I received an unsolicited postcard in the mail from this company offering to buy my home for cash. My home is NOT for sale nor has it been listed for sale. When I inquired where they received my information all they would say is a third party marketing firm. Upon further investigation, the phone number on the postcard wasn't listed any where and the address to the company went to a *** store.I called to inquire if this was a scam and the woman was rude and said I was harassing them by trying to figure out why nothing from the postcard added up and if they are a true legitimate company. Why do they have so many names and phone numbers? They use the company names Kendall Partners, The Nysen Group, and **** Buys your House **** ********. They are attempting to make their company look large. However, in my opinion, it makes this company look suspicious and not a place I would want to do business with. In addition, They use a third party marketing firm by the name of *************** out of ******* who sends out the postcards. When you call that number no one answers or calls you back. It makes for a very poor impression and lots of confusion for a consumer.

    Business Response

Thank you for sharing your concerns and providing us with the opportunity to address them. At Kendall Partners, we strive to maintain the highest standards of professionalism and integrity in all aspects of our business. We apologize if our postcard caused you any frustration or confusion, as this was certainly not our intention.
    To address your points:
    Unsolicited Postcard:
Like many businesses, we use direct mail to inform homeowners in the *********** area about our services. This outreach is intended to provide information for anyone considering selling their home, now or in the future. We understand your home is not for sale and regret any inconvenience this caused.
Contact ************************** is located in Kendall County, and all phone numbers we use are registered 630 area codes to reflect our local presence. The address listed on the postcard is a secure *** mailbox we use to receive returned mail that cannot be delivered, ensuring we can process it effectively.
    Legitimacy of Kendall Partners:
We assure you that Kendall Partners is a legitimate, family- and veteran-owned business with an 18-year history of serving Chicagoland homeowners. Our company has been featured on major TV networks, including **** Morning Show, and we advertise on billboards and other media platforms. These efforts reflect our commitment to transparency and building trust within the community.
    Company Structure:
Our business includes multiple entities to manage operations effectively. For example, The Nysen Group represents our original buying entity, which combines the names of our owners, ******** and ******. This structure is common among businesses and helps streamline operations while maintaining our core values of integrity, commitment, humility, and growth. We now run our buying entity under the name of Kendall Partners, again, because we are located in Kendall County and we serve all of ********
    Marketing Vendor:
While we previously partnered with **************** for postcard creation and distribution, we no longer use their services. Like other businesses, we rely on third-party marketing firms to assist with outreach. We are committed to ensuring our marketing practices meet professional standards.

We sincerely regret any negative impression our outreach may have created and appreciate your feedback, which helps us refine our processes and communication. Our intention is simply to let homeowners know about our services so that we can be of assistance whenever they may need us.
If you have any further questions or concerns, please feel free to reach out to us directly. We are happy to address them.
Wishing you and your family a Merry Christmas and Happy New Year.

    Best regards,

    Dear ******,

We are happy to take you off of our communication list and have already done so after receiving this notification from the BBB. With any appointment, our team is dedicated to followup and making sure we are continuing the conversation we had in person. From our perspective, it sounded like you were pleased with our company in all respects. It was rather surprising to receive this complaint since our interactions up to this point were all positive. Sorry that you do not want to do business with us. We purchase homes in that area of ******* all the time. Knowing your situation, I really hope you get what you need for the house so you can move onto your next plans. If you change your mind or would like to talk at a future time about selling your house, please go ahead and contact *** directly, or reach our to one of our team members at ************. Have a great day.

A salesman for Kendall Partners came into my condo on Friday June 14th at 1pm to coerce me into signing a lowball sales contract for the condo--I had called them-but they picked the day and time-the salesman wore me down by saying over and over the great advantages of selling to Kendall Partners-he was in my condo for three hours before I signed his contract-He sat in that chair like he wouldn't leave till he got me to sign his very low ball offer-His offer was $73,000-my condo has a minimum value of $130,000-and many one bedroom 950 sq ft condos such as mine are selling for more than that in my complex, The ****************-He got me to sign using sophisticated tactics that were taught to him-as he kept prodding me till the end of the day -he then kept looking at his watch-I felt as though I had to sign to get out of my place-I am a 75 year old single man-he had picked Friday afternoon to come by -so as to make it impossible for me to have a lawyer look at the very complicated contract I had signed till the following Monday-our closing is set for September 6th, 2024-I would like Kendall to cancel the contract to buy my condo-

    Dear *****,

Thank you for bringing your concerns to our attention. At Kendall Partners, we take all customer feedback seriously and strive to maintain the highest standards of integrity, commitment, humility, and growth in all our interactions.
Our goal is to ensure that all our customers feel respected and informed throughout the entire process.

Firstly, we want to clarify that it is never our intention to make any customer feel coerced or pressured into making a decision. Our representatives are trained to provide all relevant information transparently and supportively.
In light of your feedback, we have reviewed the details of your interaction with our representative. Here are a few points we would like to address:

    1. Scheduled Appointment: We understand that you called us to initiate the process and mutually agreed upon the appointment time. We aim to accommodate our clients' schedules as best as possible.

    2. Offer and Market Value: Our offer of $73,000 was made based on an assessment of various factors, including the current market conditions, property condition, and comparable sales in the area. However, we regret if this offer did not meet your expectations or reflect your understanding of your property's value.

    3. Sales Tactics: We take allegations of coercive sales tactics very seriously. Our sales team is trained to adhere to ethical standards and ensure that all interactions are conducted with the utmost professionalism and respect. If you read the reviews of our entire team, having many that name this individual representative specifically for his professionalism and care.

    4. Contract Review: We encourage all clients to thoroughly review any contracts and seek legal advice if needed. We regret if the timing of the appointment made this difficult for you.

