibly, illegally charged a property tax when we own no property.
       
      I respectfully ask that any and all monies paid be refunded.

      On 5/18/2023 i received a payment due notice for my rent for **** 2023 in the amount of $757. The amount reflected has the base rate at $740 with $17.00 added for water. The problem is that the base rate of $740 is incorrect for **** as the rent increase of $55 (9%) was not to be applied until July 2023. The change in months is due to Lakeshore not providing a 90 day notice for the rent increase. I have emailed the manager, who claims she can not correct the notice nor is she willing to assist me in getting this resolved. I have called Lakeshore Management in **********. 7 times and can not get anyone to answer the phone.

      in april 2022 bought this unit from ******* homes .during this past winter found that the pipe drain from the furnace froze and backed up into my furnace room . during this time there rep came thay said the drain pipe was never installed should not be draining out side. all i need now is for the installers to fix this problem. talked to the new manager was told she does not know who the installer was . *****************************

      office manager at ********** lakeshore falsified paperwork for rental assistance back in 11/2022 and told me and my wife to stop paying while she was handling seizures and hospitalization. was then notified 3 months later after no responses from him or anyone else that we were being sued for back rent, then taken to court and had to give up our house after my wife was taking care of medical issues. forced ** out of our house with less than 1 month to move out. After talking to their management , was told they would meet me to hand over the title to the house then received no calls back, no phone answers for over a week. thanks for pushing me and my wife out of our house due to your negligence and taking no responsibility for it! appreciate the no help you gave when I offered payment plans to cover the back rent that was also not correct due to the 3 papers of different rent dues I had all within 1 month with 2,000$ differences on each paper. Guess as long as *************** it doesn't matter about anyone else. Thanks!

      I currently reside in ************* community in ******* in a rental manufactured home. This lease is on my ex-husband's name and my name however, due to divorce I have filed an application with all the documents required to have the lease be left only on my name. As of today, and considering the lease is about to expire in April 2023, I have not received a response from Lakeshore as to the application process. I have tried contacting the community office multiple times with no response. It has been almost two months since the application was filed. I am worried of what is going to happen when the current lease expires in April and no resolution to my application. This is beyond unacceptable.
