- Service or Repair Issues

In late 2020, we contracted T&M to build our house. They were great for about a year and I moved into the house on October 9, 2021. But some items are not completed. I have patiently waited but feel that I have waited long enough. Part of the incomplete work involves an electrician, who contracted Covid late last year. But other eletricians should be available. I sent payment for their final invoice and told them that it was sent in good faith of completions of five items. No action or adequate communication has occurred. The five items are: 1. hang the island light, 2. move an electrical outlet to the side of the fireplace, 3. install new gas valve for the fireplace, 4, repair two doors that do not latch, and 5. re-encapsulate the crawlspace after they disturbed it.Business response

In response to case ID ******** we would like to submit the following reply regarding the ****** home.
- ****** stated he contracted with T&M in late 2020 - We actually contracted on 2/14/2021 to build the ****** home. As of the date of this complaint, we were less than 12 from the date of contract. We started immediately upon receipt of the building permit on 3/23/21.
- We were able to have the home occupancy by 10/9/2021, Less than 7 months from time of 1st framing material delivery despite working through the challenges posed by the covid pandemic.
- ****** noted some items not completed as of the time of this complaint: Everything in the original contract had been completed.
- Hanging of the island light - The light fixture was provided by ******. The electrical wiring and chain for the light were found to be shorter than needed due to the 17' ceiling height. Our electrician agreed to re-wire the fixture for ****** at no additional charge, but it would take him a while. Due to the Electrician being hospitalized with covid we had to postpone the work until he was healthy and able.
- Fireplace gas valve and electrical outlet - ****** purchased the fireplace unit and added a project change order to have it installed, late in the project. The fireplace cabinet was installed after he was granted occupancy. The request to move the gas valve and add extra electrical outlets were not part of the original agreement but we agreed to put in a request to have the plumber move or add a new gas valve and for the electrician to add an additional outlet. When the electrician came to add the one outlet, ****** requested a second. Our electrician agreed to accommodate him at no added cost.
- Repair two doors that do not latch - this was a recent complaint that needed minimal adjustment as a result of new home settling. - We had this repair scheduled with ****** for 2/4/22 prior to him filing this complaint. This work was to be completed at the same time as the other electrical and plumbing changes. Due to a severe snowstorm the week of 2/4/2022 we had to postpone one week. The work was completed 2/11/2022.
- Re-encapsulate the crawlspace - ******** home is built in a high-water table area. Due to soil conditions being wet we installed a dehumidifier originally at our expense, in the crawl space and had pulled back some of the plastic to allow for the soil to dry. ****** agreed that we would leave this until we returned for the other work. We completed this as planned on 2/11/2022.
Regard,

Better Business Bureau:
I have reviewed the response made by the business in reference to complaint ID ********, and find that this response/resolution is satisfactory to me with the foilowing notes.
1. My error in terminology regarding the contract. We contacted them in 2020, but the contract was signed in 2021.
2. The understanding of completed seems to be different. To me, a light fixture that needs installed constitutes an incomplete job.
3. The gas valve had to be moved, or another one installed, due to the cabinet covering the original valve. All were in agreement.
4. The plastic in the crawlspace has been relayed. Other work was found by ****************** to be needed to correct the drainage problem in the crawlspace. My understanding is the he is still working on correcting this.
I will say that the Coulters were awesome during the design and building of the house. I was only after occupancy the the communication was not satisfactory. I believe we are working together for a proper completio