Given your request to cancel the contract, we will review the terms and conditions of the agreement and work with you to find a satisfactory resolution to move forward for both parties. Our team has been in touch with you to discuss the next steps already, and per their interaction on the phone, you were delightful to speak with and ready to move forward, only to then soon thereafter receive this complaint.

Thank you for bringing this matter to our attention. We appreciate your patience as we work towards a fair and amicable resolution.

I am rejecting this response because:

I called Kendall Partners asking to speak with someone concerning my complaint about them getting me to sign a purchase agreement  to sell my condo -as they prey on people who are in a financial bind-they claimed that we would work out something that would be satisfactory to both sides-the person that answered then promptly hung up on me-

Im going to live in extreme poverty for the rest of my life because I foolishly signed a piece of paper under duress-
    Sincerely,

Beware of Kendall Partner's Unethical and Unprofessional Practices: While going through the process of selling our deceased parents home to Kendall Partners, my siblings and I realized that the deal would not work financially. With additional cost and fees, the offer was much too low. The executor notified the Kendall Partner team in writing on 1/9/24 and they didn't want to accept our decision. They consistently called and texted and had their lawyer email the executor with threats of a lawsuit. Three days after we withdrew from the contract, in retaliation, Kendall Partners recorded a cloud against the title of **************** and now that we have an acceptable offer, we can not move forward in the process because of it. We have reached out to Kendall Partners for three consecutive days asking them to clear the cloud, but they are unresponsive. We refuse to allow this unethical company to steal from our family and will be contacting a lawyer. Please learn from our horrific experience and find another company to buy your property.

    Business Response

    Date: 03/25/2024

Due to the nature of the accusations against us, here are the facts. You have made statements like, "would not work financially" and "the offer was much too low". Our staff and also our attorney's office has been trying to contact your family for weeks/months regarding your statements above and why you would be breaching the agreement after having the contract in place for a number of weeks. We even offered to pay to winterize the home to protect it from the freezing temps in January, but you said no. We did nothing in retaliation or anything of the sorts. We simply asked you to follow through on your end of the agreement in good faith, that's it. This is the agreement your family signed and we were all working towards a closing date. It now seems like you only want to back out because you went outside of this signed agreement and tried to find a new buyer at a higher price. We are ready willing and able to move forward and purchase the home at the original terms we all agreed to, and you can contact our attorney's office to schedule closing. This is what our family and veteran owned local company does on a daily basis for hundreds of families across Chicagoland and pride ourselves with high integrity and business practices.

    Dear *****

We are sorry that the small postcard offering to buy your house was offensive to you and your family. We are a local veteran and family owned company that cares deeply about our reputation and we treat people with respect and dignity. We've had the privilege of being a solution for hundreds of folks in the Chicagoland area looking to sell, thus the numerous 5 star reviews. To be honest, most people just throw away mail that doesn't interest them or suit their needs, but we always appreciate feedback and take it into consideration. As far as texts, calls, emails, and postcards go, I have double checked that your name is on our DO NOT SEND LIST. Our apologies.

Kendall Partners rushed me into signing a contract to sell my townhouse for a lot less than it was worth. When I showed the contract to my attorney they advised that the contract was not good and then then asked for a cancelation of the contract which ****** Partners attorney refused to honor. The contract was signed on Dec 15 2023.

    Business Response

    Date: 01/24/2024

We did NOT rush or pressure the seller in any way shape or form into signing the contract.  The seller contacted us for an offer, we presented a fair offer to the seller, and the seller signed and committed to it.  As a one time courtesy to the seller in this specific situation, we have cancelled the contract and released him from the agreement."

I signed a contract with ****** Partners in April for the sale of my sister's house in ********, **. Today is Oct. 28 and the sale has not occurred. I have provided all requested documentation to the company. I have repeatedly called the company and each time my call goes directly to voice mail, but no one has ever responded to my concerns. I want the company to complete the sale or return my documents and compensate me for all the money I have spent getting the process started. Because of the delay, I will be responsible for additional months of property taxes. I want the company to pay the additional property tax bill.

    Business Response

    Date: 10/31/2023

    Dear *****,

We are working every week to resolve the issue at hand, which you know very well is that there is someone still living at the property. As noted in the contract, we cannot purchase the property with someone still residing there.  Each and every week we make contact with the resident to move him along.  When he has officially moved out, then we will be able to close on the property. We are ready, and we are frustrated at the speed at which this is moving as well. If you are able to make contact with him, perhaps you can help move the process along a little faster. Again, as soon as he is out, we can close and you will receive your funds. We are in no way holding up the sale of this house for any reason. Had the person moved out on the closing date set in the contract, we would have been through this a long time ago. Please let me know what phone number you are trying to use to contact our company. There are 18 full time employees here and we are all very easy to get a hold of any day of the week. Thanks, and I do hope we can resolve this issue very soon. ******, the sales person you spoke with originally will be able to assist you with any questions regarding the deal moving forward.

    Dear ******************,

We apologize for mail being incorrectly sent to your address.  We have placed your name and address on our DNC list, so in the future you should not receive any mailings or correspondence from our company. We send out postcards to thousands of people in the ******* area and we never mean any harm by our mailings. We are investors in ******** that are looking to purchase properties from people that want to sell their house. If you do not want to sell your house to us, we completely understand and there is never any pressure for you to do so. The postcard is simply meant to see if you might be interested. Again, we apologize that our mailings offended you.  We appreciate you letting us know and we have taken the appropriate action. It may take a few weeks for this to process as our mail company is located in **********....if in the mean time you get another postcard please disregard as you are in the system to no longer receive the mailings. Thank you for your understanding.
